Rosenberg Texas is the largest city in Fort Bend County that almost nobody writes about. The 2020 census counted 38,282 residents. That makes it bigger than Richmond, the county seat sitting immediately next door.
It is also where the county’s affordable new construction ended up. Of the 661 homes sold here in the last twelve months, the median one was built in 2025.
What does a home in Rosenberg Texas cost?
The median sold price is $344,690 across 661 closed sales in the twelve months ending August 2026. Median price per square foot is $145.47, on a median home of 2,353 square feet.
| Sold, last 12 months | Active now | |
|---|---|---|
| Count | 661 | 273 |
| Median price | $344,690 | $354,919 |
| Median $/sq ft | $145.47 | $157.85 |
| Median size | 2,353 sq ft | 2,260 sq ft |
| Median year built | 2025 | 2026 |
| Median days on market | 59 | 51 |
| Price range | $70,000 to $820,000 | $119,000 to $3,800,000 |
I pulled these from HAR Matrix on August 30, 2026, single-family only, ZIP 77471.
Two things stand out. That median is the most affordable of any Fort Bend city I track. And 273 active listings against 661 sales works out to roughly five months of supply, which is a balanced market.

Rosenberg Texas is a new-construction market first
The median home that sold was built in 2025. Of the 661 sales, 420 were built in 2020 or later. Only 112 predate 2000.
That ratio changes how you should shop here. In most of Fort Bend you are choosing between resale homes. In Rosenberg Texas you are mostly choosing between builders. Your competition as a future seller is the next phase of the same subdivision.
It also explains the asking-to-sold gap. Sellers ask $157.85 per square foot and buyers paid $145.47, about 8 percent apart. Some of that is builder inventory listed at sticker price, with incentives applied at closing rather than shown up front.
So a resale seller competes against a builder offering rate buydowns and closing cost help no individual can match. Price accordingly. Do not anchor to the builder’s asking price.
Two subdivisions account for nearly half the market
These are the communities with enough volume to be worth quoting.
| Community | Sales, last 12 months |
|---|---|
| Brookewater | 156 |
| Kingdom Heights | 145 |
| Briarwood Crossing | 64 |
| Miller’s Pond | 47 |
| Fairpark Village | 26 |
| Villages of Town Center | 24 |
| Holly Ridge | 19 |
| The Reserve at Brazos Town Center | 15 |
Brookewater and Kingdom Heights together took 301 of the 661 sales, about 46 percent of everything that traded.
That concentration matters when you are pricing. If your house sits in one of those two, comparable sales are plentiful and the market has a clear opinion about value. In the smaller communities, or the older sections nearer the original town, comps get thin fast. A single unusual sale can then distort what an automated valuation tells you.
Rosenberg Texas is bigger than the county seat
This surprises people who assume Richmond is the larger place because it holds the courthouse.
The 2020 census put Rosenberg at 38,282, up from 30,618 in 2010. That is roughly 25 percent growth in a decade, across about 37 square miles.
The reversal is not new either. The Handbook of Texas records that Rosenberg passed Richmond in population around 1920. By 1950 the gap had widened to 6,210 against 2,030. The two have worked as twin cities ever since. The courthouse sits on one side and most of the people on the other.
Practically, Rosenberg is a full city with its own council-manager government, services and tax rate. That is unlike the unincorporated county land surrounding much of Fort Bend. If you have read my other pages, you know how often a Katy or Richmond mailing address turns out to be neither. Here the address means what it says.
How the city got here
Rosenberg exists because two railroads crossed. In 1878 the Gulf, Colorado and Santa Fe line from Galveston met the Galveston, Harrisburg and San Antonio a mile west of Richmond. The junction took the name of Henry von Rosenberg, a Swiss immigrant who arrived in Texas in 1843 and became president of the railroad.
Oil arrived in the 1920s and turned the place into a boomtown, earning it the nickname City of Mud. Sulfur mining nearby added more people. The city calls itself the city that works, which reads as marketing until you look at the employment base.
The Fort Bend County Fair still runs here every October, which is worth knowing if you are buying near the fairgrounds.
Rosenberg Texas schools, and why you must check the address
Most of Rosenberg is served by Lamar Consolidated ISD. Parts of the city fall into Brazos ISD, a much smaller district based in Wallis that serves Orchard too.
Two districts inside one city is unusual. It is the single most important thing to verify before you write an offer. Confirm the assigned campuses for the exact address with Lamar CISD directly rather than trusting a listing sheet. Lamar CISD is among the faster-growing districts in the state and reviews boundaries regularly. I do not publish campus ratings.
Flooding and the Brazos
Rosenberg sits on the south side of the Brazos River, and the river has a long history here. The Handbook of Texas records floods in 1913, 1922, 1929 and 1957, with the 1913 event particularly severe.
Modern flood exposure is a different question from historical flooding. It is also address specific. Check the property on the FEMA Map Service Center and the Fort Bend County floodplain viewer. Ask whether the lot sits inside a reservoir flood pool. Get a flood insurance quote regardless of what the zone says.
Texas requires sellers to disclose whether a property sits in a reservoir flood pool, the 500-year floodplain, or a reservoir. On a new build, ask for the elevation certificate and the drainage plan for the whole section, not just the lot.
Getting around
Interstate 69 and US 59 run through the south side of the city, bypassing the original town center. That road makes the location work. It is why the new subdivisions cluster where they do.
Richmond sits immediately northeast and Sugar Land is a straightforward run up 59. The Texas Medical Center and downtown Houston are both reachable on the same corridor. Expect the commute to lengthen as you move outward from the freeway.
Who Rosenberg Texas suits
It suits a buyer who wants a new house at the lowest entry price in Fort Bend County. You have to be comfortable buying from a builder, and not need mature trees. At a $344,690 median you pay substantially less than Sugar Land or Missouri City for comparable square footage.
It suits you less if you want decades of sales history to price against. The same goes if you need short-term resale value while builders are still selling next door.
