Firethorne is a built-out master planned community in west Katy, TX, and it hides an oddity that almost nobody writes about. One road runs through the middle of it. On one side of that road children attend Katy ISD. On the other side they attend Lamar CISD. Both sides share the same utility district, the same amenity centers and the same mailing address.
I pulled every Firethorne sale and every active listing from the MLS for the last twelve months and split them along that line. What I found surprised me, and it is the opposite of what the headline prices suggest.

That search matches on the Firethorne name, so it can occasionally pull in a listing outside the community that happens to share it. Check the address against the sections described below before you get attached to a house.
Firethorne at a glance
Firethorne sits south of I-10 along FM 1463, west of the Grand Parkway, in unincorporated Fort Bend County. The mailing address reads Katy. The community is not inside the Katy city limits, and it never has been. Jefferson Development built it out over roughly a decade, and the last builder sections have closed, so everything trading today is resale.
That last point matters more than it sounds. Resale communities behave differently from builder communities, and the difference shows up immediately in the numbers.
What Firethorne homes actually sold for this year
These figures come from my own MLS pull, not from a portal estimate. I searched the Firethorne master planned community, sold in the last 365 days plus everything currently active, and I counted every record.

Listings on the Katy ISD side ask below recent sales
Read those two columns against each other and a gap appears. Sellers now on the market ask a median $487,500. Buyers over the past year paid a median $520,500. That comparison is less clean than it looks, so it is worth taking apart.
Active listings are not a mirror of recent sales. They skew slightly larger, at 3,372 square feet against 3,141 sold. They also skew toward the west side of FM 1463, which accounts for 34 percent of current listings but only 27 percent of the past year’s sales. Some of the gap is just a different mix of houses.
Narrow it to the Katy ISD side, where the sample is largest, and a real signal survives. Homes there closed at a median $167.06 per square foot over the past year. Homes listed there today ask a median $159.88, roughly 4 percent less. Sellers on that side of the road are asking under what the market has been paying.
The west side runs the other way, with current listings asking slightly more per foot than recent sales. That rests on 17 listings, so I would not read much into it in either direction.
For contrast, builder-led communities usually run the opposite way by a wide margin. Builders in Harvest Green ask about 26 percent above what resale buyers pay, and in Sunterra the gap runs about 11 percent. A finished resale community behaves differently, and Firethorne is finished.
FM 1463 splits Firethorne into two school districts
This is the fact that makes Firethorne unusual, and it is the one buyers ask me about most.
Sections east of FM 1463 carry the Firethorne name and fall in Katy ISD. Sections west of FM 1463 carry the Firethorne West name and fall in Lamar CISD. One caution on that split. I sorted these sales by the subdivision name recorded in the MLS, because that is the field agents fill in consistently. The separate school district field on those same listings does not always agree with the section name, and on a minority of sales it points the other way. That is a reason to verify your specific address with the district rather than to trust either field, including mine. Lamar CISD opened Kathleen Joerger Lindsey Elementary inside Firethorne West for the 2017 to 2018 school year, and the Houston Chronicle reported the boundary decision at the time. Before that campus opened, west side students attended Huggins Elementary.
A campus assignment can move. A district line cannot. Katy ISD and Lamar CISD both adjust attendance boundaries as new schools open, and both have moved boundaries in west Katy and Fulshear recently. The district your address sits in, though, does not change because a school board votes.
Confirm any specific address before you write an offer. Katy ISD publishes an address lookup at its Find My School page, and Lamar CISD publishes attendance boundary materials on its own site. I will not publish a section by campus table, because zoning is set by address and a table like that goes stale without warning.
Does the Katy ISD side actually cost more?
Here is where the headline number misleads people, and where I have to be straight about what the data can carry. I split all 115 sales along FM 1463.

The price difference looks enormous at $148,150. Per square foot the difference is $5.36. East side homes also run 607 square feet larger at the median, so most of that headline gap is house size rather than school district.
The obvious next question is whether the district line carries a premium once you compare like with like. I tried to answer that by splitting both sides into size bands, and the honest result is that 27 west side sales will not stretch that far.

What the size bands can and cannot show
Only two bands hold enough west side sales to mean anything, and they disagree with each other. Under 2,500 square feet the west side sold for slightly more per foot. Between 3,000 and 3,500 square feet the east side sold for about 11 percent more. The remaining bands rest on one, two or four sales, which is not enough to draw a line through.
So the useful conclusion here is a negative one. Twelve months of sales cannot tell you what the school district line is worth in Firethorne, and any page quoting you a confident premium is reading more into the numbers than they hold. What the data does show is that the $148,150 headline gap is mostly square footage, and that both sides sell in about twenty days.
Some west side sellers hear that their home is worth less purely because of the district. The sales data neither proves nor disproves that. Worth knowing before you accept a lower price on that basis.
If the district matters to your family, choose on the district. The price data will not make that call for you.
What county is Firethorne in, and is it in a city?
Firethorne is entirely in Fort Bend County. It is unincorporated, and it sits inside the City of Fulshear’s extraterritorial jurisdiction. The Texas Supreme Court stated this directly in litigation between the developer and Fort Bend County over plat approval. That opinion describes the community as roughly 1,400 acres within Fulshear’s ETJ, inside Fort Bend County Precinct 3.
I mention that because the mailing address says Katy and some sources treat the community as split across counties. It is not. Fort Bend Central Appraisal District values every home in it, and there is no city property tax, because there is no city.
This is a different situation from Sunterra, which genuinely straddles a county line further north. Both communities say Katy on the envelope. Only one of them makes you check which appraisal district you are dealing with.
Firethorne sits in a single utility district
Both sides of FM 1463 fall inside Fort Bend County Municipal Utility District 151. There is no separate west side district. The district’s own bond disclosure describes roughly 1,404 acres split by FM 1463 and lists both the Firethorne sections and the Firethorne West sections inside it.
The MUD rate for 2025 came in at $0.7200 per $100 of value, made up of $0.4000 for operations and $0.3200 for debt. That rate has fallen steadily, from $0.89 a few years ago through $0.82 and $0.78 to its current level. A maturing district that keeps retiring debt behaves exactly this way, and it is a quiet advantage of buying in a finished community rather than a new one. What you will pay in property taxes
Fort Bend Central Appraisal District published these certified rates for the 2024 tax year, per $100 of assessed value.

