The active median looks higher, and that is a trap

Read the two columns quickly and you would conclude prices are climbing. Sellers ask a median $405,455. Buyers paid a median $335,110. That looks like a 21 percent gap. Almost all of it is a difference in house size.

Per square foot the picture reverses. Sold homes closed at $216.50 per foot. Listed homes ask $212.05, slightly less. The active pool simply holds bigger houses, at a median 1,865 square feet against 1,720 sold. Compare the headline medians and you mislead yourself. Compare the price per foot and the market looks flat, or a little soft.

This is also why I will not quote you a community median when you ask what your home is worth. In a community this small, one large sale moves the number.

Why homes here take 68 days to sell

Sixty-eight days sounds slow next to Sweetgrass at 26. It is not a demand problem. Del Webb still builds and sells here, and a builder lists a house before it is finished. The clock starts at the listing, not at the framing. New communities across Fort Bend show the same pattern. It tells you very little about how long your resale would sit.

Fulshear costs about 13 percent more per square foot and hands you a smaller house. You are paying for new construction, and that is a reasonable thing to pay for. What you do not get is a resale market. Twelve sales give you almost nothing to negotiate against, so the builder price list is effectively the price.

Sweetgrass carries eleven more years of turnover. Seventy-eight sales mean real comparable sales, so a buyer has something to argue with and a seller has something to price against. What Del Webb built here

Del Webb opened the community on 8 October 2022, its third in the Houston area. PulteGroup planned 725 single-story ranch homes across more than 230 acres, in three series from the GenYou collection: the Scenic, the Distinctive and the Echelon. The sales center sits at 7733 Lifestyle Boulevard, Fulshear 77441. PulteGroup set out the plan in its opening announcement, and the builder keeps current plans and pricing on its Del Webb Fulshear community page.

Every home is single-story. That is the point of a Del Webb, and it is the single feature that matters most to buyers planning to stay put as they age. Wide doorways, one floor, and a garage you can reach without stairs do more for staying in a house than any grab bar added later.

Amenities

PulteGroup describes a recreation center with an indoor pool and an outdoor pool, a fitness center, a catering kitchen, a craft room and a ballroom. Outside there are six pickleball courts and an 18-hole putting course. A full-time Lifestyle Director runs the calendar.

Secondary sources put the amenity center at roughly 16,000 square feet and add tennis courts and walking trails. Those details do not appear in the builder announcement, so confirm anything that matters to you at the sales center rather than taking it from a listing site, including this one.

Taxes and HOA dues

Del Webb Fulshear sits inside Fort Bend County. Third-party sources quote a combined tax rate near 3.1 percent, plus annual HOA dues around $2,600. I have not verified either figure against the appraisal district or the HOA. Treat both as a starting point. Get the current numbers in writing for your section before you sign.

Buying new construction at Del Webb Fulshear: what to insist on

A resale comes with a history. A new build comes with a promise. Protecting yourself on the second one takes different work, and most of it happens before the slab is poured.

Register your agent before you tour

Nearly every builder requires your agent to be with you, or registered, the first time you walk in. Tour the models alone, bring an agent later, and the builder can refuse to recognize them. That is builder policy rather than law, and it is not negotiable after the fact.

Texas law now adds its own requirement. Senate Bill 1968 took effect on 1 January 2026 and amended the Real Estate License Act at Occupations Code section 1101.563. A license holder must have a written agreement with you before showing residential property, or before making an offer if nothing gets shown. A model home is residential property. The same bill repealed subagency, which used to let an agent work with you while owing loyalty to the seller.

Understand who the sales office works for. The builder pays that person, who represents the builder. TREC takes the position that a builder’s own employee needs no real estate license to sell the builder’s houses, so the person walking you through may hold no license at all. They can be helpful, honest and good at their job, and still owe their duty to the other side of the table. I am a broker and not an attorney, so take the legal detail to one.

Hire your own inspector, and use them in phases

The city or county inspects for code compliance. Code is a floor rather than a standard of workmanship, and a municipal inspector is not there for you specifically. An independent inspector is. Texas licenses real estate inspectors through TREC, and you should hire yours directly. An inspector the builder recommends works for someone with an interest in what the report says.

Three visits are the minimum I recommend on a new build:

  • Before the pour. Forms, rebar placement and the plumbing set into the slab. Nobody can correct any of it later without breaking concrete.
  • Pre-drywall. Framing, roof decking, and the electrical, plumbing and HVAC rough-in. This is the only time anyone sees inside the walls.
  • Final walkthrough. Finishes, grading, drainage, and everything that belongs on the punch list before you close.

Then watch the warranty clock. Most builder warranties run one year on workmanship with longer terms on structural items, but they differ, so read yours. Book an inspection before that first year expires, while defects are still the builder’s to fix. Buyers miss that deadline constantly and it costs them real money.

One more thing on incentives. Builder incentives usually require financing through the builder’s own lender. That can still be the best deal on the table. Price it against an outside lender first and compare the total cost rather than the headline discount.

Who Del Webb Fulshear suits

It suits you if you want a brand new single-story home. It fits people who value an organized social calendar and would rather choose finishes than inherit somebody else’s. Fulshear itself is quiet, growing quickly, and about 35 miles west of downtown Houston.

It suits you less if you want to negotiate. With twelve sales behind the community there is no resale market to speak of, and buying from a builder means the price sheet is the price. It suits you less again if you want established trees, mature landscaping, or neighbors who have already sorted out how the place runs.

No. The Houston-area Del Webb communities in and around Fort Bend are Fulshear, Sweetgrass in Richmond, and the newer Del Webb Sugar Land at Ryehill, which despite the name sits in Richmond rather than Sugar Land. Del Webb also builds in The Woodlands and Bridgeland, both well north of here.
