By Zach Emmanouil, Broker Associate at C.R. Realty | Sienna Resident Since 2018
If you’re thinking about moving to Sienna, TX, you’re not alone. This guide covers what buyers actually ask about Sienna, from villages and schools to taxes, HOA fees, and resale value. Sienna is the Missouri City master-planned community that was called Sienna Plantation until Johnson Development dropped the word in 2019, so both names still turn up in listings and search results. Is Sienna in Missouri City? Yes.
Sienna sits in Missouri City, inside Fort Bend County, and has grown into one of the most popular master-planned communities near Houston over the past decade. Families come for the Fort Bend ISD schools and stay for the amenities, housing variety, and a community that actually feels connected. Residents get miles of trails, resort-style pools, and schools close to home, all within reach of Downtown Houston, the Texas Medical Center, Sugar Land, and Pearland.
I’ve lived in Sienna since 2018 and worked with buyers and sellers across Fort Bend County the whole time, so I’ve watched this community grow up close. New villages have opened, schools have grown, amenities have expanded, and home values have climbed. Along the way, I’ve helped a lot of families figure out whether Sienna actually fits what they’re looking for.
Quick answer: Sienna is a roughly 10,500-acre master-planned community in Missouri City, TX, built around Fort Bend ISD schools, resort-style amenities like Sawmill Lake Club and Camp Sienna, and a network of trails and lakes. It’s a strong fit for families, relocating professionals, and Texas Medical Center commuters who want suburban space with an easy drive into Houston.

Whether you’re moving from another part of Houston or from out of state, this guide will show you what moving to Sienna, TX is really like.
What Is Moving to Sienna, TX, Like?
Moving to Sienna, TX means joining a true master-planned community, not just buying a house on a street.
Sienna is a master-planned community in Missouri City, Texas, inside Fort Bend County. People once called it Sienna Plantation. The community began in the late 1990s and has grown into one of the largest and most successful master-planned areas in Texas.
Today, Sienna covers about 10,500 acres, with thousands of residents living here across many villages, one of the largest communities near Houston. What sets it apart is its size: it doesn’t feel like a group of small subdivisions, it feels like its own town. Residents can reach schools, parks, trails, shops, and events without going far.
The community includes:
- Many residential villages
- Fort Bend ISD schools
- Recreation complexes
- Water parks
- Fitness centers
- Tennis and pickleball courts
- Lakes and green spaces
- Walking and biking trails
- Retail shops
- New homes to buy
Sienna also keeps growing. Many older Houston-area neighborhoods are fully built out, but Sienna still has room to grow, even as many parts already feel settled and mature. That mix appeals to a wide range of buyers: first-time buyers, growing families, professionals, luxury buyers, and empty nesters all find a fit here, which is part of why many people stay even as their needs change.
Why the Sienna Community was Renamed from Sienna Plantation
Johnson Development began the change in May 2019 and finished replacing the monument signage in 2020, saying that removing language which could be hurtful to others was the right thing to do. The name was literal: part of Sienna sits on the former Arcola plantation, where enslaved people made sugar, and the brick sugar purgery still standing there supplied the sugar bowls now displayed in Sienna Heritage Park.
Many longtime Houston residents still say “Sienna Plantation.” In recent years, though, the developer changed the name to just Sienna, reflecting how the community has changed since the plantation-themed branding was common when the area was first built.
Today, most signs and materials use the name Sienna, though buyers will still see both names online. So when you search for homes, schools, or amenities, you may find them under “Sienna” or “Sienna Plantation.” Either way, both names mean the same place.
Where Is Sienna Located in Fort Bend County?
