Who this Grand Mission Richmond guide is for
This page is for a buyer weighing Grand Mission against the bigger Richmond names, and for an owner there trying to price against them. The comparison that matters is not Grand Mission against the Richmond average. It is Grand Mission against Aliana, Harvest Green and Austin Point, because those are the communities a buyer with this budget is actually touring on the same weekend.
It is also for anyone who has run into the two Grand Mission subdivision names in a listing search and cannot tell whether they are looking at one community or two. That question has a real answer, and it changes the numbers. It gets its own section below.
What this community is, and what it is not
Grand Mission is a resale market, not a builder market. Its published build range runs from 2004 to 2025, the widest span of any of the four communities this page compares, and my Richmond 77407 guide describes the community as largely sold out and built. That guide credits Friendswood Development Company as the developer, names Plantation, David Weekley, Pioneer, Coventry, Perry, Westin and Legend among the builders who worked there, and places the community inside the box formed by the Westpark Tollway, the Grand Parkway, Beechnut Street and Mission Bend Boulevard.
In practice, that means a seller here is competing mostly with other owners rather than with a builder’s incentive package. Across Richmond generally, resale sellers compete with rate buydowns and closing-cost help that no individual can match. In a community that has finished building, that pressure is lighter.
Grand Mission is not Aliana, not Harvest Green, not Austin Point and not The George. Each is a separate community with its own row and its own numbers, and no figure on this page blends any of them together. It is also not Pecan Grove and not Long Meadow Farms, which are separate Richmond communities with their own table rows. Grand Mission Estates is a separate subdivision name again, covered below.
Grand Mission Richmond prices and market data
The median Grand Mission home closed at $367,500 over the twelve months to August 2026, across 86 sales, at $161 per square foot on a median of 2,322 square feet, in a median of 32 days.
By contrast, set that against Richmond as a whole, which closed 3,223 sales at a median of $370,000 and $166 per square foot, on a median of 2,413 square feet, in 37 days. Grand Mission sits $2,500 below the citywide median price and $5 below the citywide price per foot, on a house about 91 square feet smaller, and it sells about five days faster. The community is, almost exactly, the Richmond median with a shorter time on market.
Those 86 sales are roughly 2.7 percent of everything that closed with a Richmond address over the same period, which is arithmetic from the two published counts rather than a figure the table reports.
Compared to Aliana, Harvest Green and Austin Point
Every figure in this table comes from the same single snapshot, the community table on the Richmond guide cited above. Mixing communities across different snapshots is how comparisons quietly go wrong, so nothing here is pulled from anywhere else.

What the price gap actually buys
Grand Mission is the cheapest of these four on median price, on price per square foot and on median size. That last point is the one buyers skip. A $207,500 gap to Aliana and a $169,878 gap to Harvest Green are not pure discount. Aliana’s median house is 877 square feet larger and Harvest Green’s is 560 square feet larger, so a meaningful share of both gaps is simply more house.
The cleaner way to read it, therefore, is per foot. Grand Mission runs $24 below Aliana and $37 below Harvest Green on price per square foot. Apply Harvest Green’s $198 to a Grand Mission median house of 2,322 square feet and it prices near $459,756; apply Aliana’s $185 and it prices near $429,570. Both of those are arithmetic on published medians rather than reported sale prices, and medians do not multiply out exactly, so treat them as scale rather than as an appraisal.
Meanwhile, Austin Point is the closer call on price, only $42,484 above Grand Mission on a house 234 square feet larger and just $5 more per foot. The separation there is not price. It is pace, and it is the next section.
Pace and how long the standing inventory would take to clear
Grand Mission’s 32 median days sits between Aliana’s 25 and Harvest Green’s 49, and well inside Austin Point’s 109. Austin Point is a community that started selling in 2025, and builders there list inventory homes before they are finished, which stretches that figure. The Richmond guide makes that same point about it.
Comparing active listings against the pace of sales gives a rough months-of-supply read. Dividing each community’s active count by its own average monthly sales gives about 7.0 months at Grand Mission, 9.0 at Aliana, 7.5 at Harvest Green and 11.7 at Austin Point. That is arithmetic on the table’s two published columns, not a figure the table reports, and it treats a year of sales as if it were evenly spread, which it never is. Read it as an ordering, not as a forecast. On that ordering Grand Mission carries the leanest standing inventory of the four.
Two subdivision names, two different sets of numbers
This is the single most useful thing on this page for anyone searching listings.
The Richmond community table reports one Grand Mission row: 86 sales at a median of $367,500. My Richmond 77407 guide reports the same area as two separate lines, because they are two legally separate subdivisions that appear as different line items in MLS data. Filtered by subdivision inside ZIP 77407, that guide reports Grand Mission at 32 sales, a median of $332,500, $146.71 per square foot, 2,217.5 square feet and 18.5 days, and Grand Mission Estates at 53 sales, a median of $400,000, $167.53 per square foot, 2,507 square feet and 40.5 days. It describes Grand Mission Estates as a newer enclave off Mason Road, developed by the same company, sharing the original community’s clubhouse and water park heritage.

