Tamarron Katy is the fastest-selling community in this part of Fort Bend County. Homes closed in a median of 17 days over the last twelve months. Meanwhile Fulshear as a whole took 35 days, and Katy took 28.
It is also the highest-volume community in Fulshear, with 398 sales on the 77441 side alone. First, though, there is a quirk about the address you should understand.
Tamarron Straddles Two ZIP Codes
Tamarron sits across the boundary between ZIP 77441, which carries a Fulshear address, and ZIP 77494, which carries a Katy address. Both are real. Neither is a marketing invention.
In practice, that means a search on one ZIP shows you only part of the community. Our pull found 398 sales on the Fulshear side and a further 179 on the Katy side. Consequently, a buyer relying on a single ZIP search sees roughly two thirds of the picture at best.
It matters for more than counting. Which side an address falls on affects the mailing address you advertise. Therefore confirm the school assignment and tax detail for the specific lot, rather than assuming the community is uniform.

The Tightest Price Band in Fulshear
Look at that price range. A spread of roughly $219,000 between the cheapest and priciest sale is remarkably narrow. By contrast, Cross Creek Ranch sales ran from $300,000 to $2.2 million.
The reason is uniformity. Ninety-nine percent of Tamarron sales were built in 2024 or later. The size range is comparatively tight too. Therefore you are largely comparing similar homes built by similar builders in similar years.
That has a real upside for a buyer. Pricing here is easier to read than almost anywhere else in the area, because there are few outliers distorting the median. It also explains the speed. When the choices are genuinely comparable, a buyer decides quickly.
Why the Active Median Sits Below the Sold Median
Active listings show a median of $325,995 against $334,990 sold. That looks backwards, and it is worth explaining rather than glossing over.
In an actively building community, the listed mix reflects what the builder is releasing now. It does not reflect what sold across the whole year. Consequently, smaller plans released in a later phase pull the active median down, even when demand has not changed.
So do not read that gap as prices falling. Instead, read it as a different product mix, and compare a specific plan against sales of that same plan rather than against the community median.
Who Tamarron Suits
This is the practical entry point to the Fulshear and west Katy market. If your budget sits in the $300,000s and you want a new home rather than a fixer, Tamarron is the most likely fit.
It suits you less if you want mature trees, large lots or architectural variety. Because almost everything is new, the streetscape is young. Instead, buyers wanting established surroundings should look at Cross Creek Ranch. For older stock still, try Nottingham Country in Katy 77450.