Location is one of Sienna’s best features. Sienna sits in Missouri City, about 25 miles southwest of Downtown Houston, with easy access to major roads including:
- Fort Bend Parkway Toll Road
- Highway 6
- FM 521
- Highway 59 / I-69
- Beltway 8
Together, these roads connect to many of Houston’s job centers. Rough drive times:
- Texas Medical Center – 25-35 minutes
- Downtown Houston – 30-40 minutes
- Sugar Land Town Square – 15-20 minutes
- Pearland Town Center – 15-20 minutes
- Houston Hobby Airport – 30-40 minutes
- George Bush Intercontinental Airport – 45-60 minutes
The Galleria and the Energy Corridor are also within commuting reach from Sienna, though both run longer than the drives listed above.
Drive times change with traffic and time of day, of course, but for many workers Sienna offers the best of both worlds: suburban calm with city access. It appeals to doctors, energy workers, executives, remote workers, and families, and buyers relocating from out of state are often surprised by how easy it is to reach.
Why Families Choose Moving to Sienna, TX
Houston has many master-planned communities, but few match Sienna’s mix of schools, amenities, home choices, and community spirit. A few themes come up again and again when I talk with buyers.
The Strong Community Feel of Moving to Sienna TX
The first thing many visitors notice is how alive the place feels. Kids ride bikes through the streets, families meet at parks, people use the trails, and events draw big crowds all year. It feels connected and warm, which is exactly what a lot of buyers from bigger cities say they’re looking for.
Family-Oriented Lifestyle
Sienna was built with families in mind. Schools sit right in the community, parks are easy to reach, and sports programs help neighbors meet, which keeps daily life simple and close-knit.
Diversity
Fort Bend County is one of the most diverse counties in the country, and that shows up across Sienna. Neighbors come from many backgrounds, jobs, and cultures, which many buyers see as a real plus. It makes the community feel open and friendly.
Long-Term Appeal
Some communities grow fast and then stall. Sienna has stayed steady, continuing to attract buyers with its schools, amenities, location, and housing options, traits that support strong demand and make it one of the top communities in Fort Bend County.
Sienna Villages Explained for Buyers Living in Sienna, TX
Part of moving to Sienna, TX is picking the village that fits you best. Many buyers assume Sienna is one neighborhood, but it isn’t. It has many villages and sections, each with its own style, homes, amenities, and perks.
These details matter. The village you choose can affect price, schools, walkability, commute times, amenities, and resale value. Here are some of the best-known villages:
Steep Bank Village
One of the older areas, with mature trees, settled homes, and easy access to amenities.
Waters Lake
A favorite for its lakes, trails, and scenic setting.
Sawmill Lake
One of the newer, top villages, home to the Sawmill Lake Club, with new homes and easy access to amenities.
Anderson Springs
A settled section with a variety of home types and quick access to schools and parks.
Heritage Park
One of Sienna’s newer sections, home to Alyssa Ferguson Elementary School and the Sienna Oaks Amenity Center, which is opening in 2026 with a clubhouse, lap pool, event lawn, and sports courts. A good fit for buyers who want newer construction close to schools and fresh amenities.
Bees Creek
A newer village that draws buyers who want modern floor plans and new homes.
Crescent Springs
A mix of home styles with good access to amenities.
Oak Trails
A newer area that continues to attract buyers seeking recently built homes.
Which Village Is Right for You?
It depends on what you want. Some buyers want schools close by; others want new homes, big lots, or luxury features. I tell buyers to learn the villages first. Picking the right village matters as much as picking the right home.
Schools to Know When Moving to Sienna, TX
For many buyers, schools come first. Families move here from across Houston, from other Texas cities, and from out of state, and schools are often at the top of their list.
One perk of moving to Sienna, TX is that schools sit right in the community, so kids in many areas can walk or bike to school. Parents drive less, kids go to school with neighbors and friends, and school events often turn into community events. Schools genuinely help shape the Sienna lifestyle.
Fort Bend ISD Overview
All Sienna homes are served by the Fort Bend Independent School District, one of the largest districts in Texas, serving families across Fort Bend County. Families like the district for its strong academics, fine arts, sports, career programs, and college prep. Every campus is a little different, so I always tell buyers to research the specific schools, not just the district stats.
