The community closed 267 sales over the last twelve months, second only to Tamarron in volume, with 113 homes active as of August 2026.

Why the Resale Market Here Matters
Notice that the active median sits slightly below the sold median. That is unusual in Fulshear, and it tells you something useful.
Across most of this area, builders dominate the inventory. As a result, the listing pool skews newer, larger and pricier than what actually closes. In Cross Creek Ranch the two numbers sit close together. Consequently, comparable sales here behave as buyers expect. An appraisal is also far less likely to surprise anyone.
The year range explains it. Homes sold here were built between 2008 and 2025. Therefore there is genuine resale depth. For a buyer, that means negotiating leverage against an actual seller. For a seller, it means your competition is other resale homes rather than a builder with incentives.
Sections and Home Sizes
Cross Creek Ranch is large enough that “the community” is misleading. Our data shows 73 distinct section names across the sales, which is by far the most of any Fulshear community and more than eight times what Tamarron shows.
That fragmentation matters practically. Two homes a mile apart can differ substantially in age, lot size, builder and price. So a community-wide median is only a starting point. Therefore, when you get serious about a specific street, ask for section-level comparable sales rather than the headline number.
The size range runs from 1,507 to 6,400 square feet, with a median of 3,127 and a typical count of four bedrooms.
Amenities
Cross Creek Ranch spans roughly 3,200 acres. Johnson Development is behind it, with more than 5,000 homes planned at completion. In 2024 it ranked among the nation’s fifty top-selling master-planned communities.
The amenity package is the reason many buyers shortlist it. First, there are more than 60 miles of hike-and-bike trails. In addition, the community has water parks, tennis courts, a dog park and sports fields. A growing retail corridor anchored by H-E-B sits nearby, and Texas Heritage Parkway improved access considerably.
Residents of neighbouring Cross Creek West belong to the same community association, so amenity access is shared between the two.
Schools
Cross Creek Ranch is served by Lamar Consolidated ISD, with schools on site. Because Fulshear sits beside Katy, buyers often assume Katy ISD applies here. It does not.
Attendance boundaries change as the district opens new campuses, so confirm the current assignment for a specific address before you make an offer.
