Katy Texas is not one market and it is not one city. It spans four ZIP codes across Harris, Fort Bend and Waller counties, and almost none of it sits inside the actual City of Katy. Prices, tax rates and school zoning all change as you move across it, so a single citywide median tells you very little.

Katy TX real estate is really two markets wearing the same name. In one ZIP code the median home that sold last year was built in 2025. In another, it was built in 1992 and sold in eighteen days. Same city, same school district, and a $230,000 gap between the two.
This page breaks Katy down by ZIP code and by community, using the last twelve months of MLS sales rather than list prices. All figures come from HAR Matrix: 6,201 closed sales and 2,531 active listings as of August 2026.

For scale, Katy did more than twice the sales volume of Richmond over the same period, and roughly five times Sugar Land. It is the largest single market in the western Houston suburbs.
The Two Katy Texas Markets: New Construction and Established Resale
Averaging Katy into one number hides the only thing that matters. A clear split appears immediately.

Read the last two columns first. Together, they explain almost everything. Together, they explain almost everything. In 77493, seven out of ten homes that sold were built in the last two years. In 77450, none were. Those are not variations on one market. They are different transactions with different competition, different negotiating leverage, and different risks.
Katy Texas 77493: A Builder Market
77493 is half of all Katy sales on its own. The median home that closed there was built in 2025, and 72 percent were built in 2024 or later.
Consequently, that single fact should change how you approach it. Most people buying here are buying from a builder, not from a seller. There is no appraisal contingency negotiation with a neighbour, no inspection leverage on a twenty-year-old roof, and often no comparable resale on the same street.
Active listings tell the other half. The active median is $390,000 against $335,000 sold, a gap of 16.4 percent, and active homes are 11 percent larger. Meanwhile only half of active listings are new, against 72 percent of sales.
In other words, builder inventory is selling faster than resale inventory here. If you own a five-year-old home in 77493 and you are pricing against the builder down the road, you are not just competing on finish. You are competing with incentives, rate buydowns, and a sales office that never gets emotional.
Katy Texas 77494: The Cleanest Comp Market
77494 is the opposite case, and it is unusual enough to be worth stating plainly. The active median is $499,000. The sold median is $500,000.
In practice, the listing pool is genuinely what trades. Active homes are 2,984 square feet against 2,922 sold, and price per square foot is $173.43 active against $173.28 sold. Those numbers are nearly identical.
Notably, most markets do not behave this way. Elsewhere the active pool skews larger and pricier than what closes, which is why sellers who study listings rather than sales end up overpriced. In 77494 that trap mostly does not exist, so comparable sales here are unusually reliable.
Naturally, this is also where Katy gets expensive. Cinco Ranch Southwest, Firethorne, Seven Meadows and Tompkins Reserve all sit in this ZIP.
Katy Texas 77450: Oldest Homes, Fastest Sales
77450 has the oldest housing stock in Katy, with a median year built of 1992 and not a single 2024-or-newer sale in twelve months. It also has the shortest days on market of any ZIP in the city at 18.
Although that combination surprises people, the logic is simple. These neighbourhoods finished building decades ago, so there is no builder competing for the same buyer. Supply is limited to whoever actually decides to move. Nottingham Country, Cimarron, Memorial Parkway and West Memorial all sit here, and mature trees and larger lots are the draw.
Katy Texas 77449: Where the Entry Point Is
By contrast, at a $270,000 median and $143.20 per square foot, 77449 is the most affordable way into Katy ISD. Homes are smaller, with a median of 1,899 square feet, and the stock is mostly early 2000s. Jasmine Heights, Raintree Village, Westfield and Plantation Lakes are the volume neighbourhoods.
The active-to-sold gap here is only 7.4 percent, so pricing is fairly disciplined.

What the Community Numbers Actually Show
Sunterra is enormous. At 972 sales it is roughly one in three homes sold in 77493, and it moved more homes last year than any master-planned community elsewhere in the Houston suburbs that I track. It is also almost entirely new, with a median year built of 2025.
Cinco Ranch is the strongest resale story in Katy. It spans both 77450 and 77494, closed 523 sales at 20 days on market, and sellers there ask $180.36 per square foot against the $180.14 buyers paid. That is a mature, liquid, well-understood market.
Canyon Gate at Cinco Ranch trades below the rest of Cinco Ranch. It sits inside the community and shares the name, but every home in it flooded during Harvey, and nine years later the market still prices it about a fifth lower per square foot. Read that breakdown before you compare a listing there against one across the boulevard.
Nottingham Country moves in fourteen days. Built around 1982, it is the fastest-selling community in this entire dataset. Age is not a liability when nothing new is competing with you.
Long days on market in a new community are not weak demand. Elyson shows 63 days and Katy Lakes 62. Because both are actively building, the clock starts early. Split Elyson into resale and builder homes and the resale side sells in 29 days against 71 for new construction. A builder lists a home before it is finished, so the clock starts running months before anyone could possibly move in. Compare that to Cane Island at 41 days, which is further along, and the pattern is clear.

Katy offers the most volume and the lowest median of the three, largely because 77493 is producing so much new inventory at accessible price points. Sugar Land remains the premium market. Richmond sits in between.
City Limits, County Lines, and Your Tax Bill
Here is the part most Katy listings gloss over. The City of Katy has only about 22,000 residents and covers roughly 15 square miles. Almost everything people call Katy is outside the city limits.
Furthermore, Katy also sits at the meeting point of three counties: Harris, Fort Bend and Waller. Your address can say Katy while your taxes, your county appraisal district, and your homestead exemption filing all run through a different county than your neighbour a mile away.
That matters for three reasons. Your total tax rate changes depending on whether you are inside city limits. Most newer Katy communities sit inside a Municipal Utility District, which adds its own rate. And if you protest your appraisal or file for an exemption, you file with the correct county, not with the city.

Schools in Katy
Katy ISD is the main reason many families look here at all. The district serves 181 square miles across Harris, Fort Bend and Waller counties, with roughly 95,000 students and about 80 campuses.
However, school attendance boundaries do not follow ZIP codes, subdivisions, or marketing maps, and they change as new campuses open. Always confirm the current assignment for a specific address directly with Katy ISD before you make an offer.