Elementary Schools Serving Sienna
Several elementary schools serve the community, including:
- Sienna Crossing Elementary School
- Alyssa Ferguson Elementary School
- Jan Schiff Elementary School
- Heritage Rose Elementary School
- Scanlan Oaks Elementary
- Donald Leonetti Elementary
Alyssa Ferguson Elementary is the newest of the group, and one of the more meaningful campus names in Fort Bend ISD. It’s named for a former Ridge Point High School student. Read her full story here.
School zones depend on your home’s address and Fort Bend ISD boundaries, and they can change over time, so always verify them directly with Fort Bend ISD before you buy.
Middle Schools Serving Sienna
- Baines Middle School
- Ronald Thornton Middle School
Buyers often skip past middle schools, but they can shape future high school zones and pathways.
High Schools Serving Sienna
- Ridge Point High School
- Almeta Crawford High School
Ridge Point is one of the best-known schools here, with strong traditions built over many years. Almeta Crawford is one of the district’s newer campuses, serving many of Sienna’s growing areas. Both offer strong academics, sports, and clubs through Fort Bend ISD.
Why Schools Matter Beyond Education
Schools shape buyer demand, popularity, walkability, and resale value. Many buyers look at schools before they look at homes, which means schools drive housing demand across the community.
For a full breakdown of school zones and campus details, visit my Schools in Sienna, TX guide.
Homes for Sale in Sienna, TX
Another reason Sienna appeals to so many buyers is the range of homes. Sienna doesn’t serve just one type of buyer. It offers homes for many budgets and lifestyles, whether you want a first home, want to upgrade or downsize, or want a luxury home.
Entry-Level Homes
Many buyers are surprised that Sienna has homes for first-time buyers, usually smaller, easier to maintain, close to schools, and more affordable, letting you get into one of Fort Bend County’s top communities without buying a luxury home.
Move-Up Homes
Move-up homes are among the largest segments of the Sienna market, often with larger floor plans, extra living space, home offices, bigger lots, and nicer finishes. Many families moving within Houston love these homes because they get more space while staying near schools and amenities.
Luxury Homes
Luxury buyers will find plenty of choices, including waterfront lots, custom floor plans, outdoor living areas, pools, and large lots. Some Sienna homes rival luxury homes across Greater Houston.
Waterfront Homes
Some buyers want homes near the lakes and water features. These draw strong interest for the views, privacy, and outdoor life, but they’re limited, which can push demand higher.
Townhomes, Patio Homes, and Gated Sections
Not every home in Sienna is a traditional single-family house. Townhomes and patio homes suit buyers who want lower-maintenance living, and several sections of the community are gated. Some homes also back to the golf course, which appeals to buyers who want a long view without paying a waterfront premium.
New Construction When Moving to Sienna, TX
Many older communities are fully built out, but Sienna still offers new homes to buy, with modern floor plans, energy savings, builder warranties, and fresh designs, one of Sienna’s strongest perks.

Home Prices to Expect When Moving to Sienna, TX
One of the most common questions is simple: “What do homes cost in Sienna?” The answer depends on a few things. Smaller communities often have homes within a single price range; Sienna has many types of homes, so prices vary a lot depending on the village, builder, lot size, home age, upgrades, schools, water views, and amenities.
What Influences Home Values?
A few key things shape prices here.
Location Within Sienna
Some villages cost more, especially those closer to amenities, newer, or with better lots and schools.
Builder Reputation
The builder can shape resale value and demand. Some builders draw stronger interest because buyers trust their design and quality.
Lot Characteristics
Lot size, privacy, water frontage, and greenbelt views all affect value. Homes on premium lots often sell for more than the same home on a standard lot.
Home Condition
Updated kitchens, fresh baths, modern finishes, and good upkeep all help a home sell.
Long-Term Appreciation Potential
No one can predict future values, but Sienna has long had traits that support demand: strong schools, growth, a great location, amenities, and a variety of home types, which keep the community appealing to future buyers.
