These are the Fort Bend County communities I know best. I work across Fort Bend County and the greater Houston area, with most of my business in Missouri City, Sugar Land, Richmond, Fulshear, and Katy, plus the Memorial Villages and Spring Branch. Below is a starting point for the communities I know best.

Each community guide covers what actually differs between neighborhoods, what homes are selling for, and how to check school zoning before you buy. I add real market data rather than brochure copy, and I update it as the numbers move.

Sienna, Missouri City

Sienna is a 10,000-acre master-planned community in Missouri City, Fort Bend County, and it’s where I’ve lived since 2018. It is the most thoroughly documented community on this site.

Sienna market snapshot. Across the villages that report a village name in the MLS, median sold prices over the last 12 months ranged from $394,500 in Steep Bank Village to $730,000 in Destrehan. Shipman’s Landing has the lowest median price per square foot at $148 and the fastest sales at a median of 25 days. Bees Creek carries the highest price per square foot at $199.

Riverstone, Missouri City and Sugar Land

Riverstone borders Sienna and is one of Fort Bend County’s premier master-planned communities. Over the last 12 months, 109 homes sold at a median of $715,000, or $192 per square foot, with a median of just 24 days on market – the fastest of any community covered here.

Aliana, Richmond

Aliana is a 2,000-acre master-planned community in Richmond with something neither Sienna nor Riverstone has: an H-E-B and a Target inside the community. Over the last 12 months, 81 homes sold at a median of $575,000, or $185 per square foot, in a median of 25 days. It also sits in unincorporated Fort Bend County, so residents pay no city property tax.

Austin Point, Richmond

Austin Point is the newest and most affordable of the Fort Bend communities I cover. It is a 4,700-acre Signorelli development, the largest announced in the county in decades. Over the last 12 months 74 homes sold at a median of $414,987, or $165 per square foot. Note it is zoned to Lamar Consolidated ISD, not Fort Bend ISD, and homes take far longer to sell here at a median of 108 days.

The George, Richmond

The George is the newest Richmond community I cover, a 1,500-acre Johnson Development planned for about 4,000 homes at FM 2977 and Koeblen Road in 77469. Sales opened in June 2026 with eight builders on Tribute Circle, and published starting prices ran from $359,990 to the $600s on September 4, 2026. It is zoned to Lamar Consolidated ISD, not Fort Bend ISD, and no amenity is open yet.

Katy

Katy is the largest market we cover, with 6,201 homes sold across its four ZIP codes in the last twelve months. It spans Harris, Fort Bend and Waller counties, and Katy ISD serves it rather than Fort Bend ISD.

  • Sunterra – 972 sales, the largest community on this site, and a county line running through it
  • Cinco Ranch – 523 resale sales, with sellers asking within twenty-two cents per square foot of what buyers pay

  • Cane Island – 91 sales, the only master-planned community inside the Katy city limits, and how it differs from Lakes of Cane Island next door
  • Canyon Gate at Cinco Ranch – the Harvey flood history and the discount it still carries
  • Firethorne – 109 sales, and a school district line running down FM 1463

Fulshear

Sugar Land

  • Sugar Land TX real estate – 77478, 77479 and 77498, plus Telfair, Greatwood and New Territory
  • Greatwood – golf course living in Lamar CISD, with half of all homes selling inside 19.5 days
  • First Colony – roughly 100 neighborhoods, several separate HOAs, and prices from $246,500 to over $5 million

Memorial Villages and Spring Branch

  • Memorial Villages Houston TX – the six incorporated cities of Bunker Hill, Hedwig, Hilshire, Hunters Creek, Piney Point and Spring Valley, with prices, school zoning and distances for each
  • Spring Branch Houston real estate – the teardown and rebuild market surrounding the Villages, with prices for 77055, 77080 and 77043
