Every one of those 37 sales carried a New Construction flag of No. Trillium and Grand Mission Estates are still selling new homes in this ZIP code. Lakeview Retreat is not.

The honest absences

A blank MLS field does not prove that something is absent. It proves only that nobody filled it in. Three items are worth naming plainly.

The MUD. Water and sewer read as Public Water on one listing and Water District on another, and the Utility District field was empty on every listing I opened. That pattern usually means a district exists but agents are not naming it. Only the tax bill for a specific address settles which district you would pay into.

Flood. Nothing in the fields I pulled carries a flood statement. If you are serious about a specific home, pull the FEMA map for that address and ask for the seller disclosure before you get attached to it.

The builder. Agent remarks name D.R. Horton, and so does D.R. Horton’s own community listing for Lakeview Retreat, which now shows the community as no longer available. Yet the structured Builder Name field on the MLS listings I opened is blank. Treat the attribution as well supported but understand where it comes from.

Something similar applies to amenities. My pull confirms a community pool and dues covering common grounds and recreational facilities. The longer list you will find repeated across the web, several miles of walking trails around lakes and fountains, a recreation center with water slides and a lap pool, a pavilion and playgrounds, traces back to the builder’s own marketing description of the community. I have not matched it against a current official HOA page, so I am labeling it as builder copy rather than a dated fact.

What Lakeview Retreat is, and what it is not

Lakeview Retreat is one subdivision plat in Richmond 77407, and the county recorded it in sections. My pull returned the bare name plus Sections 2, 4, 5, 6, 7, 8, 10, 11 and 12, and all of them sit in the same ZIP code with the same HOA structure and the same tax rate. Adding a 77407 filter to the search did not change the count of 37, and removing the ZIP filter did not add a single listing from anywhere else. That is as clean as a subdivision boundary gets in this market.

Homes run one and two stories, mostly three and four bedrooms, on lots from roughly 5,300 to about 8,600 square feet. Streets in the pull include Highland Chase Drive, Teton Creek Trace, Victoria Brook Trace, Ramsgate Cliff Lane, Lakeway Bluff Lane, Allendale Forest Drive and Rivercane Shore Lane.

Lakeview Retreat is not Lakemont

Both names start with Lake, both sit in 77407, and both appear on the same 77407 comparison table. They are separate subdivisions with separate numbers. Lakemont recorded 23 sales over the hub window at a median of $329,000 and $141.93 per square foot, on a median 2,381 square feet. Lakeview Retreat homes are smaller and sell for more per foot. I have not blended a single sale between them, and I am not building a Lakemont page as part of this one.

Lakeview Retreat is not Waterview Estates

Waterview Estates is another 77407 community that gets confused with this one, again on the strength of a water word in the name. Over the hub window it posted 30 sales at a median of $326,250 and $149.86 per square foot, on a median 2,265.5 square feet, in a median 42 days. Bigger homes, lower price per foot, slower. Lakeview Retreat is not Lakes of Bella Terra or Lake Olympia

Lakes of Bella Terra is a separate Richmond community on its own plat with its own page. Lake Olympia is not even in Richmond, it is in Missouri City. Neither one contributes anything to the figures on this page. There are also communities called Lakeview Retreat in other states, and none of their listings are in this pull either.

Lakeview Retreat Richmond prices, dated

My Richmond 77407 guide carries a table built from closings between August 2025 and August 2026. This page uses a fresh pull covering the twelve months to September 8, 2026. The two windows overlap but they are not identical, so here are both, labeled, rather than a blended third set that would belong to neither.

Three of the six cells are identical. Sold count, median price and median size did not move at all. Price per square foot slipped about a dollar and thirty cents, and median days on market came in three days quicker. Two nearly identical windows landing this close together is what a stable neighborhood looks like, and it is also a reminder that a three-day difference in a median is noise, not a trend.

The 20 active listings ask between $319,990 and $415,000, with a median ask around $347,000. Sellers are asking a little above where the median closing landed, which is normal, and the spread tells you the range of size and condition rather than a single going rate.

