Cross Creek West sold 249 homes in the last twelve months at a median of $470,000. About 93 percent of everything standing there went up after 2024. That tells you two things. It is one of the busiest new-construction communities in Fulshear, and almost nobody living there has sold yet.
So the question is not what resales look like. There barely are any. The question is who builds here, what they charge, and how to buy well from a builder.
Who Builds in Cross Creek West?
Ten product lines from seven builders are active as of August 2026. The starting prices below come from the builders’ own live feeds, checked on August 23, 2026. They move most months, so treat them as a snapshot rather than a quote.

Across the whole community, listings currently run from $345,990 to about $777,000, with 193 homes available and 104 floor plans between them.
One inconsistency worth knowing about. The developer markets the community as starting in the high $300,000s, and its June 2026 press release said pricing begins in the $390,000s. The live builder feeds show Lennar’s Woodbridge collection starting lower than both. Ask the sales center what is actually available at the bottom of the range on the day you visit.

Perry Homes, Coventry and Ravenna all build here too, and the quickest route to their current pages is the developer’s builder index linked above.
Expect the numbers to disagree slightly. Westin’s own site quotes a starting figure a little above what the listing feeds show, and Lennar’s range differs depending on which collection you land on. Builder sites, aggregator feeds and the developer all update on different schedules. Where it matters, ask the sales office for a written price sheet dated that day.
Coventry and Ravenna are the newest arrivals. The developer announced both on June 1, 2026. Coventry brings eight plans on 50 foot lots. Ravenna is building the larger product on 60 foot lots, roughly half single-story. Models for both were expected by the end of 2026, so check what is actually standing before you plan a tour around them. The developer keeps a current builder list on the community site.
One point of confusion worth clearing up. The developer lists Lennar and Village Builders separately, while the builder feeds file both under Lennar. Village Builders is Lennar’s move-up brand, so the Woodbridge and Pinnacle collections come from the same parent company through two different sales operations.
Builders who are not here
Fulshear has three large Johnson communities within a few miles of each other, and builder rosters get mixed up constantly online. These builders do NOT currently build in Cross Creek West: David Weekley, Trendmaker, Chesmar, Shea, Empire, Ashton Woods, Tri Pointe, Beazer, Sitterle, Toll Brothers. What Do Homes Actually Sell For?
Base price and sale price are different numbers, and the gap is where new-construction buyers get surprised.

Asking runs roughly $34,000 above sold. That is normal here rather than alarming. Builders list inventory homes before they finish, so the active pool skews toward unsold spec product with upgrades already loaded in. The sold number is what people paid.
The same gap shows up across Fulshear, where active homes ask a median $405,455 against $354,460 sold. I cover that pattern on the Fulshear market page. It changes how you should read a listing price anywhere builders are still selling.
Days on market around here average 53. In an established neighborhood that would suggest soft demand. In a community where builders list houses months before completion, it mostly measures construction time.
What Your Base Price Does Not Include
The number on the sign is the house on the cheapest lot with the standard finish package. Three things get added after that.

Lot premium. Greenbelt, water, cul-de-sac and oversized lots all carry a premium, sometimes tens of thousands.

Structural options. Anything that changes the frame. Extended patios, a fourth bedroom, a bay window. These must be decided before the slab pours.

