Several rows in that table stop short of a number. I would rather leave a row honest than fill it with a number I cannot stand behind. Dues, the exact tax stack, flood history and what a neighborhood actually maintains all move by section and by address. I run those down for a specific house instead of publishing one figure for the whole neighborhood.

What Briargate Missouri City is, and what it is not
This page covers one neighborhood, reported on my 77489 table as Briargate, on the northeast side of Missouri City in Fort Bend County. Its homes carry build years from 1970 through 2024.
It is not any of these:
- Hunters Glen, Hunters Green or Hunters Point Estates. Three separate neighborhoods in the same ZIP, each reporting its own sales. Hunters Glen is the closest comparable to Briargate, which is not the same thing as being the same place.
- Lexington Village. New construction from 2025 and 2026 in the same ZIP, at a very different price per foot.
- Quail Valley. A larger community on the 77459 side of the city with its own Quail Valley page. Quail Valley East reports as its own row on the 77489 table. Briargate is not part of either.
- Sienna or The Colony. Both sit in 77459, the other Missouri City ZIP.
One caveat on the name. The figures here come from a neighborhood table, not from a live subdivision-by-subdivision pull, so I cannot tell you whether the MLS also carries sectioned strings such as Briargate Sec 1 that group differently. If it does, the 51-sale count could shift. I check that against the live feed for a specific address before I price anything.
Briargate prices and the last twelve months
Fifty-one closings in twelve months makes Briargate the busiest neighborhood on the 77489 table, ahead of Hunters Glen at 34 and Lexington Village at 24. That is a little over four sales a month, which is enough closed data to price a house against rather than guess at.
The median came in at $225,000, or $137 per square foot, on a median 1,572 square feet. Against the ZIP as a whole that is $20,500 under the 77489 median of $245,500, $3 a foot cheaper, on homes about 88 square feet smaller. Market time is effectively the same, 26 days here against 27 for the ZIP.
Bear in mind that those are closed sales from August 2025 through August 2026. My 77489 table does not break active listings out by neighborhood, so there is no Briargate months-of-supply figure on this page. The ZIP showed 108 active listings on August 14, 2026 against 246 closings, and that is the only inventory number I can stand behind here.
The build range is the thing to watch. Briargate reports homes built from 1970 through 2024. A 1970s house and a 2024 house sharing one neighborhood name do not trade on the same comparables, and a single median across that span hides it. When I price a Briargate home I pull the closings that match its era, not the neighborhood median.

Every row above comes from the same MLS snapshot on my Missouri City 77489 page, so the four columns are directly comparable. Closed sales August 2025 through August 2026.
Hunters Glen is the closest read on Briargate, and the two are nearly the same market. Hunters Glen closed 34 homes at $231,000, which is $6,000 above Briargate at the median, on homes about 69 square feet larger. Per foot they are a dollar apart, $136 against $137. Days on market differ by one. If you are shopping one, shop both.
Lexington Village is the opposite story. It closed 24 homes at $300,000 and $211 per square foot, on the smallest homes in this comparison at 1,431 square feet. Those homes went up in 2025 and 2026. You are paying roughly 54 percent more per foot for new construction, in the same ZIP, on less house. Whether that trade works depends on how you value a new roof, new mechanicals and a builder warranty against $75,000 at the median.
Against the ZIP overall, Briargate is a slightly cheaper, slightly smaller version of 77489 selling at the same speed. Against the 77459 side of Missouri City it is a different market altogether: $225,000 against a $417,000 median, $137 a foot against $162, and 1,572 square feet against 2,731.
Schools: verify the address, not the neighborhood
Fort Bend ISD serves this part of Missouri City. I do not name campuses on a neighborhood page and I do not publish third-party school ratings.
Attendance boundaries in this district move as campuses fill, and MLS school fields get filled in once by a listing agent and rarely revisited. The MLS disclaims its own school data. In a ZIP built out of small 1970s and 1980s neighborhoods, those lines rarely follow what people assume from a name on a sign.
Run the exact address through Fort Bend ISD’s own attendance boundary lookup before you write an offer, then confirm it again at closing.
Who Briargate does not suit
Some honest disqualifiers, because a page that says yes to everybody is useless.
- If you want master-planned amenities. Briargate is a neighborhood, not a master plan. Sienna is where the amenity program lives, on the other side of the city and at close to double the median. My moving to Sienna guide is the honest comparison.
- Buyers set on the 77459 price band and finish level. The Colony and the rest of 77459 sit in a different bracket, on larger and generally newer homes.
- If you need new construction. The 2024 end of the Briargate range is the exception, not the rule. Lexington Village, in the same ZIP, is where the 2025 and 2026 inventory closed, and it prices accordingly.
- Anyone unwilling to budget for an older house. Meanwhile, most of what trades here dates from the 1970s and 1980s. Roof, HVAC, plumbing and electrical are real line items on a home nobody has updated. Get a thorough inspection and price the work in before you commit.

It is a neighborhood inside Missouri City, in Fort Bend County, on the northeast side of the city in ZIP 77489. That is the older and less expensive side, across town from the 77459 ZIP that holds Sienna, Quail Valley and The Colony.

Hunters Glen closed 34 homes at a $231,000 median against Briargate at 51 and $225,000. Hunters Green and Hunters Point Estates are two more distinct neighborhoods in the same ZIP. I do not merge any of them.
Is Briargate part of Quail Valley?
No. Quail Valley is a separate community in ZIP 77459 with its own page on this site. Quail Valley East is a different row again on the 77489 table, with 16 sales at a $250,195 median. Briargate belongs to none of them.
Why is 77489 cheaper than 77459?
Age and product, mostly, rather than anything about the ZIP boundary itself. 77489 is largely 1970s and 1980s resale on smaller floor plans. 77459 holds the master-planned side of Missouri City, with newer and larger homes and amenity programs the dues pay for. Over the same twelve months the ZIP medians were $245,500 and $417,000, on median sizes of 1,660 and 2,731 square feet. Cheaper also sells faster here: 27 days against 36.
