Quick answer: Riverpark is not one neighborhood. The Houston MLS carries two separate Riverpark plats near Richmond. Riverpark West, in ZIP 77469, sold 23 homes in the last year at a $380,000 median. Those homes ran 2,931 square feet, $128 per square foot and 47 days on market, built 2001 to 2014. Riverpark proper, in ZIP 77479, sold 18 at a $402,500 median and 3,093 square feet in 38 days, built 1998 to 2005.
Where this page’s numbers come from. A Houston MLS pull run on September 7, 2026. It covers single-family homes with a subdivision name starting “Riverpark”, sold between August 1, 2025 and August 14, 2026, plus everything active on the day of the pull. Ninety records came back. One of them is in Luling, three hours west, and is set aside below. The other 89 split cleanly into the two plats above.

Both plats sit in HAR area 30. Neither one had a single listing flagged as new construction. That flag was filled in on all 41 Riverpark West records. The zero is a real zero rather than missing data.
What this Riverpark Richmond guide does not claim
I could not verify current HOA dues, the tax rate, the MUD number, the developer, total acreage or a section map from an official source. Those numbers move, and an old news clipping is not a current tax rate. Rather than publish a stale figure I have left them out.

Who this Riverpark Richmond page is for
You are looking at homes near Richmond and Riverpark keeps coming up. You want to know what the homes actually cost and how fast they move. You also want to know whether the Riverpark you found online is the same Riverpark your agent mentioned. That last question is the one that trips people up, so it is the one this page answers first.
It is also for sellers in either plat. If your neighbor’s home went in three weeks and yours has been sitting for two months, the days-on-market spread here explains a lot.
What Riverpark Richmond is, and what it is not
Two plats, not one
The MLS treats Riverpark and Riverpark West as separate subdivisions, and the records back that up. Across all 89 local listings there is not one street that appears in both. Riverpark West streets carry names like Winter Sky Lane, Rustic Canyon Lane and Grand Willow Lane. Riverpark streets carry names like Silas Creek Court, Brannon Hill Lane and Clawson Falls. The two lists do not overlap anywhere.
They also do not overlap on ZIP. Every one of the 41 Riverpark West records is in 77469. Every one of the 41 Riverpark records, and all seven Enclave at Riverpark records, are in 77479. They barely overlap on age either. Riverpark West runs 2001 to 2014, and Riverpark runs 1998 to 2005.
So they are neighbors that share a name, not two halves of one place. Taking a single median across both would produce a number that describes neither.
Not Rivers Edge
Rivers Edge is a different Richmond community with its own page. It sits in 77406, was built 2004 to 2019, and turns over far faster than either Riverpark plat. The names are similar enough that buyers mix them up. They are not related.
Not the apartments, and not the shopping center
Searching “River Park” or “Riverpark” also turns up apartment communities and a retail center. Villas at River Park West is an apartment property, not a for-sale subdivision. Nothing on this page describes it. Retail addresses using the Riverpark name are commercial and are not in this data either. Everything here is single-family homes sold or listed through the Houston MLS.
Not the Riverpark three hours west
One record in the pull is a listing on River Park Drive in Luling, out past Seguin. It arrived on a different feed, carries no HAR area, and has nothing to do with Fort Bend County. It is excluded from every figure on this page. If you search by name alone you will hit it, so it is worth knowing it exists.
Enclave at Riverpark is its own thing
Seven records came back under Enclave at Riverpark, all in 77479, built 2014 to 2018. Six sold, at a $551,000 median and about 3,370 square feet. That is a materially different price point from either main plat, on a much smaller sample. I have kept it separate rather than folding it into the Riverpark numbers.

The days-on-market spread is the real story
The median of 47.5 days hides a split. Six of the 23 sales closed in under 15 days. Two took between 15 and 30. Fifteen took more than 30. There is almost nothing in the middle.
That is not a market that is uniformly slow. It is a market where correctly priced homes go quickly and everything else waits. For a seller, that argues for getting the list price right in the first two weeks. Chasing the market down later costs more.
These are big houses for the price
Eleven of the 23 sales were 3,000 square feet or larger, and the largest was 4,554. A median of 2,931 square feet at a $380,000 median is a lot of house for the money by Fort Bend standards. It is the single most useful thing to know about this plat.
A gap in the building record
Sales and listings by year built run as follows. One from 2001, four from 2002, six from 2003, three from 2004 and five from 2005. Then three from 2006, four from 2007, four from 2008 and one from 2009. Nothing at all from 2010. Then four from 2011, three from 2012, two from 2013 and one from 2014.
The pause around 2010 lines up with the housing downturn. It means the plat is really two building waves. A 2003 home and a 2012 home in the same neighborhood are different products.
No builder inventory here
Not one of the 41 records is flagged as new construction. No listing office holds more than two of them. There is no builder sitting on spec homes in this plat. Every sale is a resale between individual owners, which is unusual among the Richmond communities selling this volume.
The other plat: Riverpark in 77479
If your listing carries a 77479 ZIP, these are your numbers instead. This is the older Riverpark, and it is a different market from Riverpark West on almost every measure.

