Three lines in that table read not verified. I would rather leave a row honest than fill it with a number I cannot stand behind. Dues, the exact tax stack and flood history all move by section and by address in a subdivision built across 22 years. I run those down for a specific house instead of publishing one figure for the whole neighborhood.

What The Colony Missouri City is, and what it is not
The name causes real confusion, so I will be blunt about it. This page covers one subdivision, reported in the MLS as The Colony, inside Missouri City ZIP 77459. Builders finished its homes between 1985 and 2007.
It is not any of these:
- Colony Lakes. A separate Missouri City area name. I have not pulled its sales, and I am not going to fold its numbers into this page or assume the two are the same neighborhood.
- Heritage Colony, Lake Colony or Lexington Colony. These are First Colony adjacent names on the Sugar Land side of the county.
- First Colony. A much larger Sugar Land master plan with its own market. I cover it on my First Colony Sugar Land page.
- The George. A new Johnson Development community in Richmond 77469, covered on my The George page.
- The Colony, Texas. A city in Denton County, hundreds of miles north of here. It dominates the search results for the bare name, which is half the reason this page spells out the Missouri City version.
Prices in The Colony Missouri City, and what they are dated to
Every figure on this page comes from one MLS pull covering closed sales from August 2025 through August 2026, with actives counted on August 14, 2026. I am not publishing a fresher median than that, and I am not blending pull dates from other pages to make the numbers look tidier.
Sixty-seven closings put The Colony third by volume in the ZIP, behind Sienna at 700 and Quail Valley at 134. That is a real sample. A median drawn from 67 sales tells you something; a median drawn from six does not.
The 26 day median matters more than the price does. Divide 67 annual sales by twelve and the neighborhood absorbs about 5.6 homes a month. Against 22 active listings, that works out near 3.9 months of supply. Run the same arithmetic on Sienna and you get roughly 7.6 months, and on Quail Valley about 5.0. By that measure The Colony is the tightest of the three.
Two cautions on that. Months of supply is arithmetic I did on the published counts, not a figure the MLS reports. And a snapshot of actives on a single August day can swing with one builder release or one seasonal wave of listings.

Read the price per square foot column first. The Colony closed at about $19 a foot above Quail Valley and about $22 a foot below Sienna. On a 2,500 square foot house that is roughly $47,000 either side. You are paying for build year, and the table shows you exactly what that costs.
Against Quail Valley, The Colony costs $45,000 more at the median and delivers about 100 more square feet. The real difference is the calendar. Quail Valley stock starts in 1970 and The Colony starts in 1985, so a median Colony house is roughly fifteen years younger.
Against Sienna, The Colony costs about $125,000 less and gives up roughly 460 square feet. Sienna also sells slower, at 43 days against 26. Builders are still delivering there, so a resale competes with new inventory that can offer incentives a private seller cannot match.
The build windows overlap between 1997 and 2000, so a late Colony home and an early Sienna home can be the same age. The price gap between them is not only about age.
How The Colony sits inside the wider ZIP
Across all of 77459, 1,236 homes sold in that same twelve month window at a median of $417,000, $162 per square foot, and 36 days on market. The Colony closed below the ZIP on price and well ahead of it on speed.
Its 67 sales are about 5 percent of everything that traded in the ZIP, which makes it the third busiest named community there. Only Sienna and Quail Valley did more.
The closest comparison in the ZIP is not Sienna at all. Lake Olympia posted the same $365,000 median on 54 sales. The two get there differently: Lake Olympia’s median home is 2,897 square feet at $139 a foot, so it is a larger, cheaper per foot house that takes 33 days to sell. The Colony’s median is 2,539 square feet at $152 a foot in 26 days. Same headline number, different house. My Lake Olympia page breaks that community down.
One thing I cannot give you is a Colony specific gap between asking prices and closed prices. The published table gives me a count of 22 actives but not their median ask, so any spread I quoted would be invented. Across the whole ZIP, actives ask a median of $490,000 against $417,000 closing, which is roughly 17 percent. Treat that as a ZIP wide caution rather than a Colony number.

Schools: verify the address, not the neighborhood
Fort Bend ISD serves this part of Missouri City. I am not going to name your campuses on a page, and here is why.
Attendance boundaries in this district shift as campuses fill, and a listing agent fills in the school fields once and rarely revisits them. The MLS disclaims its own school data. On the neighboring Parks Edge page I found MLS listings and HAR’s own community write up naming different elementary campuses for the same subdivision, which is exactly the trap I want you to avoid.
Run the exact address through Fort Bend ISD’s own attendance boundary lookup before you write an offer, then confirm it again at closing. I do not publish third party campus ratings.
Who The Colony does not suit
Some honest disqualifiers, because a page that says yes to everybody is useless.
If you want new construction. The last homes here went up around 2007. A median Colony house is roughly 19 to 41 years old in 2026. Roofs, HVAC systems and water heaters from that era are at or past their service lives, and original kitchens and baths are common. Sienna is where the builder warranties are.
If you are buying on lowest cost per foot. Quail Valley beats The Colony by $19 a foot. If the age of the stock does not bother you, your money stretches further there.
If you need the carrying costs settled before you tour. I do not have verified HOA dues or a subdivision tax rate to hand you, and I am not going to estimate them. If those numbers decide the purchase, we get them in writing first, then look at houses.
If you need a large sample in a narrow price band. Sixty-seven sales across a whole year is workable, but slice it by size or by street and the sample gets thin fast. I will show you the count behind any median I quote you.
