Grand Mission Estates is the newer of the two Grand Mission subdivisions in Richmond’s 77407 ZIP code. Fifty-three homes sold there in the twelve months to August 2026, at a median of $400,000 and $167.53 per square foot, in a median of 40.5 days. The older Grand Mission row is a different market: 32 sales, a median of $332,500, and 18.5 days. Same heritage, two sets of numbers.

Source: the subdivision table on my Richmond 77407 guide, which reports Houston Association of Realtors MLS single-family closed sales from August 2025 through August 2026, filtered by subdivision within ZIP code 77407. Every figure on this page was read from that guide on September 6, 2026.
Five rows say not published on purpose. Dues, the combined tax rate, the MUD, flood history and a current amenity list are real questions. However, none of them appear on the published source this page is built from. Neither does an active-listing count for this subdivision, which is why you will not find a months-of-supply figure anywhere below. Guessing at any of it would be worse than leaving it blank. Send me an address and I will pull the tax jurisdictions, the recorded HOA and the flood designation for that specific lot before you tour.
Who this Grand Mission Estates guide is for
This page is for a buyer who has typed both names into a listing search and cannot tell whether they point at one community or two. It is also for an owner in either one who is trying to price against the other. The two names sit one word apart, share a developer and share a clubhouse heritage, and they carry a $67,500 gap in median sold price. That is not a rounding difference, and it is not something a listing description will explain for you.
Beyond that, it is for anyone comparing the enclave against the rest of ZIP 77407. Grand Mission Estates is the third busiest seller in that ZIP code by closed sales, behind only Trillium and Aliana. As a result, a buyer shopping this budget will keep running into it. The useful comparison, therefore, is against the other 77407 names on the same table rather than against Richmond as a whole.
What this community is, and what it is not
Grand Mission Estates is one of two legally separate subdivisions that appear as different line items in MLS data. My Richmond 77407 guide describes it as a newer, separate enclave off Mason Road, developed by Friendswood Development Company, sharing the original community’s clubhouse and water park heritage. The original Grand Mission is the older and larger plat. That same guide places it inside the box formed by the Westpark Tollway, the Grand Parkway, Beechnut Street and Mission Bend Boulevard. It also names Plantation, David Weekley, Pioneer, Coventry, Perry, Westin and Legend among the builders who worked across both plats. Finally, it describes the wider community as largely sold out and built.
Because these are two plats, they are two markets. Nothing on this page folds an Estates figure into a Grand Mission figure or the reverse. The hub level community table on my Richmond TX real estate guide reports a single combined Grand Mission row of 86 sales at a median of $367,500. That number belongs to neither subdivision on its own. My Grand Mission Richmond guide covers that combined row and the split behind it in full. If you are pricing a specific listing, the subdivision name printed on that listing is what decides which set of numbers applies to it.
This enclave is also not Aliana, not Trillium and not Lakeview Retreat. Each of those is a separate 77407 community with its own row on the same table, and none of them is blended into anything here.
Grand Mission Estates prices and market data
The median Grand Mission Estates home closed at $400,000 over the twelve months to August 2026, across 53 sales, at $167.53 per square foot on a median of 2,507 square feet, in a median of 40.5 days.
Set that against ZIP 77407 as a whole, which closed 695 sales at a median of $385,000 and $166.96 per square foot, on a median of 2,467 square feet, in 37 days. The enclave sits $15,000 above the ZIP median price and 57 cents above the ZIP price per foot, on a house about 40 square feet larger. It also takes roughly three and a half days longer to sell. In other words, it prices almost exactly at the middle of its own ZIP code and moves on a slightly slower clock. It is not a premium pocket, and it is not a bargain one.
Those 53 sales are about 7.6 percent of everything that closed in 77407 over the same period, and the two Grand Mission plats together account for roughly 12.2 percent of the ZIP code. Both of those are arithmetic from the published counts rather than figures the table itself reports.
Why the older Grand Mission row sells faster
This is the part worth slowing down on. The older Grand Mission plat closed in a median of 18.5 days against the enclave’s 40.5. That is 22 days apart, which means the older plat turns over more than twice as fast. It is also the fastest median on the entire 77407 subdivision table, quicker than Aliana at 23.5 days and far quicker than Trillium at 59.5.
The table does not say why, so what follows is my read rather than something the source asserts. The older plat is cheaper in every direction: $332,500 against $400,000, $146.71 per foot against $167.53, and a median house of 2,217.5 square feet against 2,507. A $332,500 home sits comfortably below the $385,000 ZIP median, which puts it in front of a wider pool of qualified buyers, while $400,000 sits above it. Smaller and cheaper generally clears faster in this corridor, and these two rows illustrate that inside a single community’s footprint.
What the gap is not, as far as the published source goes, is a builder inventory effect. My Richmond 77407 guide attributes long days on market at Trillium to active new construction. Separately, it describes the Grand Mission area as largely sold out and built. Consequently, the usual explanation for a slow median does not apply here. If you are selling in the enclave, plan for a longer marketing window than a neighbor one plat over, and price against Estates comparables rather than against the faster row.
