Missouri City is a city southwest of Houston, mostly in Fort Bend County, with a smaller part extending into Harris County. Many homes carry a Missouri City mailing address without sitting inside the city itself, and that one fact shapes taxes, services, rules and research for almost every property here.
This page is a starting point for buyers, sellers, owners thinking about leasing, and renters. It explains how the area is organized, what to verify for a specific address, and where to go next for community, ZIP code and process detail. It does not quote prices or market statistics, because those change too quickly to be useful on a page like this. For current homes, see the live Missouri City MLS search.
What Missouri City Means in a Home Search
“Missouri City” can mean three different things in real estate, and they do not always line up:
- The city. The City of Missouri City is an incorporated city with its own city council, ordinances and city services inside its limits.
- The mailing address. The U.S. Postal Service uses “Missouri City” for addresses both inside and outside the city limits. A mailing city is a delivery label, not a government boundary.
- The MLS city field. Listing data usually follows the mailing city, so a search for Missouri City homes can include properties outside the city and may miss some inside it.
Communities such as Sienna and Riverstone are associated with Missouri City, but a community name does not tell you which government, district or association rules apply to a particular lot. That is a property-by-property question.
Mailing Address vs City Limits and the ETJ
A property with a Missouri City address can fall into one of several situations:
- Inside Missouri City city limits. City ordinances, city property taxes and city services apply.
- In Missouri City’s extraterritorial jurisdiction (ETJ). The City describes its ETJ as unincorporated land near its boundaries where it can extend certain regulations and is the only city authorized to annex. ETJ property is outside the city, so the City does not levy its property tax there, but the property is not free of every city rule either.
- Unincorporated Fort Bend County or Harris County. County government and special districts handle more of the local services.
- In one or more special districts. Municipal utility districts (MUDs), levee improvement districts and similar districts can apply inside or outside city limits.
- Under an HOA or deed restrictions. These are private rules that apply on top of whatever government applies.
These layers can change. Cities annex areas over time, and Texas law allows owners of certain land to petition for release from a city’s ETJ. That is why an older listing, an old map or a neighbor’s experience is not proof of a property’s current status.
How to check a specific property:
- Look up the property on the Fort Bend Central Appraisal District property search (or on HCAD for the Harris County part of the area) and note every taxing unit listed. A city taxing unit, any MUD and the school district all appear there.
- Use the City of Missouri City’s GIS maps and Information Lookup to see how the City’s own maps show the address.
- Read the City’s annexation and ETJ page if the property is near a boundary or in a district with an annexation agreement.
- Ask the title company to confirm what it finds during the transaction.
The City’s GIS disclaimer notes that its maps are a secondary representation of recorded public records, so treat a map as a guide and the official records as the answer.
The same caution applies to services. Whether city police, fire, trash collection, permitting or water service apply to a home depends on its exact jurisdiction and districts, not on a nearby station or the mailing city. Ask the City and the property’s utility district before you rely on an assumption.
Housing Patterns Across the Missouri City Area
The Missouri City area is not one housing market. Within a short drive you can find neighborhoods with mature trees and homes built decades ago, golf and lake communities, townhome and patio-home sections, and large master-planned communities where builders may still be active in some sections.
Those differences matter more than the city name. Lot size, home age, construction era, association rules, district structure and drainage setting can all change from one subdivision to the next, and sometimes from one section of the same community to another. When you compare homes, compare them within the same kind of setting first.

Sienna in Brief
Sienna is a large master-planned community in Fort Bend County, in the Missouri City area south of Highway 6. Older listings and documents still call it Sienna Plantation. It has its own associations, several utility districts and a levee and parks district, and some Sienna property is inside Missouri City limits while some is in the ETJ. The Sienna name or a Missouri City mailing address does not settle which applies to a particular house.
Sienna has its own guide, which covers living there, buying, selling, leasing and renting: Sienna Missouri City TX. For how to check city limits, districts and associations for a Sienna address, see Sienna HOA, MUDs and City Limits.
Missouri City ZIP Codes: 77459 and 77489
The two ZIP codes most associated with Missouri City are 77459 and 77489. They are postal delivery areas, not city boundaries. A ZIP code can include property inside the city, property in the ETJ and property in unincorporated county land, so it does not prove jurisdiction, school assignment or district.
Schools: Verify the Exact Address
School assignment follows the exact address and the district’s current boundaries, not the community name, the ZIP code or the mailing city. Boundaries can change, and districts sometimes approve new boundaries for a future school year while the current ones still apply.
- Confirm the school district on the property’s appraisal district record.
- For Fort Bend ISD, use the district’s boundary planning and school locator page and check the school year you care about.
- If the property record shows a different school district, use that district’s own address lookup.
- Contact the district directly if the address is near a boundary or the result is unclear.
Listing remarks and MLS school fields are not a substitute for the district’s own answer. For Sienna specifically, see Schools in Sienna TX.
HOAs, Deed Restrictions and Special Districts
Many Missouri City-area homes are subject to an HOA, recorded deed restrictions or both. These rules can cover exterior changes, fences, parking, leasing and more. They are separate from city ordinances, and they apply whether the property is inside the city or not.
Many homes are also in a municipal utility district. The City describes a MUD as an independent, limited government that helps finance road, utility, drainage and related infrastructure, typically repaid through a property tax on property in the district. Some areas are also served by a levee improvement district. Which districts apply is a property-specific fact that shows on the appraisal district record, and Texas Water Code section 49.452 requires a seller to give a buyer a notice when a property is in a district covered by that law. The City’s MUD page explains how MUDs work around Missouri City.
