Harvest Green Richmond TX is the largest residential market in the city, and it is built around a working farm. Not a decorative one. A 12-acre farm with a greenhouse, a vineyard, chickens and goats.

Quick answer: Harvest Green is a 1,700-acre master-planned community in Richmond, developed by Johnson Development from 2015. Over the last 12 months, 174 homes sold at a median of $537,378, or $198 per square foot. Median size was 2,882 square feet. That is more sales than any other community in Richmond. Homes took a median of 49 days to sell.

Read Those Two Columns Carefully
This is the most important thing on the page, and almost nobody points it out.
The median home currently for sale in Harvest Green is asking $675,000. The median home that actually sold went for $537,378. That is a 26 percent gap.
The listings are also bigger, at a median 3,398 square feet against 2,882 sold. They carry a higher price per foot too, $224 against $198.
What is on the market right now is not representative of what has been trading. The active pool skews toward larger, newer, more expensive homes, much of it builder inventory.
If you are buying, browsing listings will give you an inflated sense of what Harvest Green costs. Ask for sold comparables, not active ones.
If you are selling a resale in the $400,000s or $500,000s, you are competing against bigger new builds. That is part of why the median takes 49 days here against 37 for Richmond overall.
Why Harvest Green Richmond TX Sells the Most Homes
174 sales in 12 months is more than double Aliana’s 84 and well ahead of every other community in the area. Two things drive that.
First, it is still being built. Of the homes in my dataset, 166 of 283 were built in 2025 or 2026. This is an active construction pipeline, not a settled resale market.
Second, the concept genuinely differentiates. Johnson Development calls it an agrihood, and it has repeatedly ranked among the 50 top-selling communities in the United States.
It was named Master Planned Community of the Year by the Greater Houston Builders Association in 2018. The Texas Association of Builders then named it Best Community in Texas in 2021.
The Harvest Green Village Farm
The Village Farm covers 12 acres inside the community, and residents actually use it.
There is a Farm Club and a Veggie Share program for produce, plus a weekly Farmers Market and farm tours. The farm holds a vineyard, a greenhouse, a chicken coop and a goat pen. Edible landscaping is planted through the community.
Messina Hof operates a restaurant and winery on site. A full-time Lifestyle Director runs programming year round.
Harvest Green Amenities Beyond the Farm
The Farmhouse is the main amenity center. It has a resort-style pool, splash pad, fitness center, playground, event lawn, lakeside amphitheater and a rentable event hall.
A second recreation center, The Slice, is opening in 2026.
The community also holds 280 acres of greenbelts and 50 acres of parkland. There are more than 30 acres of lakes and waterways, plus over 17 miles of trails. Oyster Creek runs through it.
Size and Build-Out
Harvest Green started at 1,070 acres. Demand was strong enough that Johnson Development added another 630, bringing it to 1,700 acres.
It is planned for more than 2,600 residential units and over 200,000 square feet of commercial space. Lot sizes run from 40 feet to 90 feet. That is why the price range spans the $270,000s to well over a million.

Harvest Green carries the highest price per square foot in Richmond. Aliana has a higher median price but on larger homes, and it sells twice as fast. Austin Point is cheaper and newer but far slower.
Harvest Green vs Trillium and Grand Mission
Those three names turn up in the same searches constantly, and they are not the same market. Before any of the numbers, one caveat that matters more than the numbers themselves: the figures below come from two different MLS pulls, and I have kept them labeled rather than merged.
My Richmond community table pulls closed sales across ZIP codes 77406, 77407 and 77469, and it reports Grand Mission as a single combined row. My Richmond 77407 guide pulls the same closed-sale window but filters by subdivision inside one ZIP, and that is where the Trillium figures come from. Harvest Green does not appear on that 77407 subdivision table at all.

Against Grand Mission the comparison is clean, because both rows sit in the same pull. Harvest Green’s median sold price runs $169,878 higher, its median home is 560 square feet larger, and it carries $37 more per square foot. Grand Mission still moves faster, at a 32-day median against 49. That is arithmetic off one table rather than a judgment about either place.
One more thing about that Grand Mission row: it is a combined figure. Trillium is the harder comparison, and the honest answer is that it is not apples to apples. Trillium closed 141 sales at a $508,000 median in 59.5 days on the 77407 table. Harvest Green closed 174 at $537,378 in 49 days on the community table. Both are large communities still under active construction, and both run slower than the Richmond median for the same reason: builder inventory takes longer to sell through than a single well-priced resale. Harvest Green Taxes and HOA
Harvest Green sits in unincorporated Fort Bend County, so there is no city property tax. The total rate still runs near 2.7 to 2.9 percent once county, school and MUD are counted. It also varies by MUD within the community.
HOA dues were $1,271 a year for 2026. Resales also carry a foundation fee paid by the seller and a capitalization fee paid by the buyer. Both are calculated from the sales price.

Schools and School Zoning
Harvest Green is served by Fort Bend ISD, with on-site campuses. Note that neighboring Austin Point is Lamar Consolidated ISD, so district lines here do not follow what people assume.

One Thing to Check Before You Offer
Fort Bend County has invested heavily in drainage, and this is newer infrastructure. Newer does not mean zero flood risk, though, and status varies lot by lot.
Pull the specific address on the FEMA Flood Map Service Center and ask for an elevation certificate. Get a flood insurance quote regardless of the zone. I do this on every home I show here.

What is listed right now tells a different story: 109 active homes at a $675,000 median and $224 per square foot, on a median 3,398 square feet. Price from sold comparables, then, rather than from asking prices. The active pool here runs well ahead of what has actually closed.
Why does Harvest Green take 49 days when Aliana takes 25?
This is my read rather than something the table states. Harvest Green is still being built, so a large share of what is for sale is builder inventory, and builder inventory takes longer to sell through than a single well-priced resale. The active column supports that: it skews larger, newer and more expensive than what has closed. Aliana at 25 days behaves more like a settled resale market. So if you are selling a resale here in the $400,000s or $500,000s, plan around that competition instead of being surprised by it.
Is Harvest Green the same as Aliana, Trillium or Grand Mission?
No. Those are four separate markets with four separate sets of numbers. Aliana carries a higher median price on larger homes and sells about twice as fast. Trillium is a 77407 community that does not appear in the same pull as Harvest Green. Grand Mission reports as one combined row on my Richmond community table and splits into two subdivision names on the 77407 table. Austin Point and The George are different Richmond communities again. The subdivision name on the listing decides which set of figures actually applies to the house in front of you.
Is Harvest Green Fort Bend ISD or Lamar Consolidated?
Harvest Green is served by Fort Bend ISD, with campuses on site. Neighboring Austin Point is Lamar Consolidated ISD, so district lines in this part of Richmond do not follow what people assume from a map.
