A dues number, a tax rate or an amenity list that I cannot trace to the association, the appraisal district or the MLS does not belong on a page you might make a six-figure decision from. Who this Long Meadow Farms Richmond guide is for
You are probably here for one of three reasons. Maybe you are comparing Long Meadow Farms against the newer master-planned communities on the west side of Richmond and want to know what the price difference actually buys. Perhaps you already own here and want a straight read on what your section is worth right now. Or you saw two different medians for this community on two different pages of this site and want to know which one applies to you.
All three questions come down to the same thing: which slice of the community you are standing in. That is what the next section sorts out.
What Long Meadow Farms is, and what it is not
Long Meadow Farms is an established residential community, not a new-construction one. The MLS build range on the table above stops at 2020, so what changes hands here now is resale inventory rather than builder inventory. That is my read of the year-built column, not something the table itself asserts.
It is not Harvest Green, Pecan Grove, Trillium, Aliana, Veranda, The George or Austin Point. Each of those is a separate Richmond community with its own row and its own numbers, and no figure on this page blends any of them together. Two other names cause trouble in search results and are worth separating out. McCrary Meadows is a different Richmond community with its own row on the hub table, 39 sales at a $345,000 median. Long Meadows, without the Farms, is a different MLS subdivision string altogether in another part of the Houston area, and none of its sales are counted here.
The two snapshots on this site, and why they do not subtract
This community appears twice on zachregroup.com, counted two different ways.
Snapshot A, the whole community. On my Richmond TX real estate guide, Long Meadow Farms shows 77 sales, 49 active listings, a $490,000 median, $169 per square foot, 3,018 square feet and 27 days on market, built 2004 to 2020. That row covers the community across the Richmond ZIP codes it sits in.
Snapshot B, the 77407 slice only. On my Richmond 77407 guide, the row reads Long Meadow Farms (77407 only): 30 sales, $466,500 median, $169.27 per square foot, 2,884 square feet, 29 days on market. That page filters by subdivision within one ZIP code, and it publishes no active count at community level.
Do not subtract one from the other. Snapshot B is a subset of Snapshot A counted on a different filter, so 77 minus 30 is not “the rest of the community.” Treat A as the community-wide picture and B as the answer to a narrower question: what did the 77407 side of Long Meadow Farms do.
I ran my own HAR MLS check on September 6, 2026 to see whether those two rows hold up. Filtering single-family sales by subdivision name for closings between August 1, 2025 and August 14, 2026, Snapshot B reproduced exactly: 30 sales, $466,500, $169.27 per square foot, 2,884 square feet, 29 days. Community-wide the same pull returned 85 closings rather than 77, at the same $490,000 median, the same 3,018 square foot median and the same 2004 to 2020 build range. Sale counts move with how a filter is drawn; the price and size figures agreed on every measure. That pull also confirmed the community falls entirely inside 77406 and 77407, with nothing in 77469, and that the MLS carries the neighborhood under 33 separate subdivision strings, a bare name plus numbered sections.
Long Meadow Farms Richmond home prices, dated and sourced
Every price on this page is a twelve-month median, not an asking price and not an estimate of any particular house. Medians move when the mix of what sold moves, so a change from one pull to the next is not automatically a change in value.
At $490,000, Long Meadow Farms carries the third highest median sold price of the fifteen Richmond communities on the hub table, behind Aliana at $575,000 and Harvest Green at $537,378. Its 3,018 square foot median is also third largest, behind Aliana at 3,199 and Canyon Gate at 3,158. Price per square foot lands fifth at $169, which is the useful tension on this page: buyers here are paying a high total price for a large house at a mid-table rate per foot.
Speed looks good but is not the best on the table. Twenty-seven days is faster than Harvest Green at 49, Pecan Grove at 34, Grand Mission at 32 and the Richmond citywide figure of 37, while Aliana at 25 and Rivers Edge at 20 both moved quicker.
With 49 active listings against 77 sales in twelve months, months of supply works out to roughly 7.6. That is my arithmetic, actives divided by average monthly sales, and it assumes the next twelve months look like the last twelve. For comparison on the same method, Harvest Green sits near 7.5, Aliana near 9.0, Pecan Grove near 4.8 and Richmond as a whole near 5.9.

