I help people sell a house, buy the next one, or lease out a house they already own. I have been licensed in Texas since 2002, and I work as a Broker Associate at C.R. Realty, where ZACH R E GROUP is my team.
My work starts before a house is listed or an offer is written: deciding whether to move, how to price, and which terms matter to you. That is the work worth interviewing me about.
Where the experience comes from
Before I concentrated on houses I spent years marketing commercial property for owners across the country: apartment communities, warehouses, shopping and strip centers, office buildings. My part of that work was marketing and positioning, presenting a property to the people most likely to want it.
I have a degree in management information systems from the University of Houston. Between that and the commercial years, what I bring to a house is a habit of reading comparable sales closely, tracking what ownership actually costs, and watching contract terms and where a floor plan or lot may affect resale.
I have also trained specifically in buyer representation, negotiation, marketing higher-priced homes, and working with clients over fifty who are downsizing or moving for reasons that are not really about the house.
The markets I work
I have lived in Sienna since 2018, and Fort Bend County is where most of my work is: Sienna, Missouri City, Sugar Land, Richmond and Fulshear. I also work in Katy, where my office is and where my family has lived and worked since the 1970s, and in the Memorial Villages on the west side of Houston, where I grew up.
Knowing an area well is mostly knowing what to check on a particular address: the flood map designation and any flood history on record, how the lot sits and where the drainage goes, which municipal utility or improvement districts apply and what they add to the tax bill, and the school assignment for that address today. Those answers belong to the house rather than the community, so I check them house by house.
How working together usually goes
If you are selling
Before anything is listed I want to walk the house with you and talk through what is worth doing first. Paint, light, landscaping and floors tend to matter to buyers. For anything bigger, I can give you my read on likely benefit against cost and timing, and on what competing homes are offering.
On price we look at both sides. Recent closed sales nearby are evidence of what buyers have actually paid; the listings currently for sale are what a buyer can choose instead of your house. Neither transfers straight across, so we account for differences in condition, size, location, features and terms. Once it is live I handle the photography and the written presentation, and I tell you what the showing traffic is saying. When offers come in we read them together: price, financing, option period, repairs, closing date, and how likely each is to hold together.
If you are buying
We start with how you want to live, what you want to spend, and what you need from the house.
Before you offer, we work with what is available then: the property information on record, likely ongoing costs, what comparable homes have sold for, what else you could buy instead, and what terms to propose. As the inspection, insurance quotes, the survey, title work and any association or district documents arrive, we go through what each says and what to do about it, inside the deadlines your contract sets. Whether it is a resale or a new build, we discuss which terms to negotiate and where I see room for agreement.
If you are leasing out a house you own
Sometimes keeping a house makes more sense than selling it, and we can work that through first with the carrying costs in front of us. If leasing is the answer, I represent you as the owner: getting the property ready and photographed, setting the rent against what has recently leased nearby, marketing it, and bringing you the applications so the decision stays yours, through to a signed lease. I do not take on ongoing property management once the lease starts, so it is worth settling early how you want that handled.
