I pulled these from HAR Matrix on August 30, 2026, single-family only, across the Pirates Beach sections.
Twenty-five sales is a modest sample. The medians are sound but a single unusual transaction moves them more than it would in a larger market, so treat these as a guide and pull street-level comps before you price anything.
The Pirates Beach Galveston overpricing gap is the widest on the West End
Sold homes went at $354.33 per square foot. Homes currently listed ask $417.82. That is a gap of nearly 18 percent, on median sizes that are almost identical at 1,904 square feet sold against 1,920 asking.
Same size of house. Eighteen percent more money. And the market is not paying it.
The days on market figures make it plain. Homes that sold took 44 days, the fastest on the West End. Homes currently listed have been sitting 143 days, the slowest. Well-priced houses in Pirates Beach move quickly. Overpriced ones do not move at all.
Fifty-one listings against 25 sales a year is roughly 24.5 months of supply. The West End overall runs about 15.
What that means for you

If you are buying in Pirates Beach Galveston, the list price is close to meaningless as a starting point. Work from sold comps and expect that a well-supported offer below asking is the normal path rather than an insult.
If you are selling, the 44-day figure is the opportunity. Houses priced at what the market actually pays sell faster here than anywhere else on the West End. The 143-day pile is not your competition to match, it is the group to avoid joining.

Pirates Beach Galveston has bigger houses than its neighbours
At 1,904 square feet, the median Pirates Beach home is substantially larger than Sea Isle at 1,231 or Jamaica Beach at 1,332.
That size difference is why the per-foot figure sits lower than both despite the higher price. Pirates Beach sold at $354.33 per foot against $396.23 for Sea Isle and $387.73 for Jamaica Beach, while costing $170,000 more per house.
So on a pure per-foot basis, Pirates Beach is the better value of the three. On a total price basis it is the most expensive. Both statements are true, and which one matters depends on how much house you need.
The housing stock is newer here
The median sold home was built in 1999. Only 7 of the 25 sales predate 1990, against 30 of 66 in Sea Isle and 35 of 59 in Jamaica Beach.
That is a meaningfully younger stock, and it goes some way toward explaining the price difference. A 1999 house on the coast still needs the scrutiny any beach house does, but it has had twenty-five fewer years of salt exposure than a 1974 one.
Get an inspector who works the island regularly. Coastal construction fails in ways inland inspectors do not always look for, particularly around elevated foundations and pilings.
What to check before you buy
Insurance first, and get real quotes on the specific address before your option period ends. Coastal property here generally carries separate windstorm and flood coverage on top of a homeowner policy. Elevation drives the number, so ask for an elevation certificate early and check the address on the FEMA Map Service Center. The Texas Department of Insurance explains how the windstorm side works.
Then confirm rental rules and how the house is currently used, since much of the West End operates as short-term rental and that affects financing and insurance.
Then pull street-level sold comps. In a market with 25 sales a year and an 18 percent asking gap, the comps are doing more work than usual.
