Over the last twelve months 83 homes sold at a median of $359,000, or $192 per square foot, on a median size of 1,856 square feet, in a median of 26 days. The same twelve months across all of ZIP 77469 ran $340,000 at $157 per square foot on 2,242 square feet. So a buyer here pays about $19,000 more for roughly 400 fewer square feet. The builder has finished. Every home on the market is a resale.

That last row lists absences, not estimates. I would rather say I could not source something than hand you a number I cannot stand behind.
Who This Page Is For
Three people, really. A Fort Bend homeowner in a two-story house who wants single-story living and a smaller yard. Someone relocating to Houston who knows the Del Webb name and wants to know what it costs here. And an adult child helping a parent compare options without a sales office in the room.
I hold the Seniors Real Estate Specialist designation, so the over-65 tax ceiling and the sell-then-buy sequencing are things I handle directly. Everything below comes from the MLS, the Fort Bend Central Appraisal District, and the community association’s own pages.
What Del Webb Sweetgrass Richmond Is, and What It Is Not
It is a Del Webb-built, age-restricted neighborhood on the east side of Richmond in ZIP 77469. The association calls itself DW Sweetgrass HOA and runs a clubhouse called the Lakehouse at 707 Del Webb Blvd.
It is not Del Webb Fulshear. That is a separate, newer community in ZIP 77441. My MLS sweep found 21 Del Webb records there and zero street overlap with Sweetgrass. Prices and timing are different, and I keep a separate page on Del Webb Fulshear.
It is not Del Webb Sugar Land at Ryehill. That one is confusing because it shares ZIP 77469 with Sweetgrass. It is still selling new homes; Sweetgrass is not. See Del Webb Sugar Land at Ryehill for that community.
It is not Waterside Estates, Waterside Village, or Canyon Gate. Those are conventional all-ages neighborhoods. Waterside Estates in particular gets compared to Sweetgrass on price alone, which is the wrong comparison for reasons I cover below.
It is not a nursing home, an assisted living facility, or independent living. These are ordinary deeded single-family homes that you own. There is no care component and no monthly service package.
It is not the only Sweetgrass in the MLS. A wildcard search on that word returns 356 records. Sweetgrass Village in HAR Area 2 accounts for 210 of them, and another 88 arrive on the North Texas feed under MLS numbers beginning NT. That is why portal searches keep showing you homes that make no sense.
Del Webb Sweetgrass Richmond Prices, Two Dated Snapshots
There are two measurements on this site and they do not match perfectly. I am showing you both rather than averaging them into one number that neither source would recognize.

Hub column: closed sales August 2025 through August 2026, actives as of August 14, 2026, from my Richmond TX real estate guide. The sold count, the median price and the price per square foot agree exactly, which is unusually close. The columns part company on size, on days on market, and on the year-built ceiling.
Two of those gaps have explanations. The active count differs because the snapshots are three weeks apart. The 2026 year-built figure comes from Del Webb records that are not Sweetgrass at all, which is the next section.
New Construction Versus Resale: There Is No Split Here
The MLS carries a new-construction flag, and on this data it is fully populated. Across all 107 Del Webb records in ZIP 77469, four read Yes and 103 read No. Those add to the unfiltered total, so nothing is blank and nothing is guessed.
All four Yes records are Del Webb Sugar Land at Ryehill, built in 2026, on Marek Fareway and Wheless Lane. None is in Sweetgrass.
Restrict the search to Sweetgrass and the flag reads zero new construction across 99 records. The newest sold home was built in 2021, and only one home from that year sold. Del Webb’s own website now lists Bridgeland, Sugar Land at Ryehill and Fulshear as its Houston communities; Sweetgrass is not among them, and its old community page redirects to that index.
So the honest statement is that the community is built out. No model home, no incentive package, no lot to pick. Every home you can buy has been lived in.
That cuts both ways. You lose the builder warranty and the choice of finishes. You gain fifteen years of comparable sales to price against, mature landscaping, and upgrades a previous owner already paid for and already depreciated.
Size and Price Per Square Foot: A Smaller House at a Higher Rate
This is the number that surprises people, so it deserves its own section. The product here is a smaller house that costs more per foot than the neighborhood around it.

