The five “not verified” rows are honest gaps, not oversights. The MLS table that produces the sales figures does not carry dues, tax rates, flood history or amenity lists, and I would rather leave a row blank than fill it from a listing remark. Ask me and I will pull the county and district records for a specific address.
The active-listing row deserves its own note. The 77489 table publishes active inventory at ZIP level only, 108 homes as of August 14, 2026, and does not break that down by neighborhood. So there is no honest months-of-supply figure for Quail Run on this page, and anyone quoting you one is estimating.

What Quail Run Missouri City is, and what it is not
Quail Run is one row on the neighborhood table for ZIP 77489. Every home in it that sold in the last twelve months was built between 1978 and 1983, which is the tightest build window of the four neighborhoods this page compares. It is a single-era subdivision, not a phased community that kept adding sections for decades.
Now the part that costs people time. There is a pile of “Quail” names in and around Missouri City, and they are separate markets that the MLS reports separately.
Quail Valley is the big one, and it is not this. Quail Valley sits in ZIP 77459 on the other side of the city, it is the golf-course community, and it has its own Quail Valley guide on this site. If you came here looking for the golf story, that is the page you want.
Quail Valley East is a separate 77489 row with its own 16 sales, its own $250,195 median and its own 1974 to 1975 build years. It is not part of the Quail Run count and I have not merged the two.
Quail Green West and Quail Glen are two more separately reported 77489 rows, nine sales and six sales respectively. Same rule applies.
It is also not Briargate, Hunters Glen, Lexington Village or Sienna, all of which are distinct markets with their own pages or their own rows.
One caveat I will not paper over. The only source I have for the string “Quail Run” is that MLS neighborhood table. Whether the MLS also carries sectioned names such as “Quail Run Sec 1” that group differently is unconfirmed, and if it does, the 18-sale count could be partial or an over-count. I have not verified it, so I am telling you rather than assuming.
Quail Run prices and the last twelve months
Eighteen homes closed in the twelve months to August 2026, at a median of $216,750. That is roughly seven percent of the 246 sales in ZIP 77489 over the same period, which is arithmetic on the two published counts rather than a separate MLS figure.
The median worked out to $128 per square foot on a median size of 1,803 square feet. Against the ZIP medians of $140 and 1,660 square feet, that is $12 less per foot on a house 143 square feet larger. Both of those gaps are subtraction from the published table, not new data.
Two things follow from that pairing, and they are the whole story of this neighborhood. Buyers get more house here than the ZIP average for less money per foot. Sellers are competing on an older product, and the market prices that in.
The days-on-market figure says the same thing from the other direction. A median of 34 days against 27 for the ZIP is a week longer. That is not a stalled market, but it is slower than Briargate at 26 and Hunters Glen at 25, and a seller who prices as if it were those neighborhoods will sit.
Age is the honest explanation for all of it. A 1978 to 1983 house that has not had its roof, HVAC, panel and plumbing addressed is going to appraise and inspect like a 1978 to 1983 house. Budget for that as a buyer, and get ahead of it as a seller.

Every row here comes from the same published table on the same date, which is the only way a comparison like this stays honest. Pulling each neighborhood from its own page would mix five different snapshot dates.
Against Briargate, Quail Run is $8,250 cheaper at the median on a house 231 square feet larger, at $9 less per foot, taking eight days longer to sell. That is the trade in one sentence. Put it in buying terms: $225,000, which is Briargate’s median, buys about 1,758 square feet at Quail Run’s $128 and about 1,642 at Briargate’s $137. Those two figures are division, not MLS data.
Against Hunters Glen the shape is the same, $14,250 cheaper on a house 162 square feet larger, nine days slower.
Quail Valley East is the interesting one, because it is the closest thing to a peer. Similar size at 1,867 square feet, similar era, similar small sample. It still closes $33,445 higher at the median and $13 more per foot. With 16 and 18 sales respectively, both rows move on a handful of transactions, so treat that gap as directional rather than settled.
Cheapest per foot, with one caveat
One claim I want to scope properly. Quail Run has the lowest price per square foot of the four neighborhoods on this table, but not of the whole ZIP. Quail Glen at $120, Hunters Point Estates at $124 and Mustang Trails at $126 all came in lower, on six, six and five sales. Among the neighborhoods with enough volume to compare seriously, Quail Run is the cheapest per foot.
Schools: verify the address, not the neighborhood
Quail Run is served by Fort Bend ISD. That is the district, and it is as far as a neighborhood-level answer can honestly go.
Attendance boundaries in this part of Missouri City do not follow subdivision lines, and Fort Bend ISD has redrawn them before. Two houses on the same street can zone differently. My Fort Bend ISD rezoning guide explains how the district goes about it.
So I verify zoning for the exact address, in writing, before anyone tours. I do not publish campus ratings or rank schools, and I will not name a campus for this neighborhood without checking the address first.
Who Quail Run does not suit
If you want new construction with a builder warranty, this is the wrong row. Everything that sold here was built between 1978 and 1983. Lexington Village, in the same ZIP, sold 24 homes built in 2025 and 2026, at $211 per square foot.
Buyers who came for the golf-course community want Quail Valley in 77459, not Quail Run.
Sellers who need to be closed quickly should price accordingly. A median of 34 days is the slowest of the four neighborhoods compared here, and that is before you add listing prep on a house of this age.
Anyone who wants a pool, a clubhouse and a staffed amenity center is looking at 77459. The median there was $417,000 against $245,500 in this ZIP, so that comfort has a price attached.
