That does not prove any of the three is absent. It means the MLS record does not carry them, and an address-level check is the only honest way to settle each one.

What Parkway Commons Missouri City is, and what it is not
Parkway Commons is a single-builder subdivision off Parks Edge Boulevard, which you reach from Lake Olympia Parkway and Highway 6. Meritage Homes Realty carried every one of the 43 listings in my pull, closed and active together. Homes sit on lots of a quarter acre or less, on slab foundations, with brick, cement board and stone elevations and two-car attached garages.
It is not a master-planned community. The MLS master-planned field reads No, the amenity field is blank, and dues run $1,100 a year through VCM Inc, which is a maintenance figure rather than a resort-amenity figure. Deed restrictions apply. The City of Missouri City supplies public water and public sewer, and no municipal utility district appears on the listing record.
Parkway Commons and Murphy Village are two different subdivisions
Buyers confuse these two names constantly, because they look almost identical on paper. Both sit in 77459. Both are 2025 to 2026 construction. On the August 2026 city snapshot both had closed exactly 26 sales in twelve months.
Everything after that diverges. The Parkway Commons house is larger and cheaper per foot, at 1,853 square feet and $165 against 1,599 square feet and $192. Selling takes far longer here, and inventory is still available, where Murphy Village finished the same period with nothing left on the market. Parkway Commons prices and the last twelve months
Thirty single-family homes closed in Parkway Commons in the twelve months ending September 8, 2026. Sale prices ran from $275,000 to $338,000, a band of only $63,000 across the whole year, which is what a single builder selling from a fixed plan list produces. The median landed at $309,645, or $165 per square foot on a median 1,853 square feet.
Thirteen homes were active on September 8, 2026, asking $277,790 to $329,940 on 1,438 to 1,989 square feet. Asking prices therefore sit inside the same band the closings did, which is a healthier sign than a list-to-sold gap would be.
One note on dating. My Missouri City 77459 page carries this subdivision at 26 sold, 15 active and 68 days, measured on closings from August 2025 through August 2026 with actives counted on August 14, 2026. My September 8 pull returns 30 sold, 13 active and 65 days. Both are correct for their own window, and the medians for price, price per foot and size are identical in each. Four more sales closed and two listings went under contract in the weeks between the two snapshots.
Why the active count and the days on market are published figures
Sixty-five days looks slow next to the rest of this ZIP, and it deserves an explanation rather than a defense. Builders list inventory homes months before the crews finish them. One of the closed sales here shows an approximate completion date of August 20, 2026 on a listing that had been live since the previous December.
Days on market counts from the listing date, not from the date a buyer could actually move in. Some of that 65 reflects genuine market time. The rest reflects construction time that the clock counts as market time. A resale subdivision does not carry that distortion, so comparing this number straight across to Quail Valley or The Colony overstates the difference. Comparing it to Murphy Village, which is new construction on the same terms, is fair.
Parkway Commons Missouri City compared to the rest of 77459

More house, less money, more waiting
Read that table by column and the trade becomes obvious. Parkway Commons has the lowest median sold price of the five. It also carries the smallest median house of the five, because the two 2025 to 2026 rows are both building compact product while the older subdivisions sell 2,400 square feet and up.
Against Murphy Village specifically, the buyer gets 254 more square feet and pays $6,600 less. Against The Colony, the buyer gives up nearly 700 square feet and pays $13 more per foot, in exchange for a house nobody has lived in. Quail Valley offers the most space per dollar in this ZIP at $133 a foot, on homes built between 1970 and 2000. Sienna is a different budget entirely and a different product, and its own assessments fund its amenities.
Schools: verify the address, not the neighborhood
Parkway Commons falls inside Fort Bend ISD. The listings I pulled show Lantern Lane Elementary, Lake Olympia Middle and Hightower High, and the MLS itself prints a warning that it generates school information by computer and that buyers must confirm it independently.
Take that warning seriously. Fort Bend ISD rezones, and a subdivision under active construction can straddle boundaries as the builder plats new sections. Before you write an offer, confirm the campus assignment for the specific address with the district. No ranking or rating belongs in that decision from me.
Who Parkway Commons does not suit
Anyone on a hard timeline should look elsewhere. Between a 65-day median and inventory homes that list before completion, a purchase here can run long, and the closing date often depends on the builder rather than on the seller.
Buyers who want amenities inside the dues will come away disappointed. Dues of $1,100 a year cover maintenance, and the MLS record lists no pool, no clubhouse and no trail network. Anyone shopping for that should read my Missouri City 77459 page and look at the master-planned rows instead.
Space buyers are the third group. If your family needs 2,500 square feet, the median house here is roughly 650 square feet short, and the older subdivisions in this ZIP deliver that space for less per foot.

Two subdivisions can post the same sales count and behave completely differently, and this pair is the clearest example in 77459. Murphy Village finished the August window sold out, with zero actives and a 22-day median. Parkway Commons still had homes to sell and a median in the sixties.
