Spring Branch real estate is not one market. It is three, and they are further apart than most buyers expect.
Across the three core Spring Branch ZIP codes, 1,313 homes sold in the twelve months to August 2026. Median sale prices ranged from $400,000 to $789,900 depending on which side of the area you were standing.
Spring Branch real estate at a glance
| ZIP | Sold | Median sold | Active now | Median year built | Built 2020 or later |
|---|---|---|---|---|---|
| 77055 | 571 | $789,900 | 220 | 2016 | 37.9% |
| 77080 | 458 | $400,000 | 171 | 2017 | 43.1% |
| 77043 | 277 | $480,000 | 106 | 1972 | 14.1% |
Two of those ZIP codes have a median year built after 2015 in an area developed in the 1950s and 1960s. That single fact explains most of what is happening in Spring Branch.
This is a teardown and rebuild market
Spring Branch was built out decades ago. Nearly all new construction here is replacement rather than expansion. Builders buy a mid-century ranch and put something larger on the lot.
In 77080, 43 percent of everything that sold was built in 2020 or later. In 77055 it was 38 percent. Those are extraordinary figures inside Beltway 8, where there is no vacant land to speak of.
So two houses on the same street can be entirely different products. One is a 1,600 square foot ranch from 1961. The other is a 3,800 square foot new build finished last year. They share a lot size, a school zone and nothing else.
What that means if you are buying
Comparable sales here need reading with care. A ZIP code median blends original ranches with new construction, so it describes neither.
Ask which product you are actually comparing. The answer changes the number by several hundred thousand dollars on the same block.
What that means if you own an older home
Part of your value may be the land rather than the house. In the most active rebuild pockets, buyers are pricing the lot and treating the structure as incidental.
That is not true everywhere in Spring Branch, nor at every price point. Find out which category your property falls into before you form a view on its value.
77043 is the exception
The median year built in 77043 is 1972, and only 14 percent of sales were new construction. It is the least redeveloped of the three, and where original housing stock is most intact.
Median sale price is $480,000, between the other two. For buyers who want an established neighbourhood rather than a rebuild zone, start here.
77055 and 77080 are moving in opposite directions on price
77055 carries a median sale of $789,900 against $400,000 in 77080, despite nearly identical median year built and similar rebuild rates.
The difference is location and lot value. 77055 sits closer to the Memorial Villages and Interstate 10, and its new construction is larger. 77080 sits further north and west, where the same rebuild activity produces homes at half the price.
Same phenomenon, two very different price points. If you are searching by ZIP code alone, you will misread this area.
Schools
Spring Branch is served by Spring Branch ISD, the same district as the Memorial Villages. That is a real draw, and one reason the rebuild activity runs as heavy as it does.
Zoning varies street by street, and campus assignments change. Confirm the specific address with the district rather than trusting a listing.
Where Spring Branch sits
Spring Branch runs roughly between the 610 Loop and Beltway 8, bounded by Interstate 10 to the south and Hempstead Road to the north. It wraps around the Memorial Villages without including them.
That location is the whole argument for the area. You are inside Beltway 8, minutes from CityCentre and the Energy Corridor, and close to downtown for the money.
Spring Branch compared to nearby markets
| Market | Median sale price |
|---|---|
| Memorial Villages, six cities | $2,525,000 |
| Spring Branch 77055 | $789,900 |
| Spring Branch 77043 | $480,000 |
| Sugar Land | $451,250 |
| Spring Branch 77080 | $400,000 |
| Katy | $345,000 |
Spring Branch answers a specific question: how to get Spring Branch ISD and an inside-Beltway address without a Memorial Villages price. A new build in 77080 costs less than the median resale across much of Fort Bend County.
A note on the numbers I am not publishing
On my other market pages, including selling a house in Fort Bend County, I compare what expired listings asked against what homes actually sold for. That comparison does not work cleanly in Spring Branch, so I am not putting a figure on it here.
The reason is the rebuild pattern. The homes that sell and the homes that expire are often different products, so comparing medians measures the mix rather than seller pricing. In 77055 the expired listings were newer than the sold ones, which tells you the comparison is catching something other than overpricing.
I would rather say that plainly than publish a number I cannot stand behind. For a specific address I run the analysis properly, against genuinely comparable properties.
Frequently asked questions
Is Spring Branch a good place to buy in Houston?
It suits buyers who want Spring Branch ISD and an inside-Beltway location well below Memorial Villages prices. The trade-off is that housing stock varies enormously street by street.
What is the median home price in Spring Branch?
It depends on the ZIP. The median sale is $789,900 in 77055, $480,000 in 77043 and $400,000 in 77080 for the twelve months to August 2026.
Is Spring Branch the same as the Memorial Villages?
No. The Memorial Villages are six incorporated cities inside ZIP 77024, with a median sale price of $2,525,000. Spring Branch surrounds them, sits inside the City of Houston, and is far more affordable. Both share Spring Branch ISD. There is a full breakdown on my Memorial Villages Houston TX page.
Why is there so much new construction in Spring Branch?
There is no vacant land, so builders buy older homes and replace them. In 77080, 43 percent of homes sold in the last year were built in 2020 or later.
What are the Spring Branch ZIP codes?
The core ZIP codes are 77055, 77080 and 77043. ZIP 77024 is adjacent but covers the Memorial Villages, which is a separate and much higher-priced market.

I grew up in Spring Valley Village, next door to Spring Branch. My family has run a business in the Memorial area since 1979, and I know which streets are rebuilding.
Send me what you are considering. I will tell you what the comparable sales actually say, rather than what a ZIP code average implies.
No pressure, no hype, and no promises I cannot keep.
