The median home in 77489 goes under contract in 27 days. In 77459, where Sienna and Riverstone sit, it takes 36.
That surprises people, because 77459 is the more expensive and more marketed side of the city. But cheaper homes move faster almost everywhere. The buyer pool at $245,000 is far larger than the pool at $417,000, and more of those buyers can qualify.
If you are selling here, that is good news. If you are buying, it means you need financing lined up before you tour, not after.

The One Number That Stands Out
Look at Lexington Village. It sold 24 homes at $300,000 and $211 per square foot, against $120 to $141 nearly everywhere else in the ZIP.
Those homes were built in 2025 and 2026. It is new construction dropped into an established 1970s area. Pricing there runs roughly 55 percent more per square foot than its neighbors.
It also has zero active listings. Everything built has sold.
That matters in both directions. New construction here carries a real premium. Compare it against resale carefully rather than assuming the newer house is the better buy. And if you own an older home nearby, those sales are lifting your comparables.
Where to Get the Most Square Footage
Quail Glen has the lowest price per square foot at $120, followed by Hunters Point Estates at $124 and Mustang Trails at $126.
Quail Glen also sells fastest in the ZIP, at a median of 13 days. Well-priced homes there do not last.
At the other end, Hunters Green takes a median of 60 days, more than twice the ZIP average. Its homes are larger at 2,070 square feet, which narrows the buyer pool.
What You Get for the Money
Buffalo Run Park is the main outdoor anchor, with trails, open fields and playgrounds. Hunters Glen Park and Independence Park are smaller and quieter, and the Hunters Glen II pool carries the summer.
The Quail Valley golf courses sit just to the south. Parts of this ZIP are therefore golf-adjacent without golf-course pricing.
Access is the other draw. Highway 6, the Fort Bend Parkway and Texas Parkway put downtown and the Medical Center within a reasonable commute.
Schools and School Zoning in 77489
77489 is served by Fort Bend ISD. Campus quality varies more here than in the newer parts of the city, and boundaries have shifted before.

Is 77489 Right for You?
This ZIP suits first-time buyers and investors. It also suits anyone who wants a Fort Bend ISD address without paying master-planned prices.
It suits you less if you want new construction with community amenities, a pool and a clubhouse. For that you are looking at Sienna or Riverstone in 77459, at roughly double the price.
Be realistic about age, too. Most of this housing stock is from the 1970s and 1980s. Budget for roof, HVAC and plumbing on any home that has not been updated, and get a thorough inspection.
