Who this Bonbrook Plantation Richmond guide is for
This page is written for three groups. The first is buyers who priced Richmond’s newer master-planned communities, found the entry point higher than they expected, and want to know what an established mid-2000s subdivision in the 77469 corridor actually costs. Second come owners in the community who need to know where their own house sits inside a 51-sale year rather than inside a citywide average. Third are people relocating to Fort Bend County who have seen the name on a listing site and cannot tell from a map how it relates to Pecan Grove, Lakes of Bella Terra or Long Meadow Farms.
If you want a brochure, this is not it. What follows is the MLS record with its date and its limits attached, plus a plain statement of what I could not verify.
What Bonbrook Plantation is, and what it is not
Bonbrook Plantation is a single-family subdivision with a Richmond mailing address, sitting entirely inside ZIP code 77469 on the Rosenberg side of the Richmond market. The MLS files it under two halves, Bonbrook Plantation North and Bonbrook Plantation South, plus sectioned strings running into the double digits on both sides. Those halves are one community, not two, and the community table on my Richmond hub counts them together.
Homes here closed between 2005 and 2020 in the last twelve months, which places it after Pecan Grove and roughly alongside Long Meadow Farms in vintage. Nothing about it is new construction at this point, and the 2005 to 2020 span means build quality, floor plan fashion and mechanical age all vary considerably from one street to the next.
What it is not: this is not Lakes of Bella Terra, which sits in 77406 on the far side of the Grand Parkway and trades about $67,500 higher at the median. Neither is it Pecan Grove, an older and larger-lot community with stock running back to 1980. Long Meadow Farms, Harvest Green, Aliana, Veranda and The George are all separate communities with their own rows in the same table, and none of their numbers belong on this page.
One more name caution. My MLS pull returned a single sale filed under the bare string Bonbrook with no Plantation on it, on a street that also appears under Bonbrook Plantation South. That looks like a truncated entry for the same plat rather than a separate subdivision, and I explain below exactly what it does to the count.
Bonbrook Plantation Richmond home prices, dated and sourced
The headline figures are the ones in the table above: 51 closed sales over the twelve months to August 2026, a $355,000 median, roughly $147 per square foot, a 2,439 square foot median home, and 27 median days on market. Against a Richmond citywide median of $370,000 and a 77469 median of $340,000, this community sits between the two, closer to the city figure than to its own ZIP.
What my own September 2026 MLS pull found
On September 6, 2026 I ran the community through HAR Matrix myself rather than reusing the hub table blind. Classic Single-Family, subdivision text matching plantation, ZIP restricted to 77469, sold between August 1, 2025 and August 14, 2026. That returned 51 records across 18 distinct subdivision strings, every one of them a Bonbrook Plantation variant.

Five of the six measures reproduced exactly. Price per square foot is the only one that moves, and the reason is arithmetic rather than data: dividing total sale price by total square footage across all 51 homes gives $146.25, while taking the middle value of the 51 individual ratios gives $151.01. The hub row’s $147 matches the first method, so that is the one to read it as.
Widening the subdivision filter from plantation to bonbrook, with no ZIP restriction, returns 52 rather than 51. The extra record is a single sale filed under the bare string Bonbrook, on a street that also carries Bonbrook Plantation South listings. That one entry is almost certainly the same plat with a truncated subdivision field, which means the published 51 may be one short. A gap of one sale does not move a median, and the page keeps the published figure.
Reading it against ZIP 77469
Running the bonbrook filter across 77469, 77406, 77407 and 77471 settles the footprint completely: 52 records in 77469 and zero in the other three. This community does not straddle a ZIP line, which distinguishes it from Long Meadow Farms, whose sales split across 77406 and 77407.
ZIP 77469 as a whole recorded 1,287 sales at a $340,000 median, $157 per square foot, 2,242 square feet and 33 days on market, with 611 homes active on August 14. So Bonbrook Plantation runs about $15,000 above its ZIP at the median on a home roughly 200 square feet larger, and it sells six days quicker. Buyers shopping the ZIP on price alone will find this community at the upper-middle of it rather than at the value end.
North and South are not the same half
Splitting my 51 records by the North and South strings shows a real difference that no single median can carry. Bonbrook Plantation North accounted for 21 sales at a $335,000 median, a 2,216 square foot median home and 27 days on market, on stock built 2005 to 2017. Bonbrook Plantation South accounted for 26 sales at a $355,000 median, 2,563 square feet and 23 days on market, built 2006 to 2020. Four further records carried no North or South tag at all.
