Selling a House in Missouri City, TX: A Seller Guide to Pricing

Selling a house in Missouri City TX starts with one uncomfortable number. Homes that failed to sell here asked about 15 percent more than homes that actually sold. That is the widest gap of any market I track in Fort Bend County, and it holds at both ends of the price range.

What the homes that did not sell were asking

I pulled every expired single-family listing in both Missouri City ZIP codes for the twelve months to August 2026, then compared them against what actually closed.

ZIP Sold Median sold Expired Median expired ask Gap
77459 1,236 $417,000 238 $479,000 14.9%
77489 246 $245,500 66 $280,000 14.1%

The habit is identical at both ends of the market

Look at how close those two percentages are. One ZIP has a median sale price of $417,000 and the other $245,500, a difference of more than $170,000. Yet sellers in both overprice by almost exactly the same proportion.

That tells you something useful. Overpricing is not a luxury-market problem or an entry-market problem. It is a human one, and the correction is the same in both places.

For context, expired listings across Fort Bend County as a whole asked about ten percent above what sold. In Katy the figure is nearer seven. Missouri City sellers are the most optimistic in the county by a clear margin.

77459 and 77489 are two different selling problems

Measure 77459 77489
Homes sold 1,236 246
Median sold $417,000 $245,500
Active listings 652 108
Median asking $490,000 $250,950
Median size 2,731 sq ft 1,660 sq ft
Median days on market 36 27

In 77489 the listing pool tells the truth

Active homes ask a median of $250,950. Homes there sell at $245,500. The difference is about two percent.

That is unusually honest, and it makes pricing straightforward. Your neighbor’s asking price is a fair guide to your own value, which is rarely true anywhere else in the county. Homes here also move faster than in 77459, at 27 days against 36. There is a fuller breakdown on my Missouri City 77489 page.

In 77459 it does not

Active homes ask a median of $490,000 while sales close at $417,000. That is a 17 percent spread.

Some of it is size and some is new construction, but the practical effect is the same. If you price off what your neighbors are asking in 77459, you will land above the market and join the expired column. Price off what closed instead. The Missouri City 77459 page goes deeper on the communities inside it.

Your community matters more than your ZIP

Community Sold Median sold Days on market
Sienna 700 $489,953 43
Quail Valley 134 $320,000 27
The Colony 67 $365,000 26
Lake Olympia 54 $365,000 33
Parks Edge 30 $360,500 23
Riverstone, 77459 portion 10 $510,000 7

Sienna is the largest market here and also the slowest

Sienna accounts for 700 of the 1,236 sales in 77459, well over half. It also carries the longest days on market at 43.

The reason is builder competition. Sienna is still actively building, so a resale competes with new inventory that can offer incentives you cannot. If you are selling an older Sienna home, your advantage is a finished yard, established trees and a move-in date that does not depend on a construction schedule. Lead with those.

Quail Valley moves faster than Sienna at two thirds the price

Quail Valley sells in 27 days at a median of $320,000. Nothing new is being built there, so a resale competes only with other resales.

That is the cleanest selling environment in Missouri City. Condition carries the weight, because buyers are comparing your kitchen against the one two streets over rather than against a model home.

How I price a listing when selling a house in Missouri City TX

Closed sales from the last 60 days inside your community, not across the city. A Sienna comparable tells you nothing about Quail Valley.

Then the story behind each one. A home that went under contract in a week and one that sat 80 days and cut twice both carry information, and the second usually carries more.

Then what the builders in Sienna are offering this week, if that is your competition.

Then an adjustment plan agreed before we go live. If the first two weeks do not produce the traffic we expected, the price moves on a schedule we already set.

Frequently asked questions

How much is my house worth in Missouri City TX?

It depends far more on your community than your city. The median sale runs $417,000 in 77459 and $245,500 in 77489, and inside 77459 it ranges from $320,000 in Quail Valley to $489,953 in Sienna. I run the comparables and send the number with the reasoning attached, at no cost.

How long does it take to sell a house in Missouri City?

The median is 36 days in 77459 and 27 in 77489. Sienna runs slower at 43 days because of builder competition. Quail Valley runs at 27.

Why is my Missouri City house not selling?

Price, most often. Expired listings here asked about 15 percent above what comparable homes actually sold for. If you are past the median days on market for your community, the market has already answered the question.

Should I sell my house in Missouri City now or wait?

Inventory sits in the balanced range, so there is no strong timing signal either way. The decision is better made on your own circumstances than on a market call nobody can make reliably.

Do I need to renovate before selling a house in Missouri City TX?

In Quail Valley and 77489, where buyers compare you against other resales, kitchens and flooring earn their money back. In Sienna you are competing with new construction, so presentation and a clean inspection matter more than a major remodel.

The same pricing logic applies across the county, and the wider data sits in my guide to selling a house in Fort Bend County. For the buying side of this market, see Missouri City TX real estate.

Sienna is over half of all sales in 77459 and behaves differently from the rest of it. Expired Sienna listings asked 18.3 percent above what sold, against 14.9 percent across the ZIP. See selling a house in Sienna.
