Older Grand Mission sold at $332,500 in 18.5 days.

Those last four rows are absences, not zeros. The 77407 table publishes an active count for the ZIP code as a whole, 370 homes, but it does not break that number out by community. So there is no honest months-of-supply figure for Trillium on this page, and I would rather say that than estimate one.

- A listing agent or a builder sales office quoted you a number, and you want to see what the last 12 months of closed sales actually did.

This is a short comparison guide, not a brochure. It sets Trillium beside the three communities buyers most often weigh against it, and it names what I cannot verify.
What this community is, and what it is not
Trillium sits on land next to Aliana, between FM 1464 and Harlem Road, inside ZIP 77407 with a Richmond mailing address. Two builders are working it at the same time, Tri Pointe Homes and Taylor Morrison. More than 3,500 homes are planned across the full build-out, and construction has not finished.
Amenities reported on my 77407 guide include a recreation center, a resort-style pool, a pavilion, an event lawn, a butterfly garden and sports courts.
Now the disambiguation, because several names get crossed here. Trillium is its own row on the 77407 subdivision table. It is not Grand Mission and it is not Grand Mission Estates, which are two separate plats with their own rows. It is not Aliana, its neighbor to one side and a different row again. Harvest Green, Austin Point and The George are all Richmond communities too, and none of them is Trillium.
One more caution. The 77407 page places Trillium in Richmond 77407, and that is how I describe it here. My guide mentions Fulshear once, and only as a comparison, when it points at a Del Webb community there that shows the same days-on-market pattern. Read that as a market comparison rather than a location claim. Trillium is also a subdivision name that turns up elsewhere in Texas, so the figures on this page belong to the 77407 row alone. Before you rely on any of them, have me confirm the MLS subdivision string that a specific address actually sits in.
Trillium Richmond prices and market data
Here is the 77407 row in full, dated to the source above. Trillium closed 141 sales at a median of $508,000, at $187.22 per square foot, on a median home of 2,602 square feet, in a median of 59.5 days.
Four of those figures are rankings worth stating precisely, and I checked each one against all 11 communities my 77407 guide reports.
- 141 sales is the highest count on the table. Aliana is next at 82. No other community clears 60.
- $187.22 per square foot is the highest on the table. Aliana runs $184.91, Lakeview Retreat $180.93. That second community is finished rather than still building, and my Lakeview Retreat Richmond TX guide sets its resale numbers against Trillium in full.
- $508,000 is the second highest median price, behind Aliana at $575,000.
- 2,602 square feet is the third largest median home, behind Aliana at 3,130.5 and the 77407 portion of Long Meadow Farms at 2,884.
Put together, that is a community selling the most homes in its ZIP code, at the highest price per foot in its ZIP code, and doing it slower than anywhere else on the same table.
Why 59.5 days is the slowest pace on the ZIP table
My 77407 guide already answers this, and I am not going to invent a second explanation. The slow pace is not a demand problem. New-construction communities almost always carry a longer median days-on-market than mature resale neighborhoods, because builder inventory takes longer to sell through than a single well-priced resale listing. That guide names the same pattern at Austin Point in Richmond and at Del Webb’s Fulshear community.
Trillium fits that description exactly. It is genuinely new, worked by two builders at once, and still under construction. So the 59.5 figure is measuring how builder inventory moves, not how buyers feel about the place.
Compare the other end of the table. Grand Mission, the oldest plat in this comparison, closed in 18.5 days, the fastest median in the ZIP code. Mature resale stock turns over quickly. That contrast is the clearest thing the 77407 table shows.
What the active listings say
Active inventory in Trillium carries a median list price of $599,482. Set against the $508,000 median that actually closed, active asking prices run about $91,482 higher, roughly 18 percent above the last 12 months of sales. My arithmetic, from the two published figures.
That is the widest asking-to-sold gap in the ZIP code, and the 77407 guide reads it the same way I do: current inventory skews toward the newest and largest homes in the community. It is a mix effect first. Treat it as a signal about which homes are for sale right now, not as a forecast that prices are about to jump.
Compared with Grand Mission, Grand Mission Estates and Aliana
All five rows below come from the same 77407 snapshot, so they are directly comparable. The Aliana row is the 77407 portion of that community only, which is how my guide reports it.

Against the ZIP code as a whole, Trillium ran $123,000 higher on price, $20.26 higher per square foot, 135 square feet larger, and 22.5 days slower. Its 141 sales are about 20 percent of every closed sale in 77407, so roughly one in five. All arithmetic off the table above.
Against Grand Mission Estates, the gap is $108,000 and 19 days. Against older Grand Mission it widens to $175,500 and 41 days. Aliana is the one community here that costs more, $67,000 more at the median, on a home about 528 square feet larger, and it sold 36 days faster.
What the price difference actually buys
Run the medians the other direction and the trade becomes concrete.
Spend $400,000, the Grand Mission Estates median, in Trillium at $187.22 per foot, and you are buying about 2,136 square feet. The same money at Grand Mission Estates bought a 2,507-square-foot median home. That is a gap of roughly 371 square feet for identical money.
Push it further. Take $508,000, the Trillium median, into older Grand Mission at $146.71 per foot, and it stretches to about 3,462 square feet, some 860 feet more than the Trillium median home. My arithmetic again, and it is a median-to-median comparison rather than a quote on any specific house.
So the honest framing is a trade, not a verdict. Trillium buyers are paying the ZIP code’s highest price per foot for a new home from a named builder, on a community that is still building its amenities out. Grand Mission buyers are getting far more square footage per dollar in a neighborhood that finished years ago. Neither is the right answer in the abstract.
Schools serving Trillium Richmond
My 77407 guide is careful here, and so am I. Some builder pages in Trillium reference Fort Bend ISD, and others reference Lamar CISD. The district line is not something I will resolve for you from a table.
Confirm exact zoning for your specific address before writing an offer, directly with the district. Campus assignments change with boundary adjustments, and in a community still under construction they change more often than most. I do not publish school ratings on this site, for anyone, and I will not steer you toward or away from a neighborhood on that basis.
Who this community is not a fit for
- You want Grand Mission’s speed and price. If the $332,500 median and an 18.5-day market are what you are chasing, that is the older plat, not this one. Start with my Grand Mission guide instead.
- You want maximum square footage per dollar. At $187.22 a foot, Trillium is the most expensive per-foot community on the 77407 table. Four communities there sit under $150.
- You need certainty on schools today. With two districts referenced across builder materials, an address-level answer has to come before an offer.
- You want a finished neighborhood. Construction is active, and a community planned for more than 3,500 homes will be building for a while yet.
- You are shopping Sienna or Missouri City. Different county line, different ZIP codes, and a different market entirely from 77407.