Compared with the rest of ZIP 77407
Every figure in this table comes from one snapshot, the subdivision table on my Richmond 77407 guide cited above, plus that guide’s ZIP wide row. Mixing communities across different snapshots is how comparisons quietly go wrong, so nothing here is pulled from anywhere else, and the combined Grand Mission row from the Richmond hub does not appear at all.
| Community | Sold | Median sold | $/sq ft | Median sq ft | Days on market |
|---|---|---|---|---|---|
| Grand Mission Estates | 53 | $400,000 | $167.53 | 2,507 | 40.5 |
| Grand Mission | 32 | $332,500 | $146.71 | 2,217.5 | 18.5 |
| Aliana, 77407 portion | 82 | $575,000 | $184.91 | 3,130.5 | 23.5 |
| Trillium | 141 | $508,000 | $187.22 | 2,602 | 59.5 |
| All of ZIP 77407 | 695 | $385,000 | $166.96 | 2,467 | 37 |
What the price gap actually buys
The $67,500 between the two Grand Mission plats is not pure discount. The enclave’s median house is 289.5 square feet larger, so part of that gap is simply more house. Price an Estates sized 2,507 square foot home at the older plat’s $146.71 per foot and it lands near $367,800, which is about $32,200 under the actual Estates median. That remainder is the per foot premium the enclave commands. It is arithmetic on published medians rather than a reported sale price, and medians do not multiply out exactly. Read it as scale rather than as an appraisal.
Against Aliana the separation is far wider. Aliana’s 77407 portion closed at $575,000, which is $175,000 above the enclave, on a median house 623.5 square feet larger and at $17.38 more per square foot. Aliana carries the highest median price in this ZIP code and it still moves faster, at 23.5 days. I cover it in full on my Aliana community guide.
Trillium is the other useful marker, because it shows what an active new construction community looks like on the same table. It closed the most sales in the ZIP at 141, at the highest price per square foot of the four rows above, and it took a median of 59.5 days, the slowest figure on the table. Slow there reflects builder inventory rather than weak demand, which is exactly the reason it is not the right explanation for the enclave.
Schools serving Grand Mission Estates
Richmond is not served by a single school district, and the line does not follow the ZIP code. My Richmond 77407 guide places Grand Mission in Fort Bend ISD, feeding Mission West Elementary, David Crockett Middle and George Bush High School. That guide also notes that a handful of communities and builder pages elsewhere in this ZIP code reference Lamar CISD instead.
Attendance boundaries change, and district and campus assignment follows the address rather than the subdivision name. Therefore, confirm zoning for the exact address through the district’s boundary locator before you write an offer. I verify it for every address I work on, and I do not publish school ratings.
Who this community is not a fit for
Plenty of buyers should look somewhere else, and saying so up front saves everyone a weekend.
- Sellers who need to be moved quickly. The enclave’s 40.5 median days is the third slowest figure on the 77407 subdivision table. Next door, the older plat clears in less than half that.
- Buyers who want a brand new home with a builder incentive package. My Richmond 77407 guide describes this area as largely sold out and built, while Trillium is the ZIP code’s active new construction community.
- Anyone who needs 3,000 square feet or more. The median house here is 2,507 square feet, against Aliana’s 3,130.5 in the same ZIP code.
- Budgets genuinely below the ZIP median. The older Grand Mission plat, Waterview Estates, Twin Oaks Village, Lakemont and Fieldstone all report lower medians on that same table.
- A household choosing on amenities or dues. The source behind this page publishes no current amenity list and no HOA figure for this subdivision, so those questions have to be answered on the ground rather than from a table.
Common questions about Grand Mission Estates
Is Grand Mission Estates the same as Grand Mission?
No. They are two legally separate subdivisions that appear as different line items in MLS data, which is why they carry different numbers. Over the twelve months to August 2026 the enclave closed 53 sales at a median of $400,000 in 40.5 days, while the older plat closed 32 at $332,500 in 18.5 days. They share a developer and a clubhouse heritage, and that is where the overlap ends. The combined 86 sale, $367,500 row you may have seen on my Richmond guide blends both plats. It belongs to neither one on its own.
Why does Grand Mission Estates sell slower than Grand Mission?
The published tables do not explain it, so this is my read rather than a reported finding. The enclave is the pricier of the two at $400,000 against $332,500, on a bigger house at a higher price per square foot. Crucially, $400,000 sits above the $385,000 ZIP median while $332,500 sits well below it. Meanwhile, a below median price point reaches a wider pool of qualified buyers. That usually shows up as a shorter median days on market. It is not builder inventory, because the source describes this area as largely sold out and built.
Is Grand Mission Estates the same as Aliana?
No. Aliana is a separate 77407 community with its own row, and nothing from it is folded into anything on this page. Aliana closed 82 sales inside 77407 at a median of $575,000 and $184.91 per square foot, on a median of 3,130.5 square feet, in 23.5 days. It carries the highest median price in the ZIP code, and it is both larger and faster than the enclave. Full detail sits on my Aliana community guide.
Where is Mason Road?
My Richmond 77407 guide places Grand Mission Estates as a separate enclave off Mason Road. That guide puts the wider Grand Mission community inside the area bounded by the Westpark Tollway, the Grand Parkway, Beechnut Street and Mission Bend Boulevard, west of the Grand Parkway along the Westpark Tollway corridor. However, it does not publish a plat line for the enclave itself. Like most Richmond addresses, this is unincorporated Fort Bend County rather than city limits, so I am not going to draw a boundary that no published source draws. Send me an address and I will confirm which of the two subdivisions it actually falls in before you tour.
Looking at Grand Mission Estates?
I sell across all three Richmond ZIP codes and every price point on the 77407 table above. Perhaps you are weighing the enclave against the older plat, against Aliana, or against anything else in this ZIP code. In that case, the honest comparison needs the subdivision name, the exact address and the tax jurisdictions, not a blended median off a hub table.
Send me an address and I will pull its sales history, its tax jurisdictions and its school zoning before you tour. Honest guidance, real local knowledge, and no pressure.