Design center selections. Flooring, counters, cabinets, fixtures. This is where budgets slip, because everything on display is an upgrade.
A useful rule when planning: expect the finished number to land meaningfully above base. The $176 per square foot median tells you what the market is actually paying once all of it is added.
Cross Creek West Taxes, MUD and HOA
The total tax rate is 3.16 percent for 2025. It breaks down as Lamar CISD 1.1469, the MUD 1.50, Fort Bend County 0.412, Emergency Services District 4 0.098689, and county drainage 0.01.
HOA dues are $1,500 a year plus a $50 streetlight assessment, managed by CCMC from the Cross Creek Ranch Welcome Center. That single HOA covers both communities, which is why Cross Creek West residents can use the Cross Creek Ranch amenities.
One caution on the MUD. The developer lists Fort Bend County MUD 198 and MUD 195, and an older page cites MUD 169. Rates differ by section, so confirm the MUD number and rate for the specific address before you rely on any figure, including mine. How to Buy New Construction Without Losing Money
This is the part builder websites will not tell you, and it matters more than which floor plan you pick.
Register your agent on the first visit
Walk into a model home alone, sign the visitor sheet, and the builder can refuse to recognize your agent later. You lose representation on the largest purchase of your life. The builder saves nothing either, because the agent fee comes from a marketing budget already priced in.
Texas tightened this further. Senate Bill 1968 took effect January 1, 2026. It requires a written agreement between a buyer and a license holder before showing residential property. Model homes count. Sort representation before you tour, not after.
Understand what the incentive actually costs
Builders in this market are offering rate buydowns, closing cost credits and design center allowances, typically somewhere between $8,000 and $25,000 in stated value. Highland Homes ran $10,000 toward closing costs here in 2025. In mid-2026 it offered a generator or $15,000 in design studio options, plus $10,000 toward closing.
Almost all of it requires using the builder’s own lender. That is not automatically bad, but the cost of a buydown has to sit somewhere, and it usually sits in the rate or the price. Get a competing quote from an outside lender and compare the total, not the incentive headline.
Know the difference between a spec home and a build
An inventory or spec home is already built or nearly finished. It carries the deepest discounts, because the builder is paying to carry it. You take the finishes as chosen, and you can close in weeks.
A to-be-built home lets you pick the lot, the plan and the finishes. Pricing is firmer and the timeline runs six to twelve months. Builders discount hardest at the end of a quarter and hardest of all in December.
What Is Actually Open in Cross Creek West
The Waterhole amenity center opened in summer 2024. It runs about 8,467 square feet. Inside and around it: a resort pool, a lap pool, a water play area, tennis and pickleball courts, a fitness center and an event lawn.
Four more parks opened in summer 2026. Silly Goose Park for toddlers, Sunset Park with pickleball, an 8,000 square foot dog park called Zoomies, and The Links, a seven-hole putting green. Residents also use everything in Cross Creek Ranch, which includes 35 parks and more than 60 miles of trails.
Three things are announced rather than built. A second entrance on Woods Road, a daycare across the road, and about five acres held for commercial at the front. Ask what is open the day you tour, not what appears on the site plan.
Getting In and Out
Access improved sharply in 2026. The first two miles of the Westpark Tollway Extension opened February 28, 2026. That was well ahead of the November contract date, on a project of nearly $72 million. Full opening of the four-mile extension to Charger Way was projected for August 2026.
Texas Heritage Parkway is finished and connects the area to I-10. FM 359 is being reconstructed north from downtown Fulshear, and the FM 1463 upgrade is due to finish late 2026.
Groceries stopped being a problem in October 2025, when H-E-B opened a 116,000 square foot store at Jordan Ranch on Jordan Crossing Boulevard. It is the westernmost large-format H-E-B in the Houston area.
Schools
Cross Creek West is in Lamar CISD. Haygood Elementary opened inside the community in August 2025. Older students currently attend Roberts Middle School, Dean Leaman Junior High and Fulshear High School.
A 100-acre secondary complex is going up in the northern part of the community, funded by the district’s $1.52 billion bond from November 2022. It targets an August 2027 opening. The board named the campuses in January 2026: Williams High School, Debbie Urbanski Junior High and Brenda Dresner Middle School.

How Far Along Is Cross Creek West?
Early to middle. Johnson Development is building 1,258 acres toward roughly 3,000 homes. It reported 626 net sales between the July 2022 opening and April 2025, and added 337 lots in 2025. Build-out is estimated for the early 2030s.
That stage matters when you buy. Plenty of sections are still selling, so you have choice of lot and plan. You will also live beside construction for years, and your resale competition will be a builder with a model home and an incentive budget. Neither is a reason to avoid the community. Both are reasons to buy the right lot.

What none of it tells you is which lot is worth the premium, which plan resells, and where the drainage sits. Those are site questions.
