Aliana Richmond TX is the Fort Bend community where you can walk out your door to an H-E-B and a Target. That sounds small until you have lived somewhere you cannot.

Quick answer: Aliana is a 2,000-acre master-planned community in Richmond, Texas, developed by AIRIA Development Company. Over the last 12 months, 81 homes sold at a median of $575,000, or $185 per square foot. Median size was 3,234 square feet. Homes here move quickly, at a median of 25 days. The community sits in unincorporated Fort Bend County inside Houston’s extraterritorial jurisdiction, so residents pay no city property tax.

Aliana vs Sienna vs Riverstone
These are the three Fort Bend master-planned communities I get asked to compare most. Here is how they actually differ.

Aliana lands in the middle on price. It costs less than Riverstone and sits above most Sienna villages. It also moves just as fast as either, at 25 median days.
The clearer difference is geography. Aliana is in Richmond, on the Grand Parkway between US 59 and I-10. That suits people working toward Katy or the Energy Corridor. Sienna and Riverstone sit south in Missouri City, which suits the Medical Center and downtown commute better.
Aliana vs Harvest Green, Trillium, and Grand Mission
Aliana is not the only large Richmond community buyers ask me about, and the three it gets confused with most sit at genuinely different price points. Every row below is read off a table already published on the page named in the last column, which matters more than it sounds.

Four separate pulls, not one merged query. Read each row alongside the others rather than as a like-for-like figure against them.
Harvest Green outsells Aliana by a wide margin and closes at a lower median, but it takes roughly twice as long per sale. Trillium is the busiest single row in the 77407 subdivision table, cheaper per closing than Aliana and the slowest of the four. Grand Mission sits in a different price band altogether, and it is two plats rather than one: the 77407 table splits the combined row into Grand Mission at 32 sales and a $332,500 median, and Grand Mission Estates at 53 sales and a $400,000 median. The combined $367,500 is neither of those two figures, so it should not be quoted as the Estates number.
Aliana itself shows up in three different pulls across this site, and they do not agree exactly. This page counts 81 sales, the Richmond community table counts 84, and the 77407 subdivision table counts 82. Those are overlapping queries run on different days against different geographic filters, not a correction of one another, and I am not going to average them into a single tidier number. The shape holds in all three: Aliana is smaller in count than Harvest Green or Trillium, higher in price, and faster to sell.
What Makes Aliana Different
Two things, and the first one is retail.
The Market Center at Aliana sits inside the community. It includes an H-E-B Aliana Market and what opened as the nation’s first Next Generation Target store. A further retail development, The Grand at Aliana, has been adding more. Most master-planned communities send you out to a highway for groceries. This one does not.
The second is the tax situation. Aliana lies in unincorporated Fort Bend County, inside the City of Houston’s extraterritorial jurisdiction but outside any city limits. Residents therefore pay no city property tax. The total rate still runs roughly 2.9 to 3.2 percent once county, Fort Bend ISD and the MUD are counted. Amenities and Clubs
Aliana runs two recreation centers rather than one.
The Club at Aliana is the main clubhouse. It has a fitness center, tennis courts, and a resort-style pool with a splash pad. There is also a ballroom and commercial kitchen for events.
The Westmoor Club is the second center. It adds a 24-hour fitness center and another pool and splash pad. There is also an event lawn, playground, tennis courts and a game room.
Beyond the clubs there are more than 100 acres of parks, trails and playgrounds. Lakes and water features are threaded through the community.
How Big Is the Community?
Aliana covers about 2,000 acres. It was home to roughly 3,200 households as of 2019, with about 4,200 planned at build-out. Development began around 2008, which matches the MLS record: the oldest resales date to 2008 and the newest to 2021.
It has also sold well nationally. RCLCo and John Burns ranked Aliana in the top 30 master-planned communities nationally for sales. It also placed fifth in Texas for new-home sales in 2018. Aliana sits in the 77407 ZIP code, alongside communities like Trillium and Grand Mission. Are There New Construction Homes in Aliana?
Not from a builder any more. Aliana’s new-home sections have closed out. J. Patrick Homes states plainly that its floor plans are sold out in Aliana, and the Perry Homes and Meritage Homes neighborhoods there are no longer listed as available communities. The MLS record agrees: the newest homes in Aliana were built in 2021.
So new construction in Aliana now means a resale that happens to be only a few years old, and there are plenty of those. If you want to buy from a builder, you have to look outside the community. Austin Point to the south is the closest comparable option.
What Are They Building in Aliana?
Retail, not rooftops. The Grand at Aliana, the shopping center at the Grand Parkway and West Airport Boulevard, is in its final expansion: an 87,502-square-foot building anchored by Dick’s Sporting Goods, with Havertys Furniture alongside it. Developer NewQuest had construction underway as of January 2026, with completion expected late in the year.
That is on top of the Market Center at Aliana inside the community, which already holds the H-E-B and the Target. The residential side of Aliana is finished. The commercial side is still filling in.
Schools and School Zoning
Aliana is served by Fort Bend ISD, with several campuses inside or near the community. Boundaries in this district shift, though, so I verify zoning for the exact address rather than giving a community-wide answer.

A Newer, Cheaper Alternative
If Aliana’s prices are above your range, Austin Point is worth a look. It is newer, cheaper at a $414,987 median, and sits south near Richmond and Rosenberg. It is also zoned to Lamar Consolidated ISD rather than Fort Bend ISD, and homes there take far longer to sell. See my Austin Point guide.
Is Aliana Richmond TX Right for You?
Aliana suits buyers who want a large amenity-rich community with genuine walkable retail and no city property tax. It works best if your commute points north or west, toward Katy and the Energy Corridor.
The fit weakens if you need to be south toward the Medical Center. It also won’t give you the mature streetscapes of Sienna’s original villages. Almost nothing here predates 2008.

Is Aliana the same as Harvest Green?
No. Both are large Richmond master plans. Harvest Green sold more homes in the last year, 174, at a lower median of $537,378, and took longer at 49 days, using that page’s own table. Aliana is smaller in count, higher in price, and faster. The amenities differ too: Aliana is built around two clubs and the Westmoor retail, while Harvest Green is built around the farm.
Is Aliana the same as Trillium?
No. Trillium is another 77407 community. On the 77407 subdivision table it is the busiest row in that ZIP: 141 sales, a $508,000 median, 59.5 days on market. That is a different snapshot than Aliana’s community-wide table on this page. Trillium is slower and cheaper per closing.
Is Aliana the same as Grand Mission?
No. Grand Mission and Grand Mission Estates are two plats, also in 77407. The Richmond hub’s combined Grand Mission row is 86 sales at $367,500. The 77407 table splits them: Grand Mission at 32 sales and a $332,500 median, 18.5 days, and Grand Mission Estates at 53 sales and a $400,000 median, 40.5 days. Either way, that is a different price band than Aliana’s $575,000.
Is Aliana Fort Bend ISD or Lamar CISD?
Aliana is served by Fort Bend ISD. Neighboring Austin Point is Lamar Consolidated ISD. District lines here do not follow what people assume. I verify zoning for the exact address before you write an offer. No campus rating belongs on this page.
