There are seven separate subdivisions in the Houston MLS with Canyon Gate in the name. They are in different counties, different school districts and different market areas, and they do not share a price. Averaging them together produces a number that describes nowhere. Canyon Gate Richmond is not Canyon Gate at Cinco Ranch
This is the confusion worth clearing up first, because both communities are in the greater Houston market and both are often shortened to Canyon Gate in conversation. They are not the same place and they are not close to each other. Canyon Gate at Cinco Ranch sits in HAR area 36 in the Katy area. Canyon Gate at the Brazos sits in HAR area 30 in Richmond, and every one of its 31 records is in ZIP 77469. Different area, different ZIP, different county position, different schools.

The two records with no suffix belong to Katy, not Richmond
Two listings in the search call themselves simply Canyon Gate with no community name after it. It would be easy to assume those are Richmond records that someone typed in a hurry. They are not. Both carry HAR area 36, which is the Cinco Ranch area, not area 30. They are excluded from every figure on this page. In Richmond, the plat is always written out in full.
It is not Riverpark, Riverpark West, Rivers Edge or Waterside Estates
These are the four Richmond communities most often set beside this one, and all four are separate plats with their own numbers. Riverpark and Riverpark West are themselves two different subdivisions in two different ZIPs, which is covered on the Riverpark guide. Waterside Estates is in 77406. Canyon Gate at the Brazos is in 77469 and shares no streets with any of them.
One plat, thirteen ways of writing it
Within Richmond the community is filed under thirteen different subdivision strings: the plain name, sections 1 through 11, and one abbreviated entry. They are all the same neighborhood, so this page counts them together. That is a different situation from Riverpark and Riverpark West, where two names really do mean two places. Here, the section names can be added up without distorting anything.

The gap between 19.5 days for a sold home and 47 days for a listing still sitting there is the single most useful line on this page for an owner thinking about listing. Homes here have been selling quickly, but the ones currently unsold have been waiting more than twice as long as the typical closed sale took. That is what a mispriced listing looks like in a neighborhood that is otherwise moving.
Speed is split, not average
The 19.5 day median hides the real shape of the market. Ten of the 24 sales went in under 15 days. Ten took more than 30. Only four landed in between.
A neighborhood like this does not have a typical sale. It has two outcomes, and pricing decides which one you get. The median is the midpoint of a barbell, not a description of what usually happens.
These are large houses
Fourteen of the 24 sales were 3,000 square feet or more, in a range running from 1,674 to 4,111 square feet. That size is the thing to hold on to, because it explains the price per square foot better than anything else does.
Price per square foot, and why I am showing three numbers
The Richmond market page lists Canyon Gate at $134 per square foot. There is more than one defensible way to calculate that figure from the same 24 sales, and on this neighborhood they disagree with each other and with the published number.

No method reproduces the published figure on this neighborhood. On some other Richmond communities one of them lands almost exactly. I am not going to pretend there is a single rule that governs all of them, because the evidence across these pages does not support one. What all three agree on is the useful part: this is a low-$130s neighborhood per square foot, well under the Richmond ZIP that contains it.

The two are the same neighborhood counted on different days. The snapshot has three more sales and three more active listings, and once a pull holds different homes every median moves with it. I checked the one line that looked like a real contradiction, the 2010 build year, and it is not an error. Six homes in the plat were built after 2006, in 2007, 2010 and 2014. None of them happened to sell in my twelve-month window, so my range stops at 2006 while the plat itself runs to 2014.