Add them up and the Katy ISD side lands near 2.32 percent, while the Lamar CISD side lands near 2.35 percent. Apply the lower 2025 MUD rate and both figures drop by roughly six hundredths of a point.

What Firethorne residents get for their dues
The community association operates two clubhouses, one on North Firethorne Road and one on South Firethorne Road. Between them residents get a competitive swim center, a recreational pool, tennis and pickleball courts, a fitness center, sports fields, lakes and trails. The original master plan set aside about 150 acres for parks and recreation, anchored by a twelve acre lake.
There is no golf course in Firethorne. If a search sends you to a Firethorne Country Club, that is a private club in North Carolina with no connection to this community at all.
Dues figures circulate in the $800 to $1,250 range depending on section, with the higher end quoted for the gated portion. Resale certificate and transfer fees apply at closing. Every one of those numbers comes from secondary sources and every one of them goes stale. Get the current schedule in writing from the association before you sign anything.
Flooding, and how to check your specific address
Katy carries real flood history, and I do not treat that lightly on any page I write. Fort Bend County records a map revision covering the Firethorne property and Willow Fork Buffalo Bayou, dated January 2004. That revision reflects the drainage work the developer did here.
I have seen resident accounts describing street and ditch flooding during Harvey without homes taking water. Those accounts come from forums rather than from any damage assessment, so I am not going to present them as a finding. What I will tell you is that flood risk here is a lot by lot question, not a subdivision wide one.
Check the address itself at the FEMA Flood Map Service Center, then ask the seller directly what has happened at that house. I wrote up the flood history of a nearby community in detail. The lesson from Canyon Gate is that a subdivision average tells an individual buyer very little.
FM 1463 is the honest drawback
The road that defines this community has also been its biggest frustration. TxDOT has been widening roughly seven miles of FM 1463 between Katy and Fulshear, in a project valued around $108 million. The road goes to six lanes north of Spring Green Road, and four lanes with raised medians south of it.
Work began in February 2022. TxDOT has pointed to substantial completion in late 2026 with final completion into 2027. A TxDOT spokesman told Community Impact that average daily traffic on the road climbed as much as 128 percent between 2013 and 2023. That figure explains both why the widening had to happen and why living beside it has tested people’s patience.
Buy here in 2026 and you are buying near the end of that project rather than the middle of it. Ask any seller how the construction affects their specific commute, because access varies a good deal along the corridor.
A twenty year old community has twenty year old components
The median Firethorne home sold this year was built in 2012, and the oldest sections date to the middle 2000s. Roofs, air conditioning systems, water heaters and fences all reach the end of their typical service life somewhere in that window.
None of that is a defect. It is arithmetic, and it is the single most useful thing I can tell a buyer looking at this community. Budget for it, get a thorough inspection, and negotiate from what the inspector finds rather than from the age of the house on paper.
Sellers should read the same arithmetic in reverse. A twenty year old roof shows up in every buyer’s inspection. Price as though it does not exist and the home lands in that 41 day active pool instead of the 20 day sold pool.

Cinco Ranch is the name everyone in Houston knows, and it trades about 8 percent higher per square foot. Firethorne homes are newer by six years at the median, slightly smaller, and they sell just as fast. A buyer who cares about the address pays the Cinco Ranch premium. A buyer who cares about square footage and build year does better here.
Who Firethorne suits
Firethorne suits a buyer who wants a finished community rather than a construction zone. Amenities exist already, streets are done, trees have grown in, and the utility district is retiring debt rather than issuing it.
Families who want Katy ISD or Lamar CISD can compare the two here without moving across town.
Commuters do well, given the position just south of I-10 and the run west toward the Energy Corridor.
The community suits you less if you want a brand new build. It also disappoints if you need a home under $350,000, or if the remaining FM 1463 construction would sit on your daily drive.
Common questions about Firethorne
Is Firethorne in Katy or Fulshear?
Neither, legally. The mailing address is Katy, the community sits in Fulshear’s extraterritorial jurisdiction, and the land itself is unincorporated Fort Bend County. No city collects property tax on it.
Which school district serves Firethorne?
Both Katy ISD and Lamar CISD do. Sections east of FM 1463 are Katy ISD and Firethorne West sections to the west are Lamar CISD. Verify the specific address with the district before you buy.
How much are Firethorne property taxes?

No. The builder program has finished and the community trades entirely as resale, which is why active inventory sits at 61 homes rather than in the hundreds.
