Here is the number that makes this community unusual. Per square foot, sellers ask $180.00 and buyers paid $179.44. That is a gap of fifty-six cents, and the two median prices are identical at $550,000. Asking prices track closings almost exactly.
That balance is rare. In most Katy communities the asking prices run ahead of the closings, or a builder sets the price and the resale market follows. Cinco Ranch does neither, and there is a straightforward reason why.
Cinco Ranch Is Finished, And That Changes How It Trades
Newland Communities opened Cinco Ranch in 1991 and sold the last lot in 2020. The developer states both dates plainly on its own community page.
So there is no builder here setting prices anymore. Every sale is one owner selling to another. The median home was built in 2005, which tells you the same story from the other direction.
That matters more than it sounds. In an active builder community, the base price sheet anchors everything, and resale sellers compete with a sales office that can offer incentives. In a finished community, the comparable sales are the only guide. Therefore price discovery here is slower, steadier and more honest.
It also explains the days on market. Half of the 490 sales closed within 19 days.
The Cinco Ranch Market Right Now
The figures below cover the twelve months ending August 2026, single family homes only, taken straight from the MLS.

183 active listings against 490 sales is roughly four and a half months of supply. These figures cover Cinco Ranch itself. Two gated enclaves inside the community trade on their own terms and I count them separately: Canyon Gate, which closed 21 sales at a $381,750 median, and Heritage Grand, an age-restricted 55 and over section of roughly 650 homes with its own homeowners association, which closed 36 sales at a $357,500 median. Both sit inside Cinco Ranch and both would drag the medians above if I folded them in. In other words, a buyer here actually has choice, which is not true everywhere in this part of Houston.
The price range is the other thing worth reading twice. Sales ran from $275,000 to $1,950,000. So the median describes the middle of a very wide community rather than a typical home.
One Name, Two Markets: 77450 And 77494
Cinco Ranch spans two ZIP codes, and they are not interchangeable.
The older eastern sections near Mason Road sit in 77450. Builders finished these sections first, so the trees and landscaping have matured.
The newer western and northwestern sections sit in 77494. Lots there tend to be larger and the floor plans more contemporary.
Because of that spread, a search filtered to one ZIP code will miss part of the community. Ask for both.
What You Actually Get: Amenities
The Beach Club was the first amenity Newland opened, back in 1991, and it remains the one residents mention first. The Lake House is a 6,000 square foot clubhouse with weekday programming and weekend rentals for residents.
There are 17 tennis courts spread through the community.
LaCenterra at Cinco Ranch sits at Cinco Ranch Boulevard and the Grand Parkway. It is the open air town centre, and it is inside the community rather than a drive away.
Beyond those, the community includes an 18 hole golf club, multiple community pools, lake areas and miles of trails. Counts vary between sources, so treat the specific numbers as approximate and confirm anything that matters to your decision.
Schools
Katy ISD serves Cinco Ranch. Cinco Ranch High School and Seven Lakes High School are the two campuses most often named.
Katy ISD assigns attendance zones by street address, not by community. So confirm your specific address with the district before you rely on it.
Is Cinco Ranch In The City Of Katy?
No. Cinco Ranch sits in unincorporated Fort Bend and Harris counties, inside the City of Houston’s extraterritorial jurisdiction.
It carries a Katy mailing address and Katy ISD schools, which is why everyone calls it Katy. That distinction matters for city taxes and city services, so it is worth understanding before you buy.
How Far Is Cinco Ranch From The Rest Of Houston?
I measured the distances below in a straight line from LaCenterra at Cinco Ranch, 23501 Cinco Ranch Blvd, near the centre of the community.

Driving distance runs longer than straight-line distance, and drive times move with traffic. Still, the Energy Corridor is the one that matters most here. At roughly nine miles it is the closest major employment centre, and it is the reason a great many Cinco Ranch households chose this side of town.
Interstate 10 runs along the north, and the Grand Parkway cuts through the community itself.
Flooding And What To Check
Parts of the greater Katy area flooded during Hurricane Harvey in 2017, and buyers here are right to ask about it.
Most of Cinco Ranch did not flood. However, some sections did, and the risk is specific to the lot rather than to the community as a whole. Canyon Gate at Cinco Ranch sits behind the Barker reservoir. Harvey hit it far harder than the rest of the community, and the MLS treats it as a separate market.
So do not accept a general answer about the community. Check the FEMA flood zone for the exact address, ask for an elevation certificate where one exists, and ask directly whether the home has flooded and whether it has ever carried a flood insurance claim.
One distinction is worth understanding before you read any flood map here. A home can sit outside the FEMA 100-year floodplain and still sit inside a reservoir flood pool, which is the area a reservoir is designed to hold water in during an extreme event. Those measure two different risks, and a standard flood zone lookup will not show you the second one.
Texas closed that disclosure gap in 2019. Senate Bill 339 took effect that September, and it requires a seller to disclose whether a property sits in a reservoir flood pool, in the 500-year floodplain, or in a reservoir. If you are buying anywhere near Barker, that disclosure is the document to read closely.
Who Cinco Ranch Suits
It suits a buyer who wants resort style amenities without paying new construction prices. Newland built them decades ago, so the trees and the clubs have had time to settle in.
It suits an Energy Corridor commuter. Nine miles is a genuinely short run by Houston standards.
It suits someone who wants choice. With 177 active listings across a wide price range, there is something to compare.
It is a poor fit for a buyer who wants a brand new home. The median build year is 2006, and the developer finished in 2020.