New Construction Opportunities in Sienna
One thing that sets Sienna apart is its supply of new homes. Many Houston communities reach full build-out over time; Sienna still offers chances to buy a brand-new home.
Why Buyers Choose New Construction
New homes offer modern layouts, open designs, energy savings, smart tech, less upkeep, and builder warranties. For some buyers, that beats an older resale home.
Builder Incentives
Builders often offer deals to draw buyers, including closing cost help, rate deals, design credits, appliances, and lot perks. Incentives change often, so review them with care.
Understanding Lot Premiums
Many buyers focus on the base price, but lot premiums can significantly raise the final price, especially for waterfront, greenbelt, large, cul-de-sac, and private lots. Know these costs early to avoid surprises.
Should You Use a Realtor for New Construction?
Many buyers think they don’t need an agent when buying from a builder, but the builder’s sales rep works for the builder. Your own agent can help with pricing, terms, incentives, comps, and resale, and in most cases, this doesn’t raise your purchase price.
The Future of New Construction in Sienna
As Sienna grows, new villages and phases may open up, but land runs short over time. If you want a new home in Sienna, timing matters.
Amenities Available in the Sienna Community
One of the biggest reasons families pick Sienna is the lifestyle beyond the home. The amenities are built around a handful of named hubs rather than scattered facilities: Sawmill Lake Club, Club Sienna and the Club Sienna Water Park, the Resort at Sienna Springs, the 160-acre Camp Sienna sports complex, and the Sienna Oaks Amenity Center, which is coming in 2026. Sienna Golf Club sits inside the community as well. Hours and program registration are posted at siennarec.com, and the full amenity list is at siennatx.com/amenities.
Sawmill Lake Club
Set on Sawmill Lake and the anchor for many community events. It holds a resort-style pool and the Sawmill Beach Club, a fitness center, a lakeside patio and fire pit, a playground and splash pad with a zipline and adventure fort, and the Sawmill Event Pavilion for gatherings. Public hours change by season, so check siennarec.com before you drive over.
Club Sienna and the Club Sienna Water Park
Club Sienna is the community social hub, with meeting and event space, a playground, an amphitheater, a fishing dock, and the racquet club. Alongside it, the Club Sienna Water Park runs a zero-entry lagoon, a splash tower, water slides, and a heated lap pool.
Resort at Sienna Springs
A second pool complex, with a freeform pool, a tower with water slides, and a beach-entry lagoon.
Camp Sienna
A 160-acre sports complex, home to youth sports, adult leagues, clinics, and fitness programs.
Sienna Oaks Amenity Center
Coming in 2026 and not open yet. The plans show a clubhouse, an event lawn, a lap pool, a playground, and sports courts. Worth knowing if you are shopping near it.
Fitness and Wellness Opportunities
It’s easy to stay active in Sienna, with fitness centers, trails, programs, sports fields, and courts spread throughout the community.
Tennis and Pickleball
Pickleball has grown fast, and Sienna offers tennis, pickleball, leagues, open play, and social events that draw both young families and active adults.
Sienna Golf Club
Sienna Golf Club sits inside the community at 1 Waters Lake Blvd, with an 18-hole course and practice facilities. It is a public course with open tee times rather than a private club, so confirm current rates and any resident pricing with the course directly.
Community Events
New residents often notice the many events held each year: holiday parties, festivals, movie nights, fitness events, food trucks, and seasonal fun. As a resident, I’ve seen how much these add to the community feel.
Parks, Trails, and Outdoor Living in Sienna
If you love the outdoors, Sienna has a lot to offer. The community was built with outdoor life in mind, weaving trails, lakes, and green space throughout the area rather than just adding a few parks. Altogether the community counts more than 100 acres of parks and playgrounds and more than 30 miles of trails, along with lakes, courts, and sports fields spread across the villages (siennatx.com/amenities).
