Communities Inside 77459
This ZIP is really a collection of communities with very different price points. These are the ones with enough sales to report.
| Community | Sold | Active | Median Sold | $/Sq Ft | Median Sq Ft | Days on Market | Built |
|---|---|---|---|---|---|---|---|
| Sienna | 700 | 444 | $489,953 | $174 | 3,002 | 43 | 1997 to 2026 |

| Parkway Commons | 26 | 15 | $309,645 | $165 | 1,853 | 68 | 2025 to 2026 |
| Murphy Village | 26 | 0 | $316,245 | $192 | 1,599 | 22 | 2025 to 2026 |
| Vicksburg | 14 | 6 | $322,500 | $112 | 2,845 | 17 | 1985 to 1993 |
| Riverstone (77459 portion) | 10 | 6 | $510,000 | $169 | 3,402 | 7 | 2001 to 2017 |
The Colony is the third busiest of these, and my The Colony Missouri City guide shows how it prices against Quail Valley and Sienna.
Murphy Village is the faster of the two new-construction rows at 22 days against Parkway Commons’ 68, and my Murphy Village Missouri City guide compares them row by row.
Parkway Commons is the other side of that pair, larger at a median 1,853 square feet and cheaper per foot, and my Parkway Commons Missouri City guide explains why it sits longer and keeps active listings.
Remaining sales fall across roughly 190 smaller subdivisions. Communities with fewer than 10 sales are not listed separately.
Sienna Dominates, and It Also Sells Slowest
Sienna accounted for 700 of the 1,236 sales in this ZIP. That is well over half of everything that traded.
It is also the slowest, at a median of 43 days against 27 for Quail Valley and 17 for Vicksburg. Two things drive that. Sienna carries the highest prices in the ZIP, and higher price points always have smaller buyer pools. It also has 444 active listings, many of them new construction, so buyers there have far more choice.
If you are selling in Sienna, price and presentation matter more here than anywhere else in Missouri City. My Sienna Villages Guide breaks the community down village by village, because the spread inside Sienna is wide.
Quail Valley Is the Value Play
Quail Valley is the second largest market in the ZIP at 134 sales. It is also the most affordable established one, at a median of $320,000 and $133 per square foot.
Its homes date from 1970 to 2000, so this is mature Missouri City rather than master-planned. Golf frontage runs through it. It sells in 27 days, faster than Sienna, and you get 2,439 square feet at the median.
If you want space and an established neighborhood over amenities and newness, this is where the money goes furthest in 77459. My full Quail Valley guide breaks it down section by section.
Which Communities Sell Fastest?
Riverstone’s 77459 portion is fastest at a median of 7 days, though the sample is small at 10 sales. Most of Riverstone actually sits in the Sugar Land ZIP, which is why the count here is low. See my Riverstone guide for the whole community.
After that, Vicksburg at 17 days, Murphy Village at 22, Parks Edge at 23, and The Colony at 26.
The slowest is Parkway Commons at 68 days. That is new construction from 2025 and 2026, and builders routinely list inventory homes before completion, which inflates days on market. It is not a warning sign so much as a quirk of how new builds get listed.
The New Construction Premium
Murphy Village is worth a close look. It sold 26 homes at $192 per square foot, the highest in the ZIP, on the smallest median size at 1,599 square feet. Every one of them has sold, leaving zero active listings.
Vicksburg sits at the other extreme, at $112 per square foot for a median 2,845 square feet.
That is a 71 percent gap in price per foot inside one ZIP code. New and small commands a premium; older and larger does not. Which side of that trade suits you depends entirely on whether you are buying space or buying newness.
Schools and School Zoning in 77459
77459 is served by Fort Bend ISD. Sienna alone has six on-site elementary schools and feeds two high schools, Ridge Point and Almeta Crawford.
Boundaries here have shifted before and will again. I verify zoning for the exact address rather than giving a community-level answer. My Schools in Sienna TX guide covers every campus serving that community. My Fort Bend ISD rezoning guide explains how the district redraws lines.
Property Taxes in 77459
Most of this ZIP sits inside Missouri City limits. A city rate therefore applies on top of county, school and MUD. That differs from the Richmond communities, where much of the land is unincorporated.
My Fort Bend MUD tax guide explains why the total rate runs near 3 percent. It also covers how to check the real number for an address.
