Selling a house in the Memorial Villages is a different exercise from selling anywhere else in Houston. The homes that failed to sell here asked 38 percent more than the homes that closed.
That is not a typo. In the Fort Bend suburbs the same gap runs between three and eighteen percent. Inside 77024 it is roughly triple that.
What the homes that did not sell were asking
I pulled every expired and every sold single-family listing in ZIP 77024 for the twelve months to August 2026.

By median the gap is 38 percent. By average it is 32 percent. Either way it dwarfs every suburban market I have measured.
Two honest caveats about the Memorial Villages figure
First, 41 expired listings is a small sample. One unusual estate moves a median in a way that 1,256 Katy listings never could. Treat 38 percent as the shape of the problem rather than a precise constant.
Second, ZIP 77024 is wider than the six incorporated villages. It takes in Memorial-area homes outside the city limits, which is why its median sale of $2,169,000 sits below the $2,525,000 median across the six cities themselves. The comparison is internally consistent, because both sides come from the same geography.
Why the Memorial Villages market behaves this way
Some of this is structural rather than a mistake. At three million dollars there are fewer comparable sales, the houses are genuinely unlike one another, and a seller with no deadline can afford to test a number for a year.
But some of it is a mistake, and the cost is real. A home that sits for twelve months at the wrong number is not preserved in amber. It acquires a history that every buyer’s agent can read.

Memorial has the lowest failure rate of any market in this comparison and by far the widest miss. Fewer sellers here get it wrong. The ones who do get it wrong by a margin no suburban seller would survive.
Six cities, six markets, and only 93 sales a year
The Villages are six separate incorporated cities, not one neighborhood. Across all six there were 93 sales in twelve months, with a median of $2,525,000 and 15 active listings.

Nine sales a year in Piney Point. Seventeen in Hunters Creek. At that volume a single closing moves the village median by a visible amount.
So a seller here cannot price from a village average. There is no average worth the name. Pricing has to come from the specific houses that actually traded, read one at a time.
Per square foot is the more stable Memorial Villages signal
Median prices bounce at these volumes. Price per foot moves less, and the spread across the villages tells you something real.
Piney Point runs $669 per foot and Spring Valley Village runs $448. That is a fifty percent difference inside a three-mile radius. Lot size, street and school zoning drive it more than the house itself.
Memorial Villages days on market are shorter than people expect
Hunters Creek sells in a median of 8 days. Spring Valley Village and Hedwig both run 11. Bunker Hill is the slowest at 25.
Correctly priced luxury moves quickly in this market. That is the fact sitting underneath the 38 percent number. Buyers are present and they are decisive, and they are simply not paying aspirational prices.
How I price a listing when selling a house in the Memorial Villages
Every closed sale in your village for the last year, read individually. Not a median, and not a per-foot rule applied across six cities.
Then the lot. At this level the land often carries more value than the structure, and two houses of identical size on different streets are not comparable.
Then the honest question about condition. A 1960s ranch on a good Piney Point lot and a rebuilt custom home are competing for different buyers at different numbers.
Then a plan for what happens if the first three weeks are quiet. Given that correctly priced homes here move in 8 to 25 days, silence past a month is information rather than bad luck.