Extensive Trail System
The trail system runs more than 30 miles and links the villages to the parks and the amenity centers. Walking, jogging, and biking on it turns into a daily habit for a lot of people here.
Lakes and Water Features
Many lakes and water features dot the community, adding views, recreation, and walking spots. Waterfront homes draw strong interest for the lifestyle they offer.
Parks and Playgrounds
Families love the many parks and playgrounds, offering play, family time, exercise, and social fun. Parks sit across many villages, so most homes have one nearby.
Green Space and Community Design
Sienna stands out for its green space: landscaping, greenbelts, lakes, and open areas that make the community more appealing and support outdoor life. Sienna is built along the Brazos River, and wooded areas, lakes, and wildlife habitat were preserved as the community developed, which is part of why the green space feels established rather than newly planted.
Why Outdoor Living Matters When Moving to Sienna, TX
Many buyers focus on homes and schools at first, but once they move in, outdoor life often becomes a favorite part of each day: walking the dog, riding bikes with the kids, training for a race, or watching the sunset by the lake. It’s woven into daily life here.
Shopping and Dining Near Sienna
Another perk of moving to Sienna, TX is how easy daily life is, with easy access to shops, dining, healthcare, and services.
Grocery Stores and Everyday Needs
Residents have many grocery and retail options nearby, so you can run errands without driving far, a real draw for busy families and workers.
Restaurants and Dining
Dining continues to grow in Missouri City, Sugar Land, and nearby areas, with casual spots, family places, coffee shops, fast-casual, local gems, and national brands. As Fort Bend County grows, more dining options follow.
Healthcare and Medical Access
Sienna residents are close to clinics, medical offices, urgent care, hospitals, and specialists, and the Texas Medical Center is fairly close too, one reason many medical workers pick Sienna.
Future Commercial Growth
As Sienna grows, more shops, dining, and offices tend to follow, supporting daily ease and home value.
Property Taxes in Sienna
Property taxes matter a lot to buyers, and many out-of-state buyers are surprised by how Texas taxes work. Learn the basics before you buy so you can avoid surprises.
What Influences Property Taxes?
A few things shape your tax bill: school taxes, county taxes, MUD taxes, special fees, and home value. Rates can vary depending on where the home is located.
Understanding MUD Taxes
Many Texas communities use Municipal Utility Districts, or MUDs, which pay for water, sewer, drainage, and roads. MUD rates vary, so review the tax details carefully before you buy.
Homestead Exemptions
If you live in the home, a homestead exemption can lower your taxable value. Texas owners should learn about homestead exemptions, school tax caps, and filing rules. They can save real money each year.
Looking Beyond the Tax Rate Before Moving to Sienna, TX
Some buyers look only at the tax rate, which is a mistake. I tell clients to look at the full cost: loan payment, taxes, insurance, HOA fees, and upkeep. Your total monthly cost matters more than any single number.
HOA Fees in Sienna
HOAs help keep Sienna looking great. The community association here is the Sienna Association, which sets common-area standards and runs the community event calendar.
What HOA Fees Typically Support
HOA fees pay for common-area upkeep, landscaping, amenities, and improvements, keeping the community clean and working well.
Why HOA Standards Matter
Some buyers see HOA rules as strict at first, but many come to see their value. Standards help protect home values, amenities, and the community’s appearance, which is part of why master-planned areas hold their appeal.
Balancing HOA Costs When Moving to Sienna, TX
When you weigh HOA fees, look at what you get back. Pools, trails, parks, and shared spaces are a big perk for many residents, and for many families, that makes the fee worth it.
Pros of the Sienna Community
Like any place, Sienna has pros and cons. Still, Sienna keeps drawing buyers because its strengths match what families want.
Strong Schools
For many buyers, Fort Bend ISD is the top draw. The community has many elementary, middle, and high schools nearby, and many kids can walk or bike to school, which is rare in Houston suburbs. School zones support buyer demand and resale value.
