Selling a House in Sienna, TX: A Seller Guide to Pricing

Selling a house in Sienna comes with an uncomfortable fact. Sienna sellers overprice by more than the rest of Missouri City, and they wait longer for it.

I live here, so I have watched this happen on streets I walk. Here is what the numbers say.

What Sienna homes that failed to sell were asking

I pulled every expired single-family listing inside Sienna for the twelve months to August 2026 and compared them against what actually closed.

That is a gap of 18.3 percent.

Sienna is worse than the ZIP code it sits inside

This is the part that surprised me. Across all of 77459 the same gap runs 14.9 percent. Sienna accounts for 700 of the 1,236 sales in that ZIP, well over half.

So the rest of 77459 prices more accurately than Sienna does, and Sienna drags the ZIP figure up rather than down. The most desirable community in Missouri City has its least accurate sellers.

Days on market say the same thing

Sienna homes take a median of 43 days to go under contract. The 77459 average is 36. Quail Valley, at roughly two thirds the price, takes 27.

Slower and pricier is not a coincidence. It is the same fact measured twice.

Why Sienna sellers get this wrong

The cause is not greed or bad advice. It is that Sienna is still building.

Active listings in Sienna number 444 against 700 annual sales. A meaningful share of that inventory is new construction, and new construction sets the price anchor a resale seller sees when they look around their own neighbourhood.

The trouble is that a builder can offer a rate buydown, closing cost help and a warranty. You cannot. So matching the builder’s asking price puts you above the market rather than level with it.

What a resale actually has that a new build does not

Established trees and a finished yard. Window coverings, gutters and a full sprinkler system. A move-in date that does not depend on a construction schedule.

Those are worth real money to the right buyer, and they are worth advertising explicitly. They are not worth the full price of a brand new home.

Sienna is not one market either

Village matters here more than most sellers expect. Median sold prices across the villages that report a village name in the MLS range from $394,500 in Steep Bank Village to $730,000 in Destrehan.

Shipman’s Landing carries the lowest price per square foot at $148 and the fastest sales at a median of 25 days. Bees Creek carries the highest at $199.

Anderson Springs is the useful counter-example. Its active listings ask a median of $403,500 against $389,000 for homes that sold, a gap under four percent. That village is a settled resale market where comparable sales genuinely mean something, as the Anderson Springs page shows.

So a Sienna-wide median tells you very little. Price from your village, and where possible from your section. The Sienna Villages Guide breaks each one down.

How I price a listing when selling a house in Sienna

Closed sales from the last 60 days in your village, not across Sienna. Steep Bank and Destrehan are $335,000 apart at the median.

Next, what the builders are currently offering within a mile of you. That is your live competition rather than a theoretical one.

After that, the resale advantages listed above, priced honestly rather than assumed.

Then an adjustment plan agreed before we go live. In a community where the median sale takes 43 days, quiet at week three is information rather than bad luck.