About HOA documents: the governing documents that are often available up front are different from the paid, property-specific resale package. Under the contract, the seller typically pays for that package and waits until the option period expires before ordering it. Processing takes time, rush service can cost extra, and the contract deadlines control. A buyer who wants to read the rules earlier can ask for the governing documents during the option period.
Flood and Drainage Due Diligence
Flood risk in the Missouri City area has to be checked property by property. Nearby creeks, detention, levee systems, lot grading and the home’s own elevation can all make a difference, and two houses on the same street can have different situations.
- Look up the address on FEMA’s Flood Map Service Center.
- For property inside city limits, see the City’s floodplain maps page. The City notes that flood questions outside city limits go to the local floodplain administrator.
- For unincorporated Fort Bend County, see the Fort Bend County Drainage District floodplain map.
- Read the seller’s disclosure carefully and ask whether an elevation certificate exists.
- Get insurance quotes, including flood coverage, during the option period, before your option to terminate ends.
A flood map is a starting point, not a guarantee in either direction. Whether a lender requires flood insurance is a separate question for the lender and insurer.
Getting Around Missouri City
The main corridors through the Missouri City area include State Highway 6, U.S. 90A, Beltway 8, the Fort Bend Parkway Toll Road, Murphy Road (FM 1092), Texas Parkway, Cartwright Road and Sienna Parkway, with the Southwest Freeway (I-69/U.S. 59) to the north.
Drive times depend on the exact address, the time of day and construction, so test your own commute at the hours you would actually drive it before you commit to a house.
Buying a Home in Missouri City
A good Missouri City purchase starts with the property-specific checks that a listing cannot answer for you:
- Confirm city limits or ETJ status and every taxing unit on the appraisal district record.
- Verify school assignment with the district for the exact address.
- Ask for the HOA’s governing documents and any deed restrictions early, and know when the resale package will arrive under your contract.
- Read the seller’s disclosure and any MUD notice.
- Research flood and drainage for the address and get insurance quotes during the option period.
- Get a professional inspection of the specific house, including roof, foundation, drainage and systems.
- Compare the home against current competing listings in the same setting, not against the city as a whole.
New construction: many builders require your agent to register you on your first visit to a model or sales office. That is a builder policy, not Texas law, and it varies by builder, so ask before you walk in. See buying new construction in Texas.
Buyer representation: before you start touring with an agent, ask them to explain their written buyer representation agreement, including the services and compensation it covers. For the full process, see buying a home in Houston or, if this is your first purchase, buying your first home.
What Drives Value in Missouri City
There is no single Missouri City price. Value comes from the specific property and the specific setting, including:
- the community and the section within it
- lot size, position and what backs up to the lot
- home age, size, layout and condition
- updates and their quality, and major systems such as the roof and HVAC
- features such as a pool, garage configuration or a primary suite downstairs
- HOA rules and the district and taxing units that apply
- drainage setting and flood history
- the active homes it is competing with right now
A reliable price opinion compares the house with recent sales that are genuinely similar and with the current competition, and adjusts for real differences. A citywide or ZIP code average cannot do that, and neither can an automated estimate that does not know the condition of the house.
Selling a Home in Missouri City
Selling well here starts with pricing from the right comparables, preparing the house for the buyers you are most likely to attract, and having your property-specific documents ready: the HOA information, any MUD notice, the seller’s disclosure and repair or warranty records.
Buyers will check the same things this page describes, so knowing your property’s taxing units, flood history and association rules in advance makes the process smoother. For the detailed seller process, see selling a house in Missouri City. If you are moving into a smaller home, see downsizing in Missouri City.
Leasing Out a Missouri City-Area Home
Some owners compare selling with leasing, especially when they are relocating or plan to come back. Before you decide, check your mortgage terms, your insurance, what changes with your homestead exemption, and whether your HOA’s recorded documents restrict leasing. Those rules are specific to each community and should be read in the documents themselves.
The guide to leasing your house in Fort Bend County walks through the decision, the preparation and an owner’s responsibilities.
Renting in Missouri City
If you are renting, verify the same property-specific facts a buyer would:
- school assignment with the district, if it matters to you
- the lease term, renewal terms and who handles repairs
- which utilities you set up and who provides them at that address
- HOA or community rules that apply to residents, such as parking, pets and amenity access
Get what you are told in writing and check it independently where you can, rather than relying on a listing description.

Frequently Asked Questions
Is every home with a Missouri City address inside Missouri City?
No. A Missouri City mailing address can belong to a property inside the city, in its ETJ or in unincorporated county land. Check the taxing units on the appraisal district record and the City’s maps for the specific property.
What is the Missouri City ETJ?
It is unincorporated land near the city where the City can apply certain regulations and is the only city allowed to annex. ETJ property is outside the city limits, so the City does not levy its property tax there.
Which school will a Missouri City home be zoned to?
It depends on the exact address and the school year. Confirm the school district on the property record, then use that district’s address lookup.
Is Missouri City in Fort Bend County or Harris County?
Mostly Fort Bend County, with a smaller part in Harris County. The county matters for the appraisal district, flood maps and some services, so confirm it for the property.
Do Missouri City homes have MUD taxes?
Many do, but not all, and the districts differ. The appraisal district record shows which districts apply to a property, and a seller must provide a MUD notice when the law requires it.
Is Sienna part of Missouri City?
Some Sienna property is inside Missouri City limits and some is in the ETJ. See Sienna HOA, MUDs and City Limits for how to check a Sienna address.
How do I find out what a Missouri City home is worth?
Compare it with recent, genuinely similar sales and the current competition in the same setting, adjusted for condition, updates and lot. A property-specific analysis is far more reliable than a ZIP code average.
