This guide is part of my full Sienna Villages Guide, which compares all of Sienna’s main villages side by side. For the bigger picture on the community itself, start with Moving to Sienna TX.
Quick answer: Steep Bank Village is one of Sienna’s original sections. Because it was built early, it has the community’s most mature trees and a settled, lived-in feel. Homes here tend to sit on larger, more established lots than in Sienna’s newer villages, and most sales are resales rather than new construction.

What Makes Steep Bank Village Different
Steep Bank Village is one of the first sections Sienna ever built. That head start shows. The trees are tall, the landscaping has filled in, and the streets feel settled in a way newer sections simply can’t replicate yet.
For a lot of buyers, that’s the entire appeal. You’re not looking at a lot that will look good in fifteen years. You’re looking at one that already does.
Homes in Steep Bank Village
Because Steep Bank was built out early, buyers here are mostly shopping resale homes rather than new construction. Lot sizes tend to run larger than in Sienna’s newer villages, which is one of the clearest practical differences between the two.
Home styles reflect when they were built. Some have been updated extensively by their owners, and others have not. That spread creates real opportunity if you’re open to a renovation, and it’s worth pricing carefully either way.
Location and Amenities
Steep Bank sits close to the heart of Sienna. As a result, residents have easy access to the golf club and the community’s original amenity centers. Families who want a quieter, more mature streetscape often start their search here.
Schools
School zoning in Sienna varies by village and has shifted before. Because of that, I always verify zoning for a specific address rather than relying on the village name. My Schools in Sienna TX guide covers the zones in detail.
Is Steep Bank Village Right for You?
Every Sienna village trades something for something else. The right one depends on whether you want mature streets or new construction. Amenity access and school zoning usually decide the rest.
I’ve lived in Sienna since 2018. As a Broker Associate with C.R. Realty, I can walk you through how Steep Bank Village compares to the other villages and find homes that actually fit. If Steep Bank Village is on your list, I’d love to help.
