Two honest absences are worth naming. The MLS Utility District field sits empty on almost every listing even though the disclosure line reads Mud, so a district plainly exists and the MLS simply does not name it. Only the tax bill for a specific address settles which one you are in and what it costs. A blank MLS field is not proof that something is absent.

What Waterview Estates Richmond is, and what it is not

Waterview Estates is a deed restricted subdivision inside ZIP 77407, in Fort Bend County, with a Richmond mailing address and a Houston ETJ line on the listings. The legal descriptions I read run through Sections 1, 6, 8, 10 and 13, and the active listings add Sections 2, 4, 5 and 9. Every one of those sections carries the same annual HOA structure and the same schools, so I treat them as one neighborhood rather than nine.

Homes here were built between 2004 and 2015. The MLS Builder Name field is blank on most listings, but two of the ones I opened name a builder outright: Pulte in Section 1 and Beazer in Section 6. That points to a multi builder plat rather than a single builder community, which is worth knowing before you assume every floor plan came off one menu. Master Planned reads No on every listing I opened.

Amenity fields across the listings I read list a clubhouse, a pool, a splash pad, a park and picnic area, a playground, tennis courts and trails. Area Pool reads Yes. Dues cover clubhouse and recreational facilities. That list comes from the MLS amenity fields on this plat, not from a builder brochure and not from any other community’s page on this site.

Waterview Estates is not Waterside Estates

This is the mix up I see most, and three letters cause all of it. Waterside Estates sits in ZIP 77406, several miles away, on a different plat with different build years and a different price shape. Not one sale from that neighborhood appears anywhere on this page.

Waterview Estates is not Lakeview Retreat

Both sit in 77407, which makes this confusion more reasonable than the last one. The numbers still separate cleanly. Over the shared 77407 window, Lakeview Retreat sold 37 homes at a $345,000 median and $180.93 per square foot on a median 1,867 square feet in 40 days. Waterview Estates sold 30 at $326,250 and $149.86 per square foot on 2,265.5 square feet in 42 days. Lakeview Retreat homes are newer, smaller and command more per foot. Waterview Estates is not Waterside Village, Lakemont, or Lakes of Bella Terra

Waterside Village is a third similarly named neighborhood in 77407 and has no page here. Lakemont is a separate 77407 subdivision that sold 23 homes at a $329,000 median on a median 2,381 square feet over the hub window, and I have not blended a single one of those sales into the figures above. Lakes of Bella Terra is a different Richmond community again, on its own plat, with its own guide. Four names, four places, and only one of them is measured on this page.

What Waterview Estates homes sold for, and when

Two windows exist for this neighborhood and they do not agree on every cell, so I am showing both rather than picking the flattering one. The city page snapshot on my Richmond 77407 guide covers closings from August 2025 through August 2026. My own pull covers the twelve months ending September 8, 2026. The windows overlap without matching, so membership differs by a listing or two.

Four of the six cells match exactly. Sold count, price per square foot and days on market are identical, and median size differs by six feet. Only the median sale price moves, by $4,950, which is what a single swapped closing does to a set this size. Neither figure is wrong. They answer slightly different questions.

Sold prices in my pull ran from $265,000 to $401,006. Half the neighborhood traded between roughly $305,000 and $345,000. Price per foot spread from $120.10 to $183.43, and the low end of that range belongs to the biggest houses, which is the usual pattern rather than a discount.

On the active side, 18 listings were on the market as of September 8, 2026, asking $245,000 to $465,000, with a median ask of $339,498, a median size of 2,212 square feet and $161.95 per square foot. Sellers are asking more per foot than buyers have been paying. That gap is normal in this ZIP and it is the reason a listing here sits closer to six weeks than to one.

Waterview Estates Richmond compared to its 77407 neighbors

The table below comes entirely from the single 77407 snapshot on my city page, because that is the one pull where all four communities were measured on the same dates. I have not mixed pull dates inside it, and I have not dropped in a community from another ZIP.

What the comparison means if you are buying

Waterview Estates is the cheapest square foot on that list after Grand Mission, and it delivers more size than Lakeview Retreat for less money. You give up two things for that. The homes are older, and they move slower: 42 days against Grand Mission’s 18.5. A neighborhood that takes six weeks to sell is a neighborhood where a patient buyer has room to negotiate, and where a seller who prices at the top of the range should expect to wait.

What the comparison means if you are selling

Your competition in Waterview Estates Richmond is 18 active listings asking a median $161.95 per square foot while closings have been landing at $149.86. Pricing into the asking crowd is how a Waterview Estates listing becomes one of the 100 day results in my pull. Pricing against the closings is how it becomes one of the ones that closed inside three weeks.

Schools

Every Waterview Estates listing I opened shows Fort Bend ISD, district 19, and the same three campuses: Neill Elementary, Bowie Middle and Travis High. That consistency held across Sections 1, 6, 8, 10 and 13, which is not something I can say about every plat this size. I confirm campuses by street address anyway, because attendance boundaries move and a subdivision that spans nine sections can straddle a line the MLS has not caught up with.

I do not publish school ratings on this site. Ratings compress a complicated question into one number, they change yearly, and steering a buyer with them runs straight into Fair Housing. Enrollment gets confirmed with Fort Bend ISD for your specific address before you write an offer.

Who Waterview Estates is not a fit for

  • You want a brand new home. Nothing here is new construction, and the MLS confirms it across all 48 sold and active listings I checked.
  • You want a builder warranty. On a 2004 to 2015 resale, the roof, the HVAC and the water heater are all yours from day one.
  • You need to sell fast. Forty two days is the median, not the worst case, and several homes in my pull took over 100.
  • You want a low tax rate. Between 2.5139 and 2.6789 before exemptions is normal for this part of Fort Bend County, and it is not cheap.
  • You want a master planned address with a lifestyle director. This is a deed restricted subdivision with a real amenity set and a modest annual due, and Master Planned reads No on every listing.

Where is Waterview Estates?

ZIP 77407, in Fort Bend County, with a Richmond mailing address and a Houston ETJ designation on the listings. Street names in the pull include Baldwin Elm, Jay Thrush, Persimmon Pass, Linden Spruce and Fledgling Trail. It sits in the northeast corner of the Richmond market, closer to Westpark and Mason Road than to the historic downtown, which is why the mailing address surprises people who expect Richmond to mean the courthouse square.

What does a home there cost?

Thirty homes closed in the twelve months to September 8, 2026 between $265,000 and $401,006, at a $321,300 median. Eighteen are asking $245,000 to $465,000 right now. Add the annual HOA of roughly $615 to $625, a transfer fee at closing quoted between $250 and $350, and a tax rate between 2.5139 and 2.6789 before exemptions.

Is Waterview Estates the same as Waterside Estates?

No, and this is the question that brings most people here. Waterside Estates is in 77406, on a different plat, several miles away. Three letters separate the names and nothing else about them lines up.

Is Waterview Estates the same as Lakeview Retreat?

No. Both are in 77407 and both get confused for each other on portals. Lakeview Retreat is newer and smaller and trades at $180.93 per square foot against $149.86 here. Separate plats, separate HOAs, separate numbers.

Is Waterview Estates the same as Lakemont?

No. Lakemont is its own 77407 subdivision, and over the hub window it sold 23 homes at a $329,000 median on a median 2,381 square feet. Larger homes, cheaper per foot, and not one of those sales is counted here.

Is anyone still building in Waterview Estates?

No. Across 30 sold and 18 active listings, the New Construction flag reads No on every single one and Yes on none. The newest year built in the pull is 2015. What you see on the resale market is the whole supply, which means no builder inventory is quietly undercutting a resale seller here.