Those two lines total 85 sales against the Richmond table’s 86, and every one of the Richmond table’s Grand Mission figures falls between the two 77407 lines. The most likely reading is that the Richmond row combines both subdivisions while the 77407 page splits them. I want to be plain that this is my read of two published tables built on different filters, not something either table states, and the two are not interchangeable. If you are comparing a specific listing, the subdivision name on that listing is what decides which set of numbers applies to it.
As a result, the practical consequence is real money. On the split figures the older Grand Mission is the cheaper and much faster of the two, and Grand Mission Estates is the pricier and slower one. A buyer who treats the combined $367,500 as the number for either subdivision will misprice both.
Schools serving Grand Mission Richmond
Richmond is not served by one school district. Addresses here fall under Lamar Consolidated ISD or Fort Bend ISD depending on the address, and the line does not follow the ZIP code.
My Richmond 77407 guide places Grand Mission in Fort Bend ISD, feeding Mission West Elementary, David Crockett Middle and George Bush High School. That guide also notes that a handful of communities and builder pages in this ZIP reference Lamar CISD instead. Because attendance boundaries change, and because district assignment is set by the address rather than by the subdivision name, so confirm zoning for the exact address through the district’s boundary locator before you write an offer. I verify it for every address I work on, and I do not publish school ratings.
Who this community is not a fit for
Naturally, plenty of buyers should look somewhere else, and saying so up front saves everyone a weekend.
- Buyers who want a brand-new home with a builder incentive package. This community has largely finished building, while Austin Point and Harvest Green still carry heavy new-construction inventory.
- Anyone who needs 3,000 square feet or more. The median house here is 2,322 square feet, against Aliana’s 3,199.
- A household choosing on amenities. The sources behind this page publish no current amenity list for Grand Mission, so that question has to be answered on the ground rather than from a table.
- Budgets genuinely below the Richmond median. Several communities on that same table report lower medians and lower prices per square foot than Grand Mission does.
- Buyers set on the George Ranch or Randle side of Richmond. That is ZIP 77469, a different district and a different market.

Is Grand Mission the same as Harvest Green?
No, and the gap is wide. Harvest Green closed 174 sales, the largest volume of any Richmond community on the table, at a median of $537,378 and $198 per square foot, the highest price per foot in Richmond, on a median of 2,882 square feet. It took a median of 49 days against Grand Mission’s 32. Harvest Green is a newer community still carrying new-construction inventory, built from 2015 onward. Is Grand Mission the same as The George?
No. The George is Johnson Development’s community on former George Ranch land at FM 2977 and Koeblen Road, in Lamar CISD, which opened sales in June 2026. Indeed, it is new enough that it does not yet appear on the Richmond community table at all, because closed sales there are still too few to publish a median.