How Lakeview Retreat compares inside 77407

The table below is one snapshot, the 77407 hub window, because that pull is the only one that measured all four of these communities against each other on the same dates. Mixing pull dates inside a comparison table is how people end up believing a difference that is really just a calendar.

Read the size column first. Lakeview Retreat homes are the smallest of the four by a wide margin, roughly 640 square feet under Grand Mission Estates and about 735 under Trillium. That single fact drives most of what follows.

Because the homes are smaller, the median price is the lowest on the table. Yet the price per square foot is the second highest, above both Grand Mission plats and just under Trillium. Buyers here pay a strong rate per foot for a modest footprint, which is what a well kept, finished neighborhood with no builder discounting tends to produce.

Days on market tell the other half of the story. At 40 days Lakeview Retreat is essentially tied with Grand Mission Estates and clearly faster than Trillium at 59.5. New construction carries longer marketing times because builder inventory moves on a builder schedule, not because demand is weak. Grand Mission at 18.5 days is the outlier in the other direction, and my Grand Mission Estates breakdown explains why the two Grand Mission plats behave so differently.

What the comparison means if you are buying

If you want a new home with a warranty and a floor plan you help choose, look at Trillium and expect to pay meaningfully more in total. If instead you want the lowest entry price into 77407 with a home that is already built, landscaped and lived in, Lakeview Retreat is the strongest candidate of the four.

Schools

Listings here show Fort Bend ISD, which the MLS codes as district 19. Middle and high school were consistent on every listing I opened, Crockett Middle School and Bush High School. Elementary was not consistent: some listings show Seguin Elementary and others show Jordan Elementary, both Fort Bend campuses.

That split is exactly why I will not print a single campus list for the whole neighborhood. The MLS itself prints a warning that its school data comes out of a computer and may be neither accurate nor current, and a subdivision spanning nine sections can straddle an attendance boundary. Confirm zoning by street address through the district before you write an offer, not by subdivision name. I do not publish school ratings on this site.

Who Lakeview Retreat is not a fit for

Some honest disqualifiers, because a page that only sells is not much use to you.

  • You want a new build. There is none here. Zero of the 57 sold and active listings I pulled carry a New Construction flag of Yes, and the newest homes date to 2022.
  • You need 2,500 square feet or more. The median home measures 1,867 square feet and the largest sale in twelve months reached 2,557. Grand Mission Estates and Trillium suit that requirement better.
  • You want acreage or a large lot. Lots run roughly a tenth to a fifth of an acre.
  • You want no HOA. Dues are mandatory and deed restrictions apply.
  • You need certainty on flood or MUD before you shop. Those answers exist only at the address level here, and I would rather tell you that up front than hand you a neighborhood wide claim I cannot stand behind.

Over the twelve months to September 8, 2026 the median closing came in at $345,000, with sales running from $275,000 to $395,000. Twenty homes are currently asking between $319,990 and $415,000. Where a given home lands inside that range depends on size, section, condition and how it is priced on day one.

Is Lakeview Retreat the same as Lakemont?

No. Separate subdivisions, separate plats, separate numbers. Lakemont sold 23 homes at a $329,000 median on a median 2,381 square feet over the hub window, against Lakeview Retreat at 37 sales, a $345,000 median and 1,867 square feet. Larger homes, lower price, in Lakemont’s case.

Is Lakeview Retreat the same as Lakes of Bella Terra?

No. Lakes of Bella Terra is a different Richmond community on a different plat, and it has its own guide on this site. Lake Olympia, which also gets confused into this group, sits in Missouri City rather than Richmond.

Is Lakeview Retreat still building?

No, and this is the clearest finding in the pull. New Construction reads No on 37 of 37 sales and 20 of 20 active listings, with zero listings flagged Yes and no blanks in that field. Year built runs 2018 to 2022 on both the sold and the active side. The builder’s own community listing also shows the community as no longer available. What sits on the resale market is what there is.