All four rows are the same hub snapshot: closed sales August 2025 through August 2026, actives August 14, 2026. Comparing rows within this table is fair. Comparing any of them to the Matrix column above is not.
Set against its own ZIP code, Sweetgrass costs $19,000 more for a home 293 square feet smaller, at $35 more per square foot, and it sells five days quicker. Set against Pecan Grove, it is $52,250 cheaper, $44 per square foot dearer, and 797 square feet smaller.
Neither figure is a bargain or a rip-off. You are buying a different product. Single-story square footage costs more to build than the second floor of a two-story house, and the amenity package is priced into the land.
A technical note for anyone checking my arithmetic. Three ways of computing the community rate against the published $192 give $189.48, $192.29 and $192.00. Two of the three land on $192, and I cannot tell you which method the source table uses. Treat any per-foot figure as good to a couple of dollars, not to the cent.
Del Webb Sweetgrass Richmond Sells Fast, or Sits
A median of 26 days sounds like a brisk, uniform market. The distribution says otherwise.

Almost four in ten homes went under contract inside two weeks. Almost five in ten took more than a month, and the slowest sale ran 303 days. Very little landed in the middle.
Active listings tell the same story. Sixteen homes are on the market at a median of $324,950, with days on market running from six to 206. Sold homes spanned $235,000 to $610,000 and 1,175 to 3,305 square feet.
In practice, a correctly priced and updated home in the popular size range moves in days. Anything overpriced, dated or unusually large sits for months. Age-restricted buyers are a smaller pool, and they are patient.
Del Webb Sweetgrass Richmond Amenities
Everything in this section comes from the community association’s own amenities page rather than a builder brochure. The Del Webb Sweetgrass amenities page is the current source.
- The Lakehouse at 707 Del Webb Blvd holds the association office and most indoor amenities. It opens at 6:00 AM Monday through Friday, 8:00 AM Saturday, and 11:00 AM Sunday.
- Two pools, one indoor and one outdoor, each with a spa. Both are open 24 hours to residents with a valid ID badge.
- A fitness center with cardio, stretch and strength equipment, also open 24 hours by badge. Users must be at least 19.
- Sport courts: four pickleball, two tennis and four bocce, open 6:00 AM to 10:00 PM, minimum age 12. Equipment rents at the front desk.
- A ten-hole putting green beside the Lakehouse.
- A dog park with separate gated areas for small and large dogs, open dawn to dusk, with a wash station at the entrance.
- Two parks. Nature Park has a walking path and swings. Sunrise Pointe Park is lakeside, with a fishing pier, washer pits, horseshoe areas and a shaded gazebo.
Guests are capped at six per household per day, must have a waiver on file, and must stay with the resident who signed them in. That rule matters more than it sounds if you expect regular visits from family.
Neighborhoods and Section Numbers
The community is platted in sections, and the association gives each section a name that the MLS does not use. When a listing says “Del Webb Richmond Sec 12-A” and a neighbor says “Rolling Ridge,” those are the same place. The association’s neighborhoods page publishes the full mapping.

