Who this page is for
You want a house nobody has lived in, on a Fort Bend County address, and you do not want to pay master-planned prices to get it. That is the buyer this neighborhood is built for.
The trade it asks you to accept is size. A median Lexington Village house measures 1,431 square feet against 1,660 for ZIP 77489 as a whole, and you pay more per foot for the smaller house. If a new slab, a running builder warranty and no deferred maintenance are worth more to you than two hundred extra square feet, this row on the table is where to look. If the reverse is true, Briargate and Hunters Glen are the same drive and considerably cheaper per foot.
What Lexington Village Missouri City is, and what it is not
Lexington Village is a subdivision name that turns up on closed sales in ZIP 77489 with build years of 2025 and 2026. That is what the data supports, and it is the whole of what this page claims.
What it is not is a master-planned community. No amenity list, golf course or on-site school appears in the record I am working from, and twenty-four closings in twelve months describes a pocket rather than a city within a city.
I have not verified an HOA, its dues, a resale transfer fee, the tax rate or MUD district, or any flood history for these addresses. The builder or builders behind the houses are also unconfirmed. Those are real gaps, and naming them beats filling them with a guess.
The other Lexington names, and why they are not this one
Missouri City and the Fort Bend County communities around it carry several subdivision names beginning with Lexington. Lexington Colony, Lexington Square, Lexington Settlement, Lexington Place and Lexington Point are separate names on separate plats. Other Texas cities have a Lexington Village of their own. None of them belongs on this page, and none of their sales is folded into the 24 counted here.
One caveat, stated plainly. My only source for the string “Lexington Village” is that 77489 neighborhood table. Whether the MLS also carries sectioned strings such as “Lexington Village Sec 1” that group differently is something I have not confirmed. If it does, the 24-sale count could be partial. Briargate, Hunters Glen, Quail Valley and Sienna are all separate neighborhoods with their own pages, and no figure from any of them has been merged into this one.
Lexington Village prices and the last twelve months
Twenty-four homes closed in the twelve months to August 2026. The median sale came in at $300,000. The median price per square foot was $211, the median house measured 1,431 square feet, and the median home took 32 days to sell.
Set that against the ZIP. All of 77489 sold 246 homes at a median of $245,500 and $140 per square foot, on a median of 1,660 square feet in 27 days. So Lexington Village sold for $54,500 more than the ZIP median on 229 fewer square feet. That subtraction is arithmetic on two published medians, not a comparison of two specific houses.
Twenty-four sales is a small sample. Medians move on small samples, and one unusual closing shifts the number further than it would in a 246-home pool. Read every figure on this page as directional.
The 77489 table publishes active listings at ZIP level only, so there is no Lexington Village active count and no months-of-supply figure here. Anyone quoting you one for this neighborhood is estimating.
Why the price per square foot is $211
That $211 is the number on this page doing the most work. Every other neighborhood row in 77489 sits between $120 and $154 per square foot. Lexington Village sits at $211, which is $74 above Briargate and $75 above Hunters Glen.
Two things explain most of the gap, and this paragraph is my read rather than anything the MLS publishes. First, the stock is new: every closing in the row was built in 2025 or 2026, against 1970 to 2024 in Briargate and 1975 to 2015 in Hunters Glen. Second, the houses are small, and a 1,431-square-foot house carries the same lot, slab, kitchen and connection costs as a larger one spread across fewer feet.
Here is the trade in one line. At Briargate’s $137 per square foot, $300,000 would buy roughly 2,190 square feet. In Lexington Village, $300,000 buys about 1,431. That is division on published medians, and it is the choice this neighborhood puts in front of a buyer: age or size, pick one.

Lexington Village posts the highest median price and the highest price per square foot on the 77489 neighborhood table while carrying the smallest median house on it. It also sells slower than either older neighborhood, at 32 days against Briargate’s 26 and Hunters Glen’s 25. Newer does not mean faster here, and a seller planning around a quick contract should price for that.
Schools: verify the address, not the neighborhood
Fort Bend ISD serves this part of Missouri City. Third-party campus ratings do not appear anywhere on my site, and no neighborhood-level zoning answer is coming from this page either.
Attendance boundaries move as campuses fill, and a subdivision built in 2025 and 2026 is exactly where they move most. MLS school fields get entered once by a listing agent and rarely revisited, and the MLS disclaims its own school data. Two houses on the same street can zone differently.
Run the exact address through the Fort Bend ISD attendance boundary lookup before you write an offer, then confirm it again at closing. On a brand-new build, ask the district directly rather than relying on a builder sales sheet.
Who Lexington Village does not suit
Some honest disqualifiers, because a page that says yes to everybody is useless.
- If you want 2,500 square feet or more. The median house here is 1,431 square feet, and no neighborhood row in 77489 reaches 2,500. That size lives in 77459 and on the Sienna side of the city, at a $417,000 ZIP median.
- If you want master-planned amenities. Nothing in the record supports a pool, a trail system or a clubhouse here. Sienna is the amenity answer in Missouri City, and it prices accordingly.
- If you need resale certainty inside 60 days. A 32-day median means half of these homes took longer than 32 days, and that is slower than the older 77489 rows and slower than the ZIP as a whole.
- If you need the HOA, tax and flood picture settled before you tour. None of it is verified on this page, and on new construction those details often arrive with the builder contract rather than before it.
