Sea Isle Galveston sold 66 homes in the last twelve months at a median of $499,000, which makes it the busiest single subdivision on the West End. It also has 92 homes for sale right now, more than it sold all year.

That combination is the whole picture. Plenty of activity, and even more inventory sitting behind it.

What does a home in Sea Isle Galveston cost?

The median sold price is $499,000 across 66 closed sales in the twelve months ending August 2026. Median price per square foot is $396.23, on a median home of 1,231 square feet built in 1994.

I pulled these from HAR Matrix on August 30, 2026, single-family only, across the original Sea Isle sections and all the numbered extensions.

Sea Isle Galveston is the entry point to the West End

At a $499,000 median it is among the most affordable places to buy a house on the West End. The wider West End median runs $630,000.

But look at the price per square foot before you conclude it is cheap. Sea Isle runs $396.23 against $354.33 for the West End generally. It is less expensive per house and more expensive per foot.

The reason is size. The median home here is 1,231 square feet against 1,744 across the West End. These are small beach houses, and small square footage always carries a higher per-foot figure.

So if you are comparing Sea Isle against Pirates Beach or Pointe West on a per-foot basis, you will reach the wrong conclusion. Compare total price and compare within a size band.

Sea Isle Galveston carries sixteen months of inventory

Ninety-two active listings against 66 sales a year is roughly 16.7 months of supply. That is high even by West End standards, where the area as a whole runs closer to 15.

It is not a distress signal. Second-home markets carry inventory that primary-residence markets never would, because owners are rarely forced to sell on a deadline. But it does mean a buyer has time and genuine choice here.

Days on market says the same. What sold took 71 days. What is currently listed has been listed 113.

The asking and sold figures are unusually close

Here is something that separates Sea Isle Galveston from the rest of the West End. Sellers ask $392.20 per square foot and buyers paid $396.23. Buyers are paying slightly more per foot than sellers are asking.

That sounds impossible until you look at size. Active listings are larger at a 1,392 square foot median against 1,231 sold. Bigger houses, lower per-foot asking prices. The two figures are measuring different products.

What it does tell you is that Sea Isle does not have the systematic overpricing problem visible elsewhere on the West End, where asking runs 14 percent above sold. The asking pool here is broadly realistic.

Sea Isle Galveston housing stock runs old

The median home that sold was built in 1994, and 30 of the 66 sales predate 1990. Eighteen were built in 2010 or later, so there is more recent construction here than in some neighbouring subdivisions.

The range runs from 1960 to 2024. That spread matters when you are comparing two listings at similar prices, because a 1970s house and a 2015 house at the same number are very different purchases.

Salt air, humidity and storm exposure age Sea Isle Galveston construction faster than inland building. Roofs, windows, decking, pilings and HVAC all deserve a hard look, and an inspector who works the island regularly will know what to check.

What to check before you buy

Insurance first, and get real quotes on the specific address before your option period ends. Coastal property here generally carries separate windstorm and flood coverage on top of a homeowner policy. Elevation drives the number, so ask for an elevation certificate early and check the address on the FEMA Map Service Center. The Texas Department of Insurance explains how the windstorm side works.

Then check how the house is used and what rental rules apply. A large share of West End property runs as short-term rental, which affects financing, insurance and neighbours. Rules change, so confirm the current position rather than assuming.

Then pull sold comps inside Sea Isle and inside your size band. Given how much the per-foot figure moves with size here, a comp from a different size class will mislead you.