Extensive Amenities
Few Houston communities offer amenities comparable to Sienna’s: pools, water parks, gyms, tennis and pickleball courts, fields, parks, trails, and events that support an active life and help neighbors connect.
Diverse Housing Options
Sienna has homes for many budgets and lifestyles: first home, move-up home, new build, luxury home, or waterfront home, you’ll likely find it here.
Strong Sense of Community
Many residents point to the sense of community. Events, school activities, and programs help neighbors bond, which appeals to families who want more than just a house.
Long-Term Growth and Stability
Sienna continues to attract buyers thanks to its location, amenities, schools, and growth. No home is guaranteed to gain value, but these traits support strong demand.
Cons to Consider in Sienna
No community is perfect, so it’s worth knowing the downsides before you decide.
Property Taxes
Taxes are often the first concern buyers raise, and depending on the home and taxing entities, they can run higher than buyers expect, especially for buyers from states with lower property taxes.
Commute Times
Sienna has good road access, but commute times vary by job site, traffic, and time of day. For some buyers, commute is a key factor.
Ongoing Construction
Parts of Sienna are still being built, so you may see construction and road work. Some buyers like this sign of growth; others prefer fully built areas.
Size of the Community
Sienna is large. Many love the variety, but some buyers want a smaller, cozier community. Know what you prefer when you weigh Sienna against other options.
Living in Sienna, TX vs Riverstone
Riverstone is often compared to Sienna. Both are top master-planned communities in Fort Bend County, but they offer different experiences.
Choose Sienna If You Value:
- More recreational amenities
- A larger community
- More new construction
- Multiple recreation complexes
- More housing variety
Choose Riverstone If You Value:
- More mature development
- Different neighborhood layouts
- Settled luxury sections
- A slightly different vibe
Which Is Better?
There’s no single answer. Both communities are strong and well-liked. Your best pick depends on budget, lifestyle, schools, home needs, and commute. I usually tell buyers to tour both before they choose.
Sienna vs Cross Creek Ranch
Cross Creek Ranch, in Fulshear, is another community buyers weigh against Sienna, with a strong following among master-planned buyers.
Sienna Advantages
- Closer to Houston
- Easier Medical Center access
- A larger community
- More established infrastructure
- More schools within the community
Cross Creek Ranch Advantages
- Fulshear location
- Hill-country-inspired design
- Access to west Fort Bend County growth
- A different community vibe
Which Community Fits Your Lifestyle?
It often comes down to where you work, where your kids go to school, and the life you want. Medical workers often pick Sienna for the shorter commute; buyers chasing west Fort Bend growth may lean toward Cross Creek Ranch. Both offer strong long-term appeal.

What Is Coming Next in Sienna
Two things are under construction that will change day-to-day life here.
The Sienna Oaks Amenity Center is being built, and a Texas Biergarten is opening on the site. I photographed the signs in August 2026.
A named restaurant tenant inside the community matters more than another pool. It gives residents somewhere to walk to. It is also the kind of amenity that supports resale values rather than just filling a brochure.
Confirm opening dates with the developer before you rely on them. Construction timelines move.
If you are selling rather than buying here, see my guide to selling a house in Sienna, which covers why Sienna sellers overprice by more than the rest of Missouri City.
Buying from a builder here? The contract, the warranty and the inspection schedule all work differently than they do on a resale, and most of what protects you happens before the slab is poured. My guide to buying new construction in Texas covers registering your agent on the first visit, the three phase inspections worth paying for, and what to read in the builder contract before you sign.
Sawmill Lake Club
Sawmill Lake Club is one of the amenity centres already open and in use.
The Sawmill Lake Fitness Center sits in the adjacent Shipman’s Landing section. Between them they carry most of the community’s programming.
Worth knowing if you are shopping there: Sawmill Lake had no MLS resales in the last 12 months and one active listing. It is still a builder market. My villages guide compares all of them on real numbers.
