In that one snapshot it closed 28 homes at a $287,500 median, against 30 at $326,250 for Waterview Estates. Its homes are smaller, 2,084 square feet against 2,265.5, and they sold quicker, 31 days against 42. Neither community has new construction.

The three honest absences
On the MUD, the Disclosures field reads Mud on most of the listings I opened, so a district plainly exists. The Utility Dist field is empty on every one of them, and no district number appears anywhere in the MLS record. Only the tax bill for a specific address will tell you which district a given home sits in and what it costs.
On the builder, the Builder Nm field is blank on all ten listings I read, across eight different sections. That is not evidence of a single builder and it is not evidence of many. It means the MLS does not name one, and I am not going to invent a name for a plat built out over seven years.
On flood, no flood field appears in the MLS display for these listings at all, and none of them discloses a levee district. That is an absence of data, not a finding. A blank MLS field never proves a thing is absent, so treat every line above as a starting point for your own verification rather than a substitute for it.
Who this page is for
This page is for a buyer working a budget in the high $200s to low $300s who wants a full sized Fort Bend house and has been told that 77407 is out of reach. It is not. It is also for a Twin Oaks Village Richmond owner deciding whether to list now, and for anyone who typed Twin Oaks Village into a search bar and landed on a neighborhood in a different city.
If you want new construction, a golf course, or a master planned community with its own lifestyle director, this is the wrong page and I will say so plainly further down rather than let you read to the bottom to find out.
What Twin Oaks Village is, and what it is not
Twin Oaks Village Richmond TX is a resale subdivision of roughly thirteen numbered sections in the 77407 ZIP, built between 2001 and 2007, with a Richmond mailing address, a Fort Bend County tax bill, and a City/ETJ field that reads Houston ETJ. Homes in the last twelve months sold between $230,000 and $458,400. It has a mandatory annual HOA, deed restrictions, and a clubhouse, pool, splash pad, park and playground carried in the MLS amenity field.
It is not any of the other Twin Oaks neighborhoods
This is the trap, and it is a big one. Searching the MLS for Twin Oaks with no ZIP filter returned 65 sold homes in twelve months. Only 30 of them are this plat. The other 35 split out cleanly: 19 in North Texas, 5 in the San Antonio board, 6 in HAR area 17 inside Houston on Saxon, Glenmont, Colonial and Anderson streets with build years from 1952 to 2015, 4 in HAR area 33 under the string Twin Oaks Sub Sec 1 2004, and one in HAR area 67. Adding the 77407 ZIP filter dropped exactly those 35 rows and nothing else, which is why I can call the numbers on this page 77407 numbers rather than Twin Oaks numbers.
In practice, if a listing calls itself Twin Oaks and the price looks nothing like the range on this page, check the ZIP before you check anything else. The inner Houston Twin Oaks sold above a million dollars twice in the same twelve months.
It is not Waterview Estates
Waterview Estates is a separate 77407 plat and it has its own page on this site. In the same 77407 snapshot it closed 30 homes at a $326,250 median against Twin Oaks Village at $287,500, on larger houses, 2,265.5 square feet against 2,084, with a longer median time on market, 42 days against 31. The two are not interchangeable, and I never average their sales together. Twin Oaks Village prices, dated
Twin Oaks Village Richmond has two price windows worth reading side by side, both named here, neither presented as the other. The first is the 77407 hub snapshot that powers my Richmond 77407 guide, measuring closings from August 2025 through August 2026. The second is the pull behind this page, Single Family, Sold, subdivision like Twin Oaks, ZIP like 77407, run September 8, 2026 for the trailing twelve months.