Riverpark is older, larger and dearer, and it sells about ten days faster. It also has more homes on the market right now than it sold all year, which is the reverse of Riverpark West. On a sample this size that is worth watching rather than drawing conclusions from.
Per square foot the two plats are close. Riverpark works out to between $127.87 and $129.43 depending on the method, against $125.23 to $128.35 for Riverpark West. The price difference is mostly the extra 162 square feet, not a premium per foot.
A note on the section strings
The 41 Riverpark West records arrive under 15 different subdivision spellings. Most are numbered sections, from Sec 1 through Sec 15, and ten records just say “Riverpark West” with no section at all. One is spelled “RiverPark West” with a capital P.
None of that changes the geography. I checked the street names behind the unsectioned records against the sectioned ones, and they stay inside their own plat. Spelling variations in the MLS are a data-entry habit, not a second neighborhood.
How this pull compares to the Richmond hub table
The Richmond market page carries a row labeled Riverpark. It comes from a snapshot covering August 2025 to August 2026, with actives as of August 14, 2026. It reads 24 sold, 19 active, $381,000, $128 per square foot, 2,972 square feet, 46 days on market, built 2001 to 2014.
That row matches Riverpark West, not Riverpark.

Riverpark West lands within one sold, one active and $1,000 of the hub row. It is also within 41 square feet and a day and a half, and it reproduces the built range exactly. Riverpark proper misses on every one of those measures. Its 1998 to 2005 build range rules it out on its own.
The small gaps that remain are ordinary. Active counts move daily, and this pull ran three and a half weeks after the hub’s active cutoff. I have left the hub row alone and labeled both sets here rather than quietly swapping one for the other.
The $128 per square foot figure
The hub prints $128 per square foot for this row, the lowest of the 15 communities in that table. There are three reasonable ways to calculate it from the 23 Riverpark West sales. Dividing total price by total size gives $125.23. Taking the median of each home’s own rate gives $128.21. Averaging those rates gives $128.35. Two of the three land within about a third of a dollar of the published figure.
Being lowest per square foot is not the same as being cheapest. At a $380,000 median, Riverpark West sits just under Waterside Estates at $383,750 and above several Richmond communities. The per-foot figure is low because the houses are large, not because the prices are.
Riverpark Richmond compared to its neighbors
All four rows below come from the same Richmond hub snapshot, so they are directly comparable to each other. The Riverpark row is the one this pull attributes to Riverpark West.

Against Waterside Estates
These two sold the same number of homes at almost the same median price, $381,000 against $383,750. Everything else differs. Riverpark buyers got 369 more square feet for $2,750 less. Waterside sellers got out in 21 days against 46.
That is the trade in one line. More house per dollar in Riverpark, a faster and more predictable sale in Waterside Estates. Which one matters depends on whether you are buying or selling.
Against Rivers Edge
Rivers Edge sold half again as many homes and moved them in 20 days. It is cheaper on the median at $359,500. But the homes are 470 square feet smaller and it runs $15 more per square foot. It is also newer, built through 2019.
Against Canyon Gate
Canyon Gate is the closest comparison on product. Similar era, 1999 to 2010, and even bigger homes at 3,158 square feet. It carries a higher median at $395,000 and moves considerably faster at 25 days. If size is what draws you to Riverpark, Canyon Gate is worth seeing in the same weekend.
Against the 77469 ZIP as a whole
ZIP 77469 ran 1,287 sales at a $340,000 median. That is $157 per square foot, 2,242 square feet and 33 days on market. Riverpark West is $40,000 more expensive than its own ZIP but delivers 689 more square feet at $29 less per foot. It also takes about two weeks longer to sell. Buying square footage here means accepting a slower resale.
Schools near Riverpark Richmond
Richmond is not served by a single school district. Homes with a Richmond mailing address fall into either Lamar Consolidated ISD or Fort Bend ISD. Which one applies depends on the address, and the two Riverpark plats sit in different ZIP codes.
Attendance zones are assigned by address, not by subdivision, and they get redrawn. I am not going to guess which campus a given house feeds into, and I do not publish ratings. Send me the address and I will confirm the current zoning with the district before you write an offer.
Who Riverpark Richmond is not a fit for
If you need to sell again soon
Forty-seven days at the median is slower than most Richmond communities selling comparable volume, and two thirds of sales took more than a month. If there is a real chance you move again within a couple of years, that matters more than the price per square foot.
If you want a new home
There is no new construction in either plat and no builder inventory. The newest Riverpark West homes are from 2014 and the newest Riverpark homes are from 2005. Everything for sale is a resale, which means inspections, older systems and updates on someone else’s schedule.
If you want a small, low-maintenance house
The smallest Riverpark West sale in the last year was 2,082 square feet, and the median was 2,931. This is a large-home neighborhood. If you are downsizing, the size that makes it good value is working against you.
If you need certainty about which Riverpark you are buying
Until you have the ZIP and the street, you do not know which plat a listing is in. The two differ by $22,500 on the median and nine years on the build range. Check the address before you get attached to a number you read somewhere.

Where is Riverpark Richmond?
Both plats are in Fort Bend County, HAR area 30, near Richmond. In this pull, Riverpark West listings all carry ZIP 77469 and Riverpark listings all carry ZIP 77479. Those are different postal areas, which is part of why the two get confused.
What does a home in Riverpark Richmond cost?
In Riverpark West, 23 sales over the last year ran from $242,500 to $499,000 with a $380,000 median. In Riverpark, 18 sales came in at a $402,500 median. Enclave at Riverpark, a much smaller and newer pocket, ran a $551,000 median on six sales.

It depends on the address. Richmond mailing addresses fall into both districts, and the two plats are in different ZIPs. Zoning is assigned by address and changes over time. Confirm the current assignment for the specific home before you rely on it.
Is there new construction in Riverpark?
No. Every one of the 41 Riverpark West records was flagged as not new construction, with none left blank. No listing office holds more than two listings. Building finished in 2014.