I am not publishing prices by section. Only 23 of the 83 sales named a section in the MLS subdivision field, so any per-neighborhood median would rest on one or two sales. That is not a number worth printing.
One naming quirk is worth knowing before you search. The MLS records this community under 22 different subdivision strings, and they fall into two families: some say Sweetgrass, others say Del Webb Richmond. Nineteen of the 28 streets in the Del Webb Richmond family also appear in the Sweetgrass family, and the Fort Bend Central Appraisal District writes the legal description as “Del Webb Richmond.” Same plat, two habits.
Age Restriction, HOA Dues and Taxes
This is age-restricted housing operating under the federal exemption for housing for older persons, which is why an age rule is lawful here when it would not be in an ordinary neighborhood. The association describes Sweetgrass as a 55+ community on its own homepage.
I will not paraphrase the occupancy rules. The exact terms, including any minimum age for a permanent occupant and any limit on younger household members, live in the Master CCRs and their four recorded amendments in the association’s governing documents library. Read them before you go under contract, especially if a younger spouse or an adult child may live with you. I request those documents for every client rather than relying on a sales office summary.
Assessments are published and current. The association’s 2026 figure is $2,200 a year, billed at $550 per quarter, due on January 1, April 1, July 1 and October 1, with late fees after the due date.
Property tax comes from several layers. The Fort Bend Central Appraisal District’s certified 2026 roll shows the parcels I checked carrying five to six taxing entities. Those are Fort Bend County general and drainage, Fort Bend MUD 187, Lamar CISD, Fort Bend Levee Improvement District 6, and on one parcel the West Fort Bend Management District. I pulled two homes in different sections and got the same set both times.
I am not publishing a combined rate. Rates are adopted annually by each entity and I could not reach the county’s tax rate site to verify current figures. Schools and the Tax Jurisdiction
Age-restricted housing still sits in a school district and still pays school taxes, so the district matters even if nobody in the house will attend. On both Del Webb parcels I pulled, the school entity was Lamar CISD.
That is a parcel-level finding on two addresses, not a boundary map. Richmond is genuinely split in places, with Lamar CISD and Fort Bend ISD both serving parts of the city. Confirm the district for the specific address rather than for the community. I do not publish campus assignments or school ratings.
Who Should Not Buy in Del Webb Sweetgrass Richmond
Three groups should look elsewhere, and I would rather say so now than after you have toured.
Households that cannot meet the age requirement. This is not negotiable and it is not something a seller can waive. If the rule does not fit your household, the community does not fit either.
Buyers who want space per dollar. If your goal is 2,500 or 3,000 square feet at the $146 to $160 per foot that Waterside Estates, Rivers Edge and much of ZIP 77469 trade at, Sweetgrass will feel expensive. You are paying $192 a foot here. Seventeen of the 83 sales were over 2,500 square feet, so the big homes exist, but they are the minority and they are priced accordingly.
Anyone comparing it to Waterside Estates on price alone. The median prices are within $25,000 of each other, which makes the two look interchangeable. They are not. One is a 55+ community with a staffed clubhouse and a $2,200 annual assessment. The other is an all-ages neighborhood built out by 2006 with no age restriction and a different fee structure. Compare the carrying cost and the restrictions, not the headline number.
Del Webb Sweetgrass Richmond TX: Common Questions
Where is Del Webb Sweetgrass?
Richmond, Texas, in Fort Bend County, ZIP 77469. The Lakehouse address is 707 Del Webb Blvd. My ZIP sweep of the MLS returned 107 Del Webb records in 77469 and zero in 77406 or 77407, so the community sits entirely in one ZIP code.
What does a home cost there?
The last twelve months produced 83 sales with a median of $359,000, ranging from $235,000 to $610,000. Sixteen homes are currently listed, at a median of $324,950 and a range of $269,900 to $485,000. Twenty-five of the 83 sales closed under $300,000 and eleven closed above $500,000.
What are the 55+ rules?
It is marketed and run as 55+ under the federal housing for older persons exemption. Binding language sits in the Master CCRs and their amendments in the association’s document library, not in any summary I could write. Amenity rules give you the texture, though. The fitness center is 19 and over, sport courts are 12 and over, and posted children’s swim hours mean younger visitors are anticipated as guests.
Is it the same as the other Del Webb communities near Houston?
No. Sweetgrass is finished and sells only resales. Del Webb Fulshear in 77441 and Del Webb Sugar Land at Ryehill are both still selling new homes, and Ryehill shares this ZIP code, which is a common source of confusion. How does it compare to Pecan Grove?
On the same snapshot, Pecan Grove sold 82 homes at a median of $411,250 and $148 per square foot on 2,746 square feet. Sweetgrass sold 83 at $359,000 and $192 per foot on 1,949 square feet. You save roughly $52,000 and give up roughly 800 square feet. Pecan Grove is all ages and dates back to 1980; Sweetgrass started in 2011.
Is it Lamar CISD or Fort Bend ISD?
Both appraisal district parcels I checked showed Lamar CISD. Verify by address before you rely on it, because Richmond is split between districts in places.
