Quick answer: Anderson Springs is a settled, established section of Sienna with a wide mix of home types. It’s zoned to Jan Schiff Elementary, and its central location puts it within easy reach of Sienna’s schools and parks. Because it’s been built out for a while, buyers here typically look at resale homes.

What the Active Listings Tell You
Here is the number that makes Anderson Springs unusual. Active listings carry a median price of $403,500 against $389,000 in closed sales, a gap of under 4 percent. Active homes are also almost exactly the same size as the ones that sold, 2,573 square feet versus 2,575.
Across most of Fort Bend County I see the opposite. In newer communities the listing pool skews toward larger, pricier new construction, and asking prices run 12 to 26 percent above what buyers actually pay. Anderson Springs does not do that, because it is a settled resale neighbourhood rather than an active builder market. What is listed here is genuinely representative of what trades.
For a buyer that means the asking prices you browse are a fair guide to your real budget. For a seller it means you are competing against homes very much like your own, so condition, updates and pricing discipline decide the outcome rather than square footage. The one place sellers do stretch is price per square foot, where asking runs about 8 percent above closed sales.
What Makes Anderson Springs Different
Anderson Springs is one of Sienna’s more established villages, and its strongest asset is location. It sits centrally enough that schools and parks are an easy trip rather than a drive across the community.
The village also carries a genuinely wide mix of home types. That variety makes it a practical starting point for buyers who haven’t locked in exactly what size or style they want yet.
Homes in Anderson Springs
Anderson Springs has been built out for a while, so buyers here are typically shopping resale rather than new construction. The range of home types means pricing varies more within this village than in sections built out in a single push.
That range cuts both ways. There’s more to compare, but comps need more care, because two homes a few streets apart can be genuinely different products.
Location and Amenities
The central position is the practical draw. Sienna’s schools and parks are close, and the village connects easily into the rest of the community’s amenity network.
