A meaningful share of current inventory is newer, bigger construction priced ahead of the market, while the sold figures reflect what real buyers actually agreed to pay.
If you are buying, negotiate off the sold numbers, not the list price. If you are selling an older or smaller home, expect to compete with larger new construction listings on price per square foot, not on total square footage.

A City Built on Corporate Headquarters, Not Just Commuters
Sugar Land is named for the company that built it. Imperial Sugar Company incorporated the town in the early 1900s, building homes, a hospital, and schools for its workforce before residents voted to incorporate as the City of Sugar Land in 1959. Fort Bend ISD Schools Across Every Price Point
Sugar Land is zoned almost entirely to Fort Bend ISD, split primarily among Clements, Dulles, Kempner, and Austin High Schools depending on the address, with a small section near the Missouri City line zoned to Elkins. Clements serves the First Colony and Colony Bend area. Meanwhile, Dulles serves the 77478 side of the city. Kempner serves most of Telfair. New Territory is the outlier, because Austin High School serves nearly all of it, which sits just outside the Sugar Land city limits.

Master-Planned Living With Real History
Sugar Land’s best known communities are not generic subdivisions. Telfair sits on the former site of a Texas state prison. Greatwood sits beside the historic George Ranch, on land first granted to Stephen F. Austin’s Old Three Hundred colonists in the 1820s. New Territory rose on old pecan orchards and sugarcane fields, and it did not join the City of Sugar Land until it was annexed in December 2017. Sugar Land has a luxury reputation, largely earned by communities like Telfair, where the sold median runs $710,000. But the citywide median tells a different story: $451,250, with an entire ZIP code, 77498, sitting at a $325,000 median. Sugar Land is not one price point. It is a city where a starter buyer and a luxury buyer can both find a genuine fit without leaving the Fort Bend ISD boundary.
Sugar Land Texas by ZIP Code: 77478, 77479, and 77498
Sugar Land real estate trades very differently depending on ZIP code. 77479, the Town Square and First Colony side of the city, does more than half of all city sales and carries the highest median price. First Colony alone sold 172 homes at a $540,000 median, and the year a house was built moves its price per square foot more than anything else there. 77498, bordering Missouri City and Stafford, is the value ZIP with the oldest housing stock. 77478 sits in the middle on both price and character.

77478 borders Stafford and includes older, established neighborhoods like Venetian Estates, Alkire Lake, Sugar Lakes, Oyster Bay, and Brookside, along with the Riverbend Country Club area. It trades in the middle of the city on price, with a fast median of 24 days on market.
77498: Sugar Land’s Value ZIP
77498 sits along the Missouri City and Stafford border and has the city’s oldest housing stock, with a median size of 2,291 square feet, well below the citywide median. It is also the most affordable entry point into Sugar Land by a wide margin, at a $325,000 median sold price. Sugar Land’s Master-Planned Communities: Telfair, Greatwood, and New Territory
Three communities do the heavy lifting for Sugar Land’s identity as a master-planned city. Here is what the data and the history actually say about each.
Telfair: Sugar Land’s Premier Address
Telfair homes sold for a median of $710,000 over the past 12 months, at $209.78 per square foot, the highest price per square foot of any community covered on this page, in a fast median of 17 days. Active listings carry a median price of $849,000, a wider gap between asking and sold price than anywhere else in Sugar Land, a sign that current inventory skews toward the community’s newest and largest homes.
Telfair’s story is one of the more unusual in Fort Bend County. Its 2,018 acres were once the Central Unit, a Texas state prison. Newland Communities began redeveloping the site in 2005, and the developer preserved several of the original buildings rather than demolished. They now house the Houston Museum of Natural Science at Sugar Land, right inside the neighborhood. Telfair Central Hall, the community’s main recreation center, was deliberately designed to echo the 1930s Imperial Sugar Company char house, tying the community back to the industry that built the city around it. Amenities include a 70-acre lake with an arched suspension bridge, two pool complexes, tennis courts, and hundreds of acres of parks and trails. Kempner High School serves most of Telfair.
Greatwood: Mature Golf Course Living
Greatwood sold 129 homes over the past 12 months at a median of $490,000 and $173.50 per square foot, and half of them went under contract inside 19.5 days. Builders finished most homes between 1990 and 2007, and Greatwood Golf Club, an 18 hole Carlton Gipson course, opened in 1990. New Territory: The Value Play With a Stable Resale Market
New Territory homes sold for a median of $445,000 over the past 12 months, at $156.37 per square foot, in a median of 21 days. Active listings carry a median of $424,900. That is below what homes actually close for. Everywhere else in Sugar Land, sellers ask meaningfully more than buyers pay. Here the sold median runs above the asking median. New Territory rose on former pecan orchards and sugarcane fields starting in the late 1980s, and today covers more than 40 subdivisions and over 4,600 homes on the west side of the city. It was not actually part of the City of Sugar Land for most of its history. It developed in the city’s extraterritorial jurisdiction and was not annexed until December 2017, which means it is a newer part of Sugar Land than its 1990s home construction suggests. Flood Zones in Sugar Land Texas: What Every Buyer Should Know
Sugar Land sits partly within the Brazos River floodplain, and nine levee districts along the river protect an estimated $15 billion in property citywide. During Hurricane Harvey in 2017, roughly 200 to 230 homes flooded in Sugar Land, concentrated in specific, identifiable areas rather than spread evenly across the city, including the Settlers Park and Chimneystone neighborhoods and pockets within Riverstone’s Millwood, Sweetbriar, The Orchard, Lost Creek, and Shadow Glen sections.
The honest framing matters here. However, this was concentrated, levee-adjacent flooding, not a citywide event, and the large majority of homes in Sugar Land, including most of Telfair, Greatwood, and interior New Territory, were unaffected.
