Grand Vista runs off Grand Mission Boulevard in the 77407 stretch of Richmond, in Fort Bend County. Taylor Morrison built most of it, and it is finished.
It is not Grand Mission, and it is not Grand Vista Lakes. Both names turn up in the same searches, both sit close by, and both carry different numbers. I separate all three below.
On the 77407 snapshot this site publishes, 27 Grand Vista homes closed at a $368,000 median, 2,333 square feet, $171.23 per foot, 30 days on market. Grand Mission over the same window logged 32 closings at a $332,500 median. So roughly $35,500 more for a Grand Vista address, on slightly larger homes that took longer to sell.

Who this Grand Vista Richmond page is for
Maybe you searched Grand Vista, got listings from four different states, and want the one that actually sits in Richmond.
Maybe an agent or a builder pointed you at Grand Mission and you cannot tell whether Grand Vista is the same place. It is not, and the gap shows up in the price.

What this neighborhood is, and what it is not
Grand Vista is a deed-restricted subdivision of roughly sixteen numbered sections off Grand Mission Boulevard, running from Sec 2 to Sec 27. Taylor Morrison built most of it between 2014 and 2022. Homes run from about 1,542 to 4,542 square feet, which is a genuinely wide spread for one neighborhood. Nine of the ten listings I checked report Master Planned as No, which fits a standalone plat rather than a piece of something larger.
The name is the problem. Three near-identical names share this ZIP, so here is each one, separated.
Grand Vista is not Grand Mission
Two plats, two HOAs, two sets of numbers. On the 77407 snapshot, Grand Mission recorded 32 sales at a $332,500 median and 18.5 days on market. Grand Vista recorded 27 sales at a $368,000 median and 30 days. Grand Mission costs less and turns over noticeably faster.
One wrinkle is worth naming. A single Grand Vista Sec 3 listing reports Master Planned as Yes, with Grand Mission written in. The other nine report No. That is one agent’s entry against nine, and I am not going to settle it for you from a keyboard. Grand Vista is not Grand Mission Estates
Estates is the larger and pricier of the pair. It logged 53 closings at a $400,000 median on one snapshot, sits about 174 square feet larger at the median, and takes about ten days longer to sell. Grand Vista lands between Grand Mission and Grand Mission Estates on price, and closer to Estates on dollars per foot. The Grand Mission Estates guide has that plat’s own figures.
Grand Vista is not Grand Vista Lakes
Grand Vista Lakes shares the 77407 ZIP code, which is exactly why a ZIP filter will not pull the two apart. Eight of its homes sold in the same twelve months, at a $359,500 median.
Different streets: the two share no street names at all. Different elementary: Lakes draws Seguin rather than Patterson. Different tax rate: 2.565 against roughly 1.93 to 1.9889 here. Different years: 2017 and 2018 only, against 2014 to 2022 in Grand Vista. Check the street before you compare a price.
Grand Vista is also not Grand Parkway, which is a road. Nor is it any of the Grand Vista communities in other states, which own most of the national search results for the bare name.
What Grand Vista Richmond homes have sold for
Two windows below, from two different pulls. The first is the snapshot behind the Richmond 77407 comparison table on this site, covering closings from August 2025 through August 2026. The second is my own pull, run September 8, 2026, covering the twelve months ending that day.

The newer window adds one sale, takes the median down about $14,000, and takes median size down roughly 105 feet. In a neighborhood that closes 28 homes a year, one large house entering or leaving the window moves the median that far on its own. Neither figure is an estimate of a specific house.
The range behind the median
The spread is wider than any median suggests. Sold prices ran from $290,000 to $625,000, dollars per foot from $131.00 to $192.61, and days on market from 1 to 155. All 28 sold records carry a days-on-market value, so nothing was dropped out of that figure.
On the active side, 15 Grand Vista homes were listed as of September 8, 2026. They asked a $399,990 median, at about $170.75 per foot on 2,391 median square feet. Asking prices ran from $330,000 to $725,000. Asking is not selling. The distance between a $399,990 ask and a $354,000 sale is the part that gets negotiated.

How it compares with its 77407 neighbors

Grand Vista carries the highest dollars per foot of the four at $171.23, even though Grand Mission Estates posts the higher total price. Age explains most of it, since Grand Vista finished between 2014 and 2022 while Twin Oaks Village finished between 2001 and 2007. Schools serving Grand Vista Richmond
Fort Bend ISD serves this neighborhood, listed as district 19 in the MLS. All ten listings I checked, spanning eight sections, name Patterson Elementary, Crockett Middle and Bush High. No split appeared across those records, so I am not inventing one.
Grand Vista Lakes next door draws Seguin Elementary instead, which is a real difference between two neighborhoods with nearly the same name.

Who this neighborhood is not a fit for
If you want a brand-new house, look elsewhere. Zero of the 53 sold and active listings carry the new construction flag. Grand Vista is a resale neighborhood now, whatever it was in 2016.
If you are chasing the lowest entry price in 77407, Twin Oaks Village and Grand Mission both sit well below Grand Vista on median price and on dollars per foot. Carrying cost is not fixed here either. Transfer and cap fees across those ten listings ran from $250 to an estimate near $2,800, and the recorded tax rate varies between listings.
If you need certainty on flood exposure, treat this page as incomplete on purpose. The agent display carries no flood field for these listings, and no levee district is disclosed. For a specific address the answer comes from a current elevation certificate and the county, not from me.

Where is Grand Vista in Richmond TX?
In the 77407 portion of Richmond, in Fort Bend County. The plat falls inside the Houston ETJ rather than inside Richmond city limits, in the market area the MLS calls Mission Bend. All 36 Grand Vista and Grand Vista Lakes sales in this pull carry a 77407 address.
What does a home here cost?
Twenty-eight homes closed in the twelve months to September 8, 2026, at a $354,000 median. That works out to $169.00 per square foot on 2,227.5 median square feet. Individual sales ran from $290,000 to $625,000. Fifteen homes were active at a $399,990 median asking price. For a specific house I would run comparables rather than hand you a neighborhood median.
Is Grand Vista the same as Grand Mission?
No. Separate subdivisions, separate HOAs, separate MLS records. Grand Vista sold at a $368,000 median against Grand Mission’s $332,500 on one snapshot. One of ten Grand Vista listings does name Grand Mission as its master plan, while nine name none. Ask your title company about that conflict rather than assuming either way.
Is Grand Vista the same as Grand Mission Estates?
No. Grand Mission Estates is the larger neighborhood by a wide margin, with 53 closings against 27 on the same snapshot. Estates also runs about $32,000 higher at the median, sits larger, and takes about ten days longer to sell.
Is it the same as Fieldstone?
No. Fieldstone is a separate 77407 neighborhood. It recorded 25 sales at a $349,500 median and $140.52 per foot on the site’s 77407 snapshot. Is it still building?
No. The newest sold or active home in this pull dates to 2022, and not one of the 53 listings carries the new construction flag. Taylor Morrison is named as builder on five of the ten records I checked, which is history rather than current inventory.
