Selling a House in Sugar Land, TX: A Seller Guide to Pricing

Selling a house in Sugar Land TX comes with a trap. This is the fastest market in Fort Bend County, with a median of 24 days from list to contract. Speed like that feels like permission to reach on price.

It is not. Two of Sugar Land’s three ZIP codes carry a fifteen percent overpricing gap.

What the homes that did not sell were asking

I pulled every expired single-family listing in all three Sugar Land ZIP codes for the twelve months to August 2026. Then I compared them against what actually closed.

77479 and 77498 land on the same number from opposite ends

Look at those two figures. 77479 has a median sale price of $535,000 and 77498 sits at $325,000. The two ZIPs are separated by $210,000, and their overpricing gaps differ by one tenth of a percentage point.

Sellers in Sugar Land’s most expensive ZIP and its most affordable one make an identical mistake, at identical scale.

77478 is the exception, and it is a large one

Expired listings in 77478 asked $469,500 against $452,500 for homes that sold. Under four percent.

That is the second tightest figure I have measured in Fort Bend County. 77478 is old Sugar Land, largely built out, with a small and settled sales pool of 220 homes a year. Comparable sales there behave, so sellers price closer to reality.

If a 77478 listing is sitting, price is probably not the first thing to examine. Look at condition, photography and showing access instead.

There is no county-wide rule, and that is the point

Three markets, three different patterns. Missouri City held near fifteen percent across both its ZIPs regardless of price. Richmond tracked the price band, widening as prices rose. Sugar Land does neither, putting its cheapest and priciest ZIPs together and leaving its middle one alone.

Speed does not protect you

Sugar Land is the fastest of the four markets I have measured.

A fast market moves correctly priced homes quickly. It does not move overpriced ones. All a quick market does is make the failures more visible, because everything around you sells while your listing sits.

That is worth knowing before you test a number.

Sugar Land by ZIP, for sellers

77479: the volume market

742 of Sugar Land’s 1,288 sales happen here, more than half. Median sale is $535,000 at $178.87 per square foot, and homes move in 22 days.

This is also where the overpricing gap is widest in absolute dollars. A fifteen percent stretch on a $535,000 home is roughly $80,000 of asking price that the market will not meet.

77478: old Sugar Land

The smallest of the three by volume at 220 sales, with a median of $452,500 and 24 days on market. Established, built out, and the most predictable place to price in the city.

77498: the value ZIP

330 sales at a median of $325,000, the most affordable entry into Sugar Land. Homes here take 27.5 days, the slowest in the city.

The fifteen percent gap here matters more than it looks. Buyers at this price point are the most payment-sensitive in Sugar Land. An overpriced listing loses them to a lower monthly number somewhere else.

What Sugar Land sellers are actually competing against

Sugar Land has limited new construction compared with Richmond or Katy. That is good news for a resale seller. Your competition is other resales rather than a builder with incentives you cannot match.

The trade-off is that comparable sales carry more weight. There is no builder pricing to blame and no incentive package to explain away a gap. Condition, updates and presentation do the work here.

Telfair, Greatwood and New Territory each behave differently, and a comparable from one tells you little about another. Price inside your community.

How I price a listing when selling a house in Sugar Land TX

Closed sales from the last 60 days inside your community and ZIP. A 77479 comparable says nothing useful about 77498.

Then the story behind each one. A home that sold in a week and one that sat 70 days and cut twice both carry information. The second usually carries more.

Then presentation, which matters more here than in the builder-heavy markets. You are being compared against other resales, and buyers shortlist from photographs.

Then an adjustment plan agreed before we go live. In a 24-day market, waiting six weeks to react is not patience. It is a decision.
