Quick answer: Waters Lake is built around a series of lakes woven through the village. Many homes back directly onto the water, and the walking trails here are among Sienna’s most popular. Because of the lake frontage, homes in Waters Lake can carry a premium over comparable homes elsewhere in the community.
Waters Lake Home Prices and Market Data
Over the last 12 months, 35 homes sold in Waters Lake at a median price of $630,000, or $161 per square foot. Waters Lake has the largest median home size in Sienna after Destrehan, at 4,163 square feet.

Waters Lake is a useful illustration of why price per square foot matters. Its total prices are among Sienna’s highest, but its cost per foot is among the lowest, because the homes are large but were built in the early 2000s.

What Makes Waters Lake Different
Waters Lake is exactly what the name suggests. A series of lakes runs through the village, and the homes and trails are laid out around them. It’s one of the few Sienna villages where the water is the organizing feature rather than an amenity you drive to.
The walking trails here are some of the most used in Sienna. On a good evening, they’re genuinely busy.
Homes in Waters Lake
The big variable in Waters Lake is whether a home actually backs to water. Lakefront and water-view homes can carry a real premium over otherwise comparable homes elsewhere in Sienna. Interior lots in the same village don’t.
That gap matters when you’re comparing list prices across the community. Two homes with similar square footage can price very differently depending on what’s behind them, and it’s worth understanding that before you decide a listing looks overpriced or underpriced.
Location and Amenities
Beyond the lakes and trails, Waters Lake residents have access to Sienna’s wider amenity network. The village’s layout means a lot of homes are a short walk from green space, which is part of why the trail system gets so much use here.
Schools

Every Sienna village trades something for something else. The right one depends on whether you want mature streets or new construction. Amenity access and school zoning usually decide the rest.
