This guide is part of my full Sienna Villages Guide, which compares all of Sienna’s villages side by side. For the bigger picture on the community itself, start with Moving to Sienna TX.

What Makes Shipman’s Landing Different
Shipman’s Landing sits next to Sawmill Lake and shares its amenity access. The Sawmill Lake Fitness Center is physically located in this section, so residents have a full gym and group fitness classes within the village itself.
The homes date largely from 1998 to 2010. As a result, the streetscape is settled and the landscaping has filled in, rather than still maturing the way Sienna’s newer sections are.
Why the Numbers Stand Out
Two figures make this village worth a look. The first is $148 per square foot, the lowest in Sienna. The second is 25 days on market, the fastest in Sienna.
Taken together, those say buyers are getting more space per dollar here than anywhere else in the community, and that other buyers have noticed. Well-priced homes in Shipman’s Landing do not sit.
Schools
Sienna’s school zoning varies by village and has shifted before, so I verify it for the exact address. My Schools in Sienna TX guide covers the current zones.
Is Shipman’s Landing Right for You?
This village suits buyers who want square footage and an established neighborhood without paying a new-construction premium. It will not suit buyers set on a brand-new home, since almost nothing here was built after 2010.
I’ve lived in Sienna since 2018. As a Broker Associate with C.R. Realty, I can walk you through how Shipman’s Landing compares to the other villages and find homes that actually fit. If it’s on your list, I’d love to help.