What the gaps come to
The arithmetic below is mine, taken straight off that table. Against Harvest Green, Long Meadow Farms sold for $47,378 less on a median home 136 square feet larger, at $29 less per foot, and moved 22 days faster. Set beside Pecan Grove, it sold for $78,750 more on a median home 272 square feet larger, at $21 more per foot, and moved 7 days faster. Against Aliana, it sold for $85,000 less on a median home 181 square feet smaller, at $16 less per foot, and took 2 days longer. Measured against Richmond as a whole, the median here is $120,000 higher on a house 605 square feet bigger, at $3 more per foot, selling 10 days quicker. Seventy-seven sales is about 2.4 percent of everything that closed in Richmond over the same window.
Reading the 77407 slice against its own neighbors
The 77407 numbers deserve a paragraph of their own, because they belong to a different table and should not be pushed into the one above. Within ZIP 77407, Long Meadow Farms recorded 30 sales at a $466,500 median, $169.27 per square foot, 2,884 square feet and 29 days on market. On that same 77407 table, Trillium leads on volume with 141 sales at a $508,000 median and $187.22 per foot, while the 77407 portion of Aliana shows 82 sales at $575,000 and $184.91 per foot. The 77407 ZIP as a whole ran 695 sales at a $385,000 median and $166.96 per foot. So inside 77407, Long Meadow Farms is a mid-volume, above-ZIP-median community selling close to the ZIP average rate per square foot. Schools serving Long Meadow Farms Richmond TX
Richmond addresses are split between two school districts, Lamar CISD and Fort Bend ISD, and the district line does not follow the ZIP code boundary. My Richmond hub says exactly that. My 77407 guide adds that while the large majority of that ZIP code is Fort Bend ISD, a handful of communities and builder pages in it reference Lamar CISD instead.
Long Meadow Farms straddles two ZIP codes and 33 recorded subdivision sections, which is more than enough spread for the assignment to differ from one street to the next. For that reason I will not publish a single district or a campus list for the whole community here. Nor will I repeat a campus name I have seen attached to some Richmond lots as though it applied to every lot. Attendance zones also get redrawn between school years.
Confirm the assignment for the specific address you are considering, directly with Lamar CISD or Fort Bend ISD, before you make a decision that depends on it. School ratings do not appear anywhere on this site, and I will not tell you which campus is better. That judgment is yours to make on your own criteria, and fair housing rules exist so that your agent stays out of it.
Who Long Meadow Farms Richmond is not a good fit for
Here is the honest other side, because I would rather lose a transaction than put someone in the wrong neighborhood.
If a builder warranty on a brand-new house is what you want, this is the wrong community. The MLS build range stops at 2020, and buying here means buying a home that is at least several years old. If your budget tops out well under the Richmond citywide median of $370,000, the $490,000 median here will be a stretch, and Pecan Grove or the smaller 77407 communities are a more realistic starting point. If a published amenity package and a known annual assessment are what you are shopping on, note that I have not been able to confirm either from a citable source. You would be relying on the seller’s disclosure and the resale certificate rather than on anything printed here. And if you need one school district answer that covers the entire neighborhood, this community cannot give you one.

It carries a Richmond mailing address in Fort Bend County and sits across two ZIP codes, 77406 and 77407. My September 2026 MLS check found sales in both of those and none in 77469, the third Richmond ZIP code.

Over the twelve months covered by the hub table, the median sale was $490,000, at about $169 per square foot, on a median 3,018 square feet. That is a median, not a price for any particular house, and individual sales sit well above and below it.
Is Long Meadow Farms the same as Harvest Green?
No. Harvest Green is a separate Richmond community with its own row: 174 sales at a $537,378 median, $198 per square foot, built 2015 to 2026. It is newer, still selling builder inventory, and higher per foot. My Harvest Green guide covers it in full.
Is Long Meadow Farms the same as Pecan Grove?
No again, and the two are not close. Pecan Grove is an older golf course neighborhood in 77406 built from 1980, with 82 sales at a $411,250 median and $148 per square foot. Details are on my Pecan Grove guide.
Why do I see two different sale counts, 77 and 30?
Because two pages on this site answer two different questions. Seventy-seven is the community-wide count on the Richmond hub table. Thirty is the count for the part of the community inside ZIP 77407 only, published on the 77407 guide. The smaller number is a subset of the larger one measured on a different filter, so subtracting them does not give you a meaningful figure.
Is Long Meadow Farms in Lamar CISD or Fort Bend ISD?
That depends on the address, and I will not guess it for you. Richmond is split between both districts, the boundary does not follow ZIP code lines, and this community spans two ZIP codes. Check the exact lot with the district before you rely on it.
