Riverstone Missouri City sits directly next to Sienna, and buyers touring one almost always ask about the other. The honest answer is that they are not competing for the same budget.

This guide covers what Riverstone actually costs and how fast homes sell there. It also compares Riverstone to neighboring Sienna on real MLS numbers, not brochure copy.
Quick answer: Riverstone is a roughly 3,700-acre master-planned community in Fort Bend County. Johnson Development started it in 2007, and homes carry both Missouri City and Sugar Land addresses. Over the last 12 months, 109 homes sold at a median of $715,000, or $192 per square foot. Median size was 3,818 square feet. Homes sell fast here, at a median of 24 days on market.

Riverstone vs Sienna: How the Two Compare
This is the question I get most, because the two communities share a boundary. Here is how they actually differ.

Riverstone’s median sold price lands at the top of Sienna’s range, close to Destrehan, Sienna’s most expensive village. So Riverstone is not the budget alternative to Sienna. It competes with Sienna’s upper end.
Where Riverstone clearly wins is speed. Its median 24 days on market beats every Sienna village. If you are selling, that matters. If you are buying, it means well-priced homes do not sit and you need to be ready to move.

Which Neighborhood Is the Most Expensive?
Avalon at Riverstone is the most expensive pocket in either community. Its median sold price is $972,000, and its $232 per square foot is the highest of any neighborhood here. It is also the fastest-moving, at a median of just 14 days.

Sale counts in individual neighborhoods are small, so treat these as directional. Most Riverstone listings record the subdivision simply as “Riverstone” without naming a neighborhood.
Is Riverstone Sugar Land a Wealthy Area?
Buyers ask me this constantly, so here is the only version of the answer I will give: what homes actually sell for.
The Riverstone median sold price over the last twelve months was $715,000, at $192 per square foot on a median of 3,818 square feet. Inside the community the spread is wide, running from Creekstone Village at a $525,000 median up to Avalon at Riverstone near $1 million. Treating all of Riverstone as one price point misses most of it.
I do not quote income or demographic figures for a neighborhood. Price, size and days on market are measurable, and those are what actually shape your offer.
What Riverstone Offers
Riverstone was established in 2007 by Johnson Development Corporation and covers roughly 3,700 acres off Highway 6, about three miles south of US 59. At build-out it is planned for around 6,400 homes and 18,000 residents.
The community sets aside more than 500 acres for open space and amenities. That includes about 250 acres of lakes and two miles of Brazos River frontage. There are also more than 20 miles of hiking and biking trails.
The Club at Riverstone is the recreational hub. The 17-acre site has a resort-style pool, lighted tennis courts, a splash pad, and a fitness center. Three recreation centers with pools sit across the community, plus a 3.5-acre dog park, fishing piers, and playgrounds.
Is Riverstone in Sugar Land or Missouri City?
Both, and that is not a dodge. Riverstone sits in Fort Bend County, and its homes carry Sugar Land addresses on one side of the community and Missouri City addresses on the other. Much of the community lies in the extraterritorial jurisdiction of those cities rather than inside either one. Residents are close to Sugar Land Town Square for shopping and dining. Highway 6 and US 59 give straightforward access for commuting into Houston.
Schools and School Zoning
Riverstone has an elementary school inside the community. Anne Sullivan Elementary opened in 2016 and is named for a Houston firefighter who died in the line of duty. Boundaries here shift, though, so see my Fort Bend ISD rezoning guide before you rely on a zoning assumption.
Riverstone is served by Fort Bend ISD. Attendance boundaries shift, and Riverstone spans two city jurisdictions. Because of that, I verify zoning for the exact address rather than giving a community-wide answer. Fort Bend ISD’s official school zone locator is the authoritative source, and I check it on every home I show.
How Riverstone Compares to Aliana
Aliana is the other Fort Bend master-planned community buyers weigh against Riverstone. Its median sold price is $575,000, meaningfully below Riverstone, and it sits north in Richmond rather than south in Missouri City. See my Aliana guide for the full comparison.
Is Riverstone or Sienna Right for You?
If your budget lands between $500,000 and $750,000, both communities have real options. The decision then comes down to feel, amenities, and school zoning. Below roughly $450,000, Sienna’s older villages give you far more choice than Riverstone does. Above $900,000, Avalon at Riverstone is the strongest concentration of larger, newer homes in either community.
I’ve lived in Sienna since 2018 and I sell across both communities. That means I can tell you honestly when Riverstone is the better fit, and when it isn’t.