Canyon Gate Richmond against Riverpark
This is the closest comparison on the table and the reason it is in the page title. Canyon Gate and Riverpark are the only two Richmond communities in this group under $140 per square foot with a median home near or above 3,000 square feet. They are competing for the same buyer. That buyer wants a lot of house, and will take a finished neighborhood over a new one to get it.
What separates them is time. Riverpark sits at 46 days on this snapshot; Canyon Gate at 25. Riverpark also carries 19 active listings against 10, on a nearly identical number of sales. Canyon Gate is the smaller, tighter, faster-moving of the two, and it is about $14,000 dearer for roughly 186 more square feet.
Canyon Gate Richmond against Waterside Estates
These two are close relatives on age. Waterside Estates was built 2000 to 2006, Canyon Gate 1999 to 2006 in this pull. They finished building at the same time and their houses come from the same era of design.
The difference is size and rate. Canyon Gate’s median home is 555 square feet larger and costs $12 less per square foot. Waterside is the faster of the two at 21 days against 25. If you are choosing between them, you are trading a little speed and a little polish for a noticeably bigger house.
Against Rivers Edge
Rivers Edge is the cheapest and the fastest of the four, at $359,500 and 20 days, and it is the newest, built 2004 to 2019. It is also the smallest, with a median home 656 square feet under Canyon Gate’s. Rivers Edge is the answer for a buyer who wants newer and quicker. Canyon Gate is the answer for a buyer who wants square footage.
Against the ZIP it sits in
ZIP 77469 runs $340,000 at $157 per square foot, on a median 2,242 square feet, in 33 days. Canyon Gate is $55,000 more expensive for 916 more square feet, at $23 less per foot, and it moves eight days quicker than the ZIP as a whole.
That is the shape of this neighborhood in one line. You pay more in total and less per foot, because you are buying more house than the ZIP’s typical home.
Four things that sound true about this neighborhood and are not
It is tempting to reach for a superlative on a page like this. On the snapshot above, four of the obvious ones do not survive.
It is not the cheapest per square foot in Richmond. Riverpark is lower at $128. Canyon Gate is second. It does not have the largest homes, because Aliana’s median is 3,199 square feet against 3,158. Canyon Gate is second there too. It is not the fastest, with Rivers Edge at 20 days and Waterside Estates at 21 ahead of it. And it is not the oldest community in Richmond, because Pecan Grove starts in 1980.
What is true is the combination. Second largest home and second lowest rate per foot on the same table is a real position, and it is more useful than any single superlative would have been.
What is on the market right now
Seven active listings as of August 14, 2026, with a median asking price of $405,000 and a median size of 2,751 square feet. Asking prices run from $334,900 to $465,000, and the longest-sitting listing has been available 73 days.
The active homes are smaller than the ones that sold, by a bit over 300 square feet at the median, while asking more money. That is worth knowing before you read the active list as a price guide. It is a different mix of houses, not a rising market.
Thirty-one records spread across 27 different listing offices, with no office holding more than two. There is no builder and no single brokerage steering this neighborhood’s prices.
Canyon Gate Richmond schools
Across all 998 sales on record in this plat, 974 list Lamar Consolidated ISD and 21 list Fort Bend ISD. The overwhelming majority of the neighborhood is Lamar Consolidated, but the record is not unanimous, so the address decides rather than the neighborhood name.
I do not publish campus lists or school ratings on these pages. Attendance zones are assigned by address, they are redrawn periodically, and a campus list that is correct today can be wrong for your street next year. Before you rely on a school assignment, confirm the current zoning for the specific address with the district directly.

I do not have a current MUD district number or tax rate, the developer, the plat acreage, the number of homes, or a verified amenity list. There is no official community website I could confirm any of it against.
On flood, I am not repeating anything from another community’s page. Flood risk in this part of Richmond is specific to the parcel, not the subdivision. For a plat near the Brazos, the honest answer is that it has to be checked address by address. That means the current maps and the property’s own claim history.

Who this neighborhood is not a fit for
If you want a new house, this is the wrong neighborhood. Every one of the 31 records is flagged as not new construction, with none left blank, and the building finished years ago. A buyer who wants a builder warranty and a choice of finishes should be looking at Austin Point or Veranda instead.
If your budget tops out around the ZIP’s $340,000 median, this is a stretch. The cheapest sale in the last year was $270,000 and the median was $382,500.
And if you need to be moved on a fixed date, understand the barbell first. Ten of 24 sales took over 30 days. Buying or selling here on a deadline needs a plan for the slow half of that distribution, not just the median.