The median sold price is identical in both windows at $287,500, and price per square foot lands within a quarter. The two extra sales in the newer window pull median size down 41 feet and median days on market down about six. That is normal movement in a set this size, not a trend, and I will not dress it up as one.
Underneath that median, the range is wide. Sold prices ran $230,000 to $458,400 and price per square foot ran $79.23 to $195.62, which tells you condition and size vary a great deal here. Days on market ran from 1 to 169. Of the 30 sales, zero carried a New Construction flag of Yes, and all 30 read No.
Meanwhile, on the active side as of September 8, 2026 there are 18 listings, asking $280,000 to $440,000 with a $337,500 median ask, 2,231 median square feet, and $152.75 median asking price per square foot. All 18 read No on New Construction as well. Asking prices sitting above the sold median is ordinary and it is not a forecast of anything.
Twin Oaks Village compared with three neighbors in the same ZIP
Every row below comes from the same 77407 hub snapshot, and every row was measured on the same dates. Mixing pull dates inside a comparison table is how people end up arguing about numbers that were never measuring the same thing.

Read the last two columns together and the picture gets useful. Twin Oaks Village is the cheapest median of the four and also the cheapest per square foot, so the discount is real and not just a function of smaller houses. Lakeview Retreat is the opposite shape, the smallest homes at the highest price per foot. Grand Mission moved fastest at 18.5 days. Twin Oaks Village at 31 days sits in the middle, quicker than both Waterview Estates and Lakeview Retreat.
In short, what that buys a Twin Oaks Village buyer is square footage. What it costs a Twin Oaks Village seller is the ceiling: the top of the sold range here was $458,400, and pricing a 2005 house as though it sits in a newer plat is the fastest way to sit unsold.
Schools
Twin Oaks Village is zoned to Fort Bend ISD, district 19 in the MLS. On all ten listings I opened, spanning eight sections, the campuses were identical: Jordan Elementary, Crockett Middle and Bush High. I found no split, and I am not going to invent one to sound thorough.
Even so, confirm by street address before you sign anything. A plat with thirteen numbered sections can straddle an attendance boundary, boundaries get redrawn, and the MLS itself prints a warning that its school data is computer generated and may not be current. The district office and the Fort Bend Central Appraisal District record for the specific address are the two sources that settle it.
Finally, you will not find school ratings on this page. Ratings change every year, they measure a narrow slice of what a campus does, and steering buyers toward or away from neighborhoods using them runs straight into Fair Housing. I will give you the campus names and the tools to check them, and the judgment stays yours.
Who Twin Oaks Village Richmond is not a fit for
If you want a brand new house, this is not it. Zero of 48 sold and active listings carry a New Construction flag. Every home here is a resale built between 2001 and 2007, which means roofs, HVAC systems and water heaters have reached or passed the age where they need replacing.
If you want a master planned community, this is not it either. The Master Planned field reads No on every listing I opened. There is a clubhouse, a pool, a splash pad, a park and a playground, and that is the amenity set. It is not a lifestyle program.
Lastly, if you need certainty about your total monthly cost before you tour, this plat will frustrate you. The tax rate differs between listings, the MLS discloses a MUD without giving a district number, and HOA dues range across a $125 band. Those are answerable questions. However, you answer them address by address, not neighborhood wide.
Questions people actually ask about Twin Oaks Village
Where is Twin Oaks Village Richmond TX?
In ZIP 77407, Fort Bend County, with a Richmond mailing address. The MLS puts it in the Mission Bend market area and the City/ETJ field reads Houston ETJ, which is why some listings and mapping tools call it Houston and others call it Richmond. Both are describing the same place.
What do homes cost in Twin Oaks Village Richmond?

No. There are Twin Oaks subdivisions in North Texas, in the San Antonio board, inside Houston’s Loop, and elsewhere in the HAR footprint. Of 65 Twin Oaks sales in the MLS over twelve months, only 30 are this 77407 plat. Nothing on this page counts a sale from any of the others.
Is Twin Oaks Village the same as Waterview Estates?
No. Separate plat, separate HOA, separate schools, separate numbers. Waterview Estates sold at a $326,250 median against $287,500 here in the same snapshot. They sit in the same ZIP and that is the extent of it.
Is it the same as Grand Vista?
No. Grand Vista is another 77407 community and it appears on my 77407 page with its own row. I do not blend its sales into anything on this page, and the same goes for Fieldstone and Lakemont.