South is therefore the newer, larger and faster-moving half, and roughly $20,000 dearer at the median. That gap is worth knowing before you compare two asking prices across the community and conclude one of them is overpriced. It is also my own read off the MLS subdivision strings rather than a published statement by the developer or the HOA, so treat it as directional and check the specific section.
How much is actually for sale right now
Pulling actives on September 6, 2026 returned 23 listings, the same count the hub table published for August 14. Those 23 carry a $375,000 median asking price, about $145 per square foot, a 2,628 square foot median home and 29 median days on market, on stock built 2006 to 2019, spanning $285,000 to $475,000.
Set 23 active listings against a sales pace of roughly 4.25 homes a month and you get about five and a half months of supply. That arithmetic is mine, not an MLS statistic, and it mixes a point-in-time inventory count with a trailing-year sales rate. Read as a rough gauge it puts this community tighter than Lakes of Bella Terra or Long Meadow Farms and looser than Pecan Grove. Note also that the active median asks $20,000 above the sold median on a home about 190 square feet larger, so the two numbers are not directly comparable.
Bonbrook Plantation compared with Lakes of Bella Terra, Pecan Grove and Long Meadow Farms
All five rows below are lifted from the single community table on my Richmond TX real estate guide, so they share one MLS pull, one date window and one set of counting rules. Comparing across two different snapshots is where most neighborhood comparisons go wrong, and nothing here mixes sources.

What the gaps come to
Against Lakes of Bella Terra, this community is $67,500 cheaper at the median on a home 178 square feet smaller, at $21 less per square foot, and it sells six days quicker. Pecan Grove sits $56,250 higher on a home 307 square feet larger, yet the two land within a dollar of each other per square foot. Size and lot, rather than land value, are what separate that pair. Long Meadow Farms opens the widest gap of the three, $135,000 on a home 579 square feet bigger at $22 more per foot, and both communities still clear in 27 days.
The comparison against Richmond as a whole is the one that pays for the page. Bonbrook Plantation’s median home is 26 square feet larger than the citywide median yet $15,000 cheaper, because it trades at $19 less per square foot. Put plainly, the discount here is priced into the land and the location rather than into a smaller house.
Of the four communities in the table, this one carries the lowest price per square foot and the joint-fastest days on market. That combination is what a buyer is buying: an established address that moves quickly, at the least dollar per foot of the group, on a house that is nonetheless the smallest of the four.
Schools serving Bonbrook Plantation Richmond TX
Richmond addresses fall under Lamar Consolidated ISD or Fort Bend ISD depending on the address, and the district line does not follow the ZIP code boundary. My Richmond hub says exactly that, and it gives the clearest example on the page: Aliana is Fort Bend ISD, Austin Point is Lamar CISD, two communities a few miles apart in two different districts.
This community spans two halves and 18 recorded MLS subdivision strings across many sections, which leaves plenty of room for the assignment to differ from one street to the next. For that reason no single district or campus list appears here for the whole community, and I will not repeat a campus name attached to some 77469 lots as though it covered every lot. Attendance zones also get redrawn between school years.
Confirm the assignment for the specific address you are considering, directly with the district that claims it, before you rely on it. No school ratings appear anywhere on this site, because a rating is a third-party score rather than an MLS fact, and the MLS disclaims its own school data.
Who Bonbrook Plantation Richmond is not a good fit for
Anyone set on brand-new construction should look elsewhere. Sales here ran 2005 to 2020, and a buyer who wants a builder warranty, current insulation standards and a floor plan drawn in the 2020s will find that in Austin Point, Harvest Green or Veranda instead.
Buyers who need a guaranteed campus assignment before they write an offer will find this page unsatisfying by design. Two districts claim parts of Richmond, the community spans many sections, and the only reliable answer comes from the district for one specific address.
Anyone whose budget tops out near the bottom of the Richmond market should also weigh this carefully. My pull found no sale below $275,000 in the last twelve months, so the entry point sits meaningfully above the cheapest corners of 77469.
Sellers hoping for Long Meadow Farms money will be disappointed by the comparison table above, and honestly so. A $135,000 median gap between two communities of similar vintage reflects size, section and location, and no amount of staging closes it.
One more group: buyers who want published HOA dues, a tax rate and an amenity list on the page before they will engage. Those figures are not verified here. I can pull the current ones for a specific address, but I will not print a number I cannot stand behind.
